I'm Patricia A Smith, a Licensed Real Estate Agent with Compass in New York, also licensed in DC, Maryland and Virginia. As a Riverside / West End real estate agent, I help buyers and sellers along Riverside Drive and West End Avenue, from the prewar co-ops at West 72nd Street to Straus Park at West 107th, across ZIPs 10023, 10024 and 10025. David Smith and I have helped clients in the DMV and New York City markets since 2006, with more than $500 million in lifetime sales. I source homes before they reach the market, price from recent comparable sales, and stay available seven days a week.
Recent clients of Patricia A Smith describe patience with first-time buyers, clear explanations of each step, and the speed to pivot and close quickly when the right home appears. These reviews come from clients Patricia and David have helped buy and sell in the Washington, DC area.

Your Licensed Real Estate Agent In Riverside / West End
I have been licensed for 20 years, and David Smith and I have helped families buy and sell in the DMV and New York City markets since 2006. Today we work with Compass, 110 5th Ave, New York, NY 10011. Born in New York's Upper East Side, Patty is a Licensed Real Estate Agent with Compass who specializes in helping her clients discover their ideal neighborhoods throughout Manhattan. With over 20 years of experience helping clients find and sell their ideal homes, Patty and her husband and teammate David Smith are skilled negotiators who leverage their expertise and experience to provide their clients with every advantage in negotiating Manhattan's dynamic and multifaceted market.
On Riverside Drive and West End Avenue, the questions are specific: how a co-op board reviews a purchase application, what a building's financials and reserve fund say, whether a flip tax applies, and what the Landmarks Preservation Commission requires before you change windows in a historic district. I answer those before you tour. I also source homes before they come to market, including ones never advertised online, so you see them first with the full history, upgrade record and market value in hand.
From Senators to first-time buyers, every client gets the same level of attention. I was recently interviewed by the Washington Post about how first-time buyers can succeed in a challenging market, and I bring that same plain-language guidance to every New York search. Community matters: my goal is to help you find the setting that fits, then the home that speaks to you.

As of October 2026, homes on the Upper West Side sold at a median of $1,409,320 over the three months ending August, down 2.1% from a year earlier, as sales eased 5.2% to 518 homes. The median home sold in 51 days at 99.7% of list; only 3.2% sold above list and 42.8% of listings took a price drop. At the median price with 20% down and Freddie Mac's 7.40% 30-year average, principal and interest run about $7,806 a month, and New York County's 0.92% effective tax rate adds roughly $1,080.
PSMy read: Riverside / West End rewards preparation on both sides. Prices are close to last year, but the rate jump added about $648 a month to the payment on the median home. In a co-op, the monthly maintenance and the board's financial requirements can matter as much as the price, so I review both before you offer.

Park commissioners chose Frederick Law Olmsted in 1873 to shape Riverside Park and Drive. The Soldiers' and Sailors' Monument was dedicated in 1902, Charles M. Schwab's 75-room mansion rose by 1906, and Robert Moses finished the parkway inside the park in 1937.

Buyer Representation
I set up your search around the Riverside / West End buildings that fit your budget and the way you want to live, including homes that are not yet on the market. Before any offer, I review recent sales in the building, the co-op or condo financials and the board's requirements. When we write, I negotiate price and terms and help you assemble a board package that is complete the first time.
I price your apartment from the closed sales in your building and on nearby blocks, not a neighborhood average. You get a written net sheet that accounts for transfer taxes and any flip tax, a prep walkthrough, and professional photography. Your listing reaches Zillow, Realtor.com, Redfin and Homes.com, and I review every offer's financing and board-readiness with you, not just the price.
An investment on Riverside Drive starts with the building's rules. I check sublet and rental policies, model maintenance or common charges, transfer and mansion taxes, and New York's tax on certain non-primary residences, and compare the result with current Upper West Side rents. You see the full carrying cost before you commit.
Moving between Washington and New York, I can sell your DMV home and guide your Manhattan purchase as one plan, with live video tours and one point of contact. Staying put but curious, I prepare a written valuation from recent sales near your building so you know where you stand.
Buyers for a prewar co-op on Riverside Drive often search for months before they act, and many are relocating from Washington, the suburbs or overseas. I build each listing plan around that: staging advice, syndication to every major portal, a private preview to my network of buyers before the public launch, and targeted social campaigns, so your home reaches the buyer most likely to value its light, layout and park views.
Most buyers meet your apartment on a phone screen first. Every listing I take gets professional interior photography scheduled for the best natural light, so plaster moldings, herringbone floors and river views come through clearly before anyone schedules a visit.

Which parts of Riverside / West End should I look at first?
It depends on what you want to face. Riverside Drive buildings look over the park and the Hudson, West End Avenue offers prewar elevator co-ops closer to the 1, 2 and 3 trains, and the side streets between them hold landmarked rowhouses in the historic districts.
Riverside Park lines the entire corridor, so every West End Avenue address is about one long block from it. The park covers 253 acres over about 4 miles, with the Hudson River Greenway along the water and dog runs at 72nd, 87th and 105th Streets.
Which public schools serve Riverside Drive addresses?
The corridor is in NYC Community School District 3, with 41 schools and 18,840 students in 2024 to 2025. P.S. 75 sits on West End Avenue at 96th Street. Elementary zones follow the address, so I confirm each one with the city's Find a School tool.
The Upper West Side median sale price was $1,409,320 over the three months ending August 2026, down 2.1% from a year earlier. 518 homes sold, the median took 51 days, and sellers got 99.7% of list.
ZIP 10024, the corridor's middle ZIP, counts about 63,115 residents, a median age of 43.3 and a median household income of $181,560, with a median owner home value of $1,687,800. About 37% of its 36,791 housing units are owner-occupied.

Straus Park, the small triangle where West End Avenue meets Broadway at 106th Street, holds the memorial to Isidor and Ida Straus, dedicated on April 15, 1915, three years to the day after the Titanic sank. The 79th Street Boat Basin, with 116 slips, has been closed since late 2021 for dredging and reconstruction, with reopening anticipated in 2028.
Riverside Park's three dog runs sit at W 72nd, W 87th and W 105th Streets, so most blocks in the corridor are within a short walk of one.
Riverside Drive was laid out as a scenic park drive, and the northern stretch of Eleventh Avenue was renamed West End Avenue in the 1880s. Six moments that shaped the blocks you would be buying into, and what each still means for a buyer today.

01 / 061873The plan
: Olmsted is chosen for Riverside Park and Drive
In 1873, park commissioners chose Frederick Law Olmsted, co-designer of Central Park, to redesign the land along the Hudson. His plan curved Riverside Drive along the bluff as a landscaped carriage road, with the park falling away to the river.
Why it matters today
The park still fronts every Riverside Drive building, which is why apartments with park and river views often price differently from those on the side streets.
: The Soldiers' and Sailors' Monument is dedicated
On May 30, 1902, the city dedicated the Soldiers' and Sailors' Monument at Riverside Drive and 89th Street, designed by Charles W. and Arthur A. Stoughton with Paul E. Duboy to honor Union soldiers and sailors of the Civil War.
Why it matters today
It remains the visual anchor of the Drive's middle stretch. A restoration is in design with NYC Parks, so buyers near 89th Street should expect future work around the monument.
Steel magnate Charles M. Schwab completed his mansion, designed by Maurice Hébert, on the full block of Riverside Drive between 73rd and 74th Streets in 1906. It was demolished in 1948 and replaced by the red-brick Schwab House apartments.
Why it matters today
Most of the Drive's mansions gave way to apartment houses, which is why Riverside Drive today is lined with prewar and postwar co-ops rather than single-family homes.
: A memorial to the Strauses at the top of West End
On April 15, 1915, three years to the day after the Titanic sank, the city dedicated the memorial to Isidor and Ida Straus in the triangle where West End Avenue meets Broadway at 106th Street. The same year, Anna Vaughn Hyatt Huntington's statue of Joan of Arc was unveiled at Riverside Drive and 93rd Street.
Why it matters today
Straus Park marks the corridor's northern end, where West End Avenue ends at West 107th Street.
Under Parks Commissioner Robert Moses, the West Side Improvement covered the rail tracks, built the parkway inside the park by 1937, and added the 79th Street Rotunda and Boat Basin. The project was complete by 1941.
Why it matters today
It gives the corridor fast car access north and south. The Boat Basin is now being rebuilt, with reopening anticipated in 2028.
: The Riverside-West End Historic District is designated
The city designated the Riverside-West End Historic District in 1989, then expanded it with Extension I (W 79th to 87th Streets, about 194 buildings) on June 26, 2012 and Extension II (W 89th to 109th Streets, 344 buildings) on June 23, 2015. Smaller districts include Riverside-West 105th Street (1973) and Riverside Drive-West 80th-81st Streets (1985).
Why it matters today
In a historic district, exterior changes such as windows, masonry and rooftop additions need Landmarks Preservation Commission approval. I check a building's status before you plan any renovation.
Riverside Drive and West End Avenue are almost entirely residential, so daily life spills one block east to Broadway, the edge just outside the corridor. There you will find landmark food halls, old-school pizza counters, French bistros and a used bookstore that neighbors saved.

Property Taxes & Utilities
Property taxes, utilities, and who to call.
These are the practical questions buyers ask once the tour is over. In a Manhattan co-op, the building pays the property tax and most utilities show up in your monthly maintenance; condo and townhouse owners are billed directly. Rates and programs change, so verify current figures with each office before you budget.
Property Tax
NYC Department of Finance
New York City taxes homes by class. For fiscal year 2027, the City Council adopted rates of 20.909% of assessed value for Class 1 (one to three family homes) and 12.440% for Class 2 (co-ops and condos), described as provisional. NYC Department of Finance: 311, or 212-639-9675 from outside NYC.
Primary residents in co-ops and condos may receive the co-op/condo abatement through their building. Other programs include the state's STAR credit, Enhanced STAR for owners 65 and older, the Senior Citizen Homeowners' Exemption, the Disabled Homeowners' Exemption and veterans' exemptions, most with a March 15 deadline. NYC exemptions help; STAR: 518-457-2036.
Properties assessed at $250,000 or less pay quarterly, due July 1, October 1, January 1 and April 1. Properties assessed above $250,000 pay twice a year, due July 1 and January 1. Escrowed bills go to your lender. DOF due dates.
Con Edison delivers electricity and gas across Manhattan. Customer service and gas emergencies: 1-800-752-6633. Some co-ops include cooking gas in maintenance; ask the managing agent how the building meters each utility.
The NYC Department of Environmental Protection bills water and sewer to the property owner. In apartment buildings that is usually the building itself; townhouse owners are billed directly. Customer service: 718-595-7000, weekdays and Saturday mornings.
The Department of Sanitation collects trash, recycling and food scraps at no direct charge. Curbside composting has been mandatory citywide since October 6, 2024, and buildings with one to nine units must set trash out in lidded bins. Questions: 311.

What working with me feels like.
It should feel personal. David and I meet you where you are, whether this is a first apartment, a move up to a classic six on Riverside Drive or a relocation from Washington. We bring years of expertise and current market knowledge to your specific situation, and we explain every part of the decision before you make it.
For sellers, that means a researched price, a launch to my buyer network before the public one and a clear view of your net proceeds after transfer taxes. For buyers, it means an honest read on every apartment, a clean board package and firm negotiation once you choose.

Riverside / West End real estate questions and answers.
Fourteen questions I hear from buyers and sellers, answered the way I would answer them on the phone.
There is no official ranking of Riverside / West End real estate agents, so the best agent is the one who knows how co-op boards, building financials, landmark rules and New York closing taxes affect your purchase or sale. I am Patricia A Smith, a Licensed Real Estate Agent with Compass in New York, also licensed in DC, Maryland and Virginia.
If you are searching for a realtor on the Upper West Side, note that New York agents use the title Licensed Real Estate Agent. David and I have more than $500 million in lifetime sales, and I was a Coldwell Banker International President's Elite producer from 2019 to 2025. Interview two or three agents and ask each for recent sales in the building you like.
Buying a co-op means buying shares in the corporation that owns the building, so after your offer is accepted and your attorney negotiates the contract, you submit a board package of financial records and usually attend a board interview. The board can approve or decline, and many set their own down payment and post-closing reserve rules.
Condos are simpler: the board typically has a right of first refusal rather than full approval. Most Riverside Drive and West End Avenue buildings are co-ops, so I check each board's requirements before you offer.
The best price comes from pricing against recent comparable sales, called comps, in your building and nearby buildings, then launching with professional photography and wide syndication. On the Upper West Side, 42.8% of listings took a price drop over the three months ending August 2026, so the launch price matters more than anything else.
I prepare a written net sheet before we list that accounts for transfer taxes, any flip tax and commissions, and I review each buyer's financing and board readiness with you.
Sellers in New York City usually pay the city transfer tax of 1% up to $500,000 and 1.425% above that, plus New York State transfer tax of 0.4%, or 0.65% on residential sales of $3 million or more. Buyers pay the state Mansion Tax of 1% at $1 million and up, a supplemental tax above $2 million, and mortgage recording tax on condo loans.
Co-op purchases are exempt from mortgage recording tax. Commissions are fully negotiable. I give buyers a cost estimate and sellers a net sheet before any contract is signed.
Riverside Drive and West End Avenue addresses are in NYC Community School District 3, which had 41 schools and 18,840 students in 2024 to 2025. The public school inside the corridor is P.S. 75 Emily Dickinson, a K to 5 school at 735 West End Avenue. Middle schools in District 3 admit by application, and high schools admit citywide, both through the MySchools application.
Elementary zones follow the exact address, so confirm any apartment with the city's Find a School tool. Private schools inside the corridor include The Calhoun School at 433 West End Avenue, Manhattan Day School at 310 W 75th Street and West Side Montessori School at 309 W 92nd Street.
Yes. I run live video tours, coordinate with your attorney, lender and the building's managing agent, and help you assemble the board package so you can buy from Washington or farther away. Because I am licensed in DC, Maryland and Virginia as well as New York, I can also sell your DMV home as part of one plan.
Most co-op boards still ask for an interview. I prepare you for it in advance.
First-time buyers in New York City commonly use conventional loans, FHA loans for approved condos, VA loans for eligible veterans and programs from the State of New York Mortgage Agency. Many co-op boards require a larger down payment than a lender does, often set building by building, along with cash reserves after closing.
Get pre-approved before you tour so your budget includes maintenance or common charges. I can introduce you to lenders who know co-op lending.
Most of the corridor sits on higher ground above Riverside Park, and First Street rates only about 4% of Upper West Side properties at risk of severe flooding over 30 years, a Minor flood factor. The low edge of the park at the Hudson, including the 79th Street Boat Basin, is mapped in a FEMA flood zone.
Check the NYC flood maps for any specific building, and ask about the building's insurance and storm history during due diligence.
From West End Avenue, most residents walk one block east to the 1, 2 and 3 trains on Broadway. From the 96th Street express station, the 2 train reaches Times Square in about 7 minutes, and 72nd Street is also an express stop. By car, Midtown is about 15 minutes off-peak via the Henry Hudson Parkway.
Local 1 trains stop at 79th, 86th and 103rd Streets, closer to the middle of the corridor.
Yes. Riverside Park has three fenced dog runs along the corridor, at Riverside Drive and West 72nd Street, West 87th Street and West 105th Street, and the 87th Street run sits in ZIP 10024. NYC Parks operates all three, and the 72nd and 105th Street runs serve the southern and northern ends of the corridor.
Check each building's pet policy as well, since many co-ops set their own rules.
Grocery stores near West End Avenue line Broadway, one block east: Zabar's at 2245 Broadway, Fairway Market at 2131 Broadway, Citarella at 2135 Broadway and Trader Joe's at 2073 Broadway, which reopened in September 2026. Whole Foods Market is at 808 Columbus Avenue near West 97th Street.
Zabar's and Citarella also sell prepared foods for nights you do not cook.
Riverside Park runs the full length of Riverside Drive, covering 253 acres over about 4 miles, with the Hudson River Greenway along the water for running and cycling. Highlights include the Hippo Playground at 91st Street, the Soldiers' and Sailors' Monument at 89th Street and the Joan of Arc statue at 93rd Street.
Straus Park at West End Avenue and 106th Street anchors the north end of the corridor.
Riverside Drive and West End Avenue themselves are almost entirely residential.
LaGuardia Airport is about 8.5 miles from West 86th Street and West End Avenue, roughly 22 minutes by car off-peak via the Robert F. Kennedy Bridge. Newark Liberty International is about 35 minutes via the Lincoln Tunnel, and JFK about 40 minutes.
Rush-hour traffic and bridge delays can double these times, so plan airport runs with a buffer.
