Every listing earns a full marketing plan tuned to the Southwest Waterfront buyer. We combine the reach of Compass with sharp local positioning, so your home reaches the people most likely to fall for it. From channel-view condos to River Park townhomes, presentation drives demand.
Buyers shop with their eyes first. We invest in professional photography that captures the light off the Washington Channel, the lines of a mid-century interior, and the details that make a home feel like home. Strong images mean more showings and stronger offers.
A grounded look at the neighborhood, its schools, commute, and the numbers that shape value here.
What are the best neighborhoods in Southwest Waterfront for families?
Families gravitate to River Park for its mid century townhomes and courtyards, and to Capitol Park for landscaped grounds near schools and the Metro. Condos at The Wharf suit those who want a lock-and-leave lifestyle by the water.

Which schools serve the Southwest Waterfront?
The neighborhood elementary is Amidon Bowen Elementary within DC Public Schools. Families also use the citywide lottery to apply to public charter schools outside their boundary, which widens the options considerably.
Downtown and Capitol Hill are about 8 minutes by car off-peak, and Reagan National is roughly 12 minutes. Waterfront and L'Enfant Plaza Metro stations connect you across the region without a car.

What landmarks define the area?
The Municipal Fish Market has operated since 1805, the oldest of its kind in the country. The Wharf, Arena Stage, East Potomac Park, Hains Point, and Banneker Park anchor daily life.
The Southwest quadrant is among DC's smaller, tight-knit areas. Citywide, the District's population is roughly 700,000 with a median age near 34 and median household income above $100,000, among the highest of any state-level area.
Condos dominate the housing stock here, and well priced water view units move quickly. The DC market overall has stayed competitive, with median sale prices holding near the $600,000s citywide and limited inventory keeping pressure on desirable listings.

The Southwest Waterfront market leans heavily on condominiums, so trends here track the broader DC condo picture more than single-family data. Inventory has loosened modestly from the lows of recent years, yet well-priced homes with water views or strong floor plans still attract quick, competitive interest.
I read the numbers for your exact building or block, not just the citywide average. That is the difference between pricing to sit and pricing to sell, and between overpaying and winning at fair value.
For Buyers
Get pre-approved before you tour. With limited inventory in the best buildings, the prepared buyer wins. I help you move fast without overpaying, and I flag off-market options before they list.
For Sellers
Presentation and pricing decide your result. Homes shown well and priced to the current data tend to sell near or above list. I build a plan that targets the Southwest Waterfront buyer directly.

Commute times from Southwest Waterfront.
Southwest sits inside the city, so most trips are short. I-395 and the Southwest Freeway feed the bridges to Virginia, while Maine Avenue and M Street SW connect you east to Navy Yard and Capitol Hill. Local Roots
Little-known Southwest Waterfront history.
Few DC neighborhoods have changed as dramatically as Southwest. Here are six facts that shaped the place.
1791
Part of L'Enfant's plan
Southwest was laid out as part of Pierre L'Enfant's original 1791 plan for the federal city, bounded by the rivers that gave it its waterfront identity.
In the 1950s and 1960s, one of the nation's largest urban renewal efforts rebuilt Southwest, bringing the modernist towers and townhomes still seen today.
River Park, designed by architect Charles Goodman and completed in the early 1960s, became a celebrated example of mid-century modern community design.
Arena Stage opened its Southwest home in 1961 and grew into one of the country's most influential regional theaters, anchoring the arts here for decades.
The first phase of The Wharf opened in 2017, transforming a tired waterfront into a year-round destination and resetting the neighborhood's housing market.
