Little-known Old Town Alexandria history.
Few American neighborhoods wear their history as openly as Old Town. Founded before the United States existed, it has been a tobacco port, part of the nation's capital, and a wartime torpedo plant and most of those stories are still written into the brick and cobblestone underfoot.
Chartered by the House of Burgesses
On May 2, 1749, Scottish merchants led by John Carlyle and William Ramsay petitioned Virginia's colonial legislature to establish a town on the Potomac and Old Town was born.
After the Alexander family
The land belonged to Philip Alexander II, who initially opposed the town. When petitioners offered to name it "Alexandria" in his family's honor, he came around.
One of America's ten busiest ports
A 1732 tobacco-inspection warehouse near today's Oronoco Street seeded the settlement. Below the Potomac's fall line, Alexandria was the furthest point ocean-going ships could reach.
George Washington's home town
As a teenager Washington helped survey the streets; he later kept a townhouse on Cameron Street, worshipped at Christ Church (pew 60), and dined at Gadsby's Tavern — Mount Vernon is nine miles south.
Once part of Washington, D.C.
Alexandria was ceded to the new federal District of Columbia, then retroceded back to Virginia in 1846 — a boundary quirk you can still trace at Jones Point.
The Torpedo Factory
Built as a U.S. Naval Torpedo Station, the riverfront plant made torpedoes through World War II, closed in 1946, and reopened as one of America's largest collections of artist studios.

Patty helped me buy my first home (a condo) and it was an excellent experience. She and her husband Dave were both very knowledgeable about the process and took the time to listen to my needs and help me find a place that was the best fit for me. I never felt rushed or pressured. They were responsive and attentive throughout the entire process. It honestly couldn't have been a better experience and I would recommend them to anyone looking for a home or condo. "
Patty and Dave are the best! They are great to work with. They spent nearly a year with us, allowing us to take our time to explore different areas in the DMV to figure out where we could see ourselves living. They very quickly learned what we were looking for and were always patient -- never pressured us in any direction, but provided extremely helpful insight. Super knowledgeable and great people. Highly recommend! Great for first time home buyers as they take the time to explain each stage of the process to you.
As a first time homebuyer, Patty and Dave were incredibly helpful. They listened really carefully to what we wanted, curated a list of houses that was very appropriate to our (oddly specific) needs. When we found the perfect house - with little time to spare before the bidding period closed - they worked really fast to put together a compelling offer. And we got the house! They are hardworking, knowledgeable, and truly want the best for their clients. I would absolutely use their services again, and recommend them to everyone I know who are currently looking for houses.
Happy clients
From first time buyers to seasoned sellers, clients across Del Ray and Alexandria trust Patricia to guide them through one of life's biggest decisions with honesty, expertise, and care at every step.

Begin the ConversationOld Town Alexandria real estate, answered
Start by getting pre-approved with a lender so you know your budget and can make a strong offer. Then we tour homes including off market listings submit an offer, and once accepted, complete inspections, appraisal, and financing during the contract period before closing. In a market averaging 22 days on market, being fully underwritten and decisive matters. I guide you through every step.
We price your home using current 22314 comparables ("comps" — recent sales of similar nearby homes), prepare and stage it, then market it with professional photography across Compass, Bright MLS, Zillow, and more. Old Town sellers have been achieving close to 99% of original list price, but only on move-in-ready, competitively priced homes. Presentation and pricing strategy are everything.
Old Town remains balanced and resilient. The 2025 median sold price rose to $900,000 and days on market held at 22, while inventory is forecast to grow about 33% in 2026 with prices still projected to rise around 4.2%. More choice helps buyers, but well-located homes still draw competition — so the right strategy depends on your goals.
It depends on price and loan type. Old Town condos can start in the $250K–$400K range while the 22314 median is around $900,000. Down payments range from 3–5% on many loans up to 20% to avoid mortgage insurance, plus closing costs of roughly 2–5%. Veterans and active military may qualify for zero-down VA loans. I will connect you with trusted local lenders.
Real estate commissions are negotiable and not set by law. Following recent industry changes, buyer and seller agent compensation is discussed and agreed upfront in writing. Sellers also budget for prep, staging, and standard closing costs; buyers budget for inspections, appraisal, and closing costs. I will walk you through every number before you commit so there are no surprises.
Escrow is a neutral third party that holds your deposit and funds until the sale closes, protecting both sides. A contingency is a condition that must be met for the deal to proceed common ones cover the home inspection, appraisal, and financing. If a contingency is not satisfied, you can typically renegotiate or walk away with your deposit. I make sure your contract protects you.
Old Town is served by Alexandria City Public Schools, an independent city division. Lyles-Crouch Traditional Academy and the Jefferson-Houston PreK-8 IB School serve the area, feeding George Washington Middle and Alexandria City High School (the former T.C. Williams), which holds a GreatSchools rating of 4/10. Always confirm current attendance boundaries for a specific address.
It depends on your lifestyle. Choose the Historic District for waterfront walkability, Del Ray and Rosemont for a family Main-Street feel, Carlyle and Old Town North for low-maintenance condos near Metro, Fords Landing or Yates Gardens for quiet townhomes, and Cameron Station or Potomac Yard for newer construction. I will match neighborhoods to your priorities.
Absolutely — relocation is a specialty. Having moved often as a child, I know how stressful it is, and I work with many clients moving to the DMV to serve our country. I offer virtual tours, neighborhood video walkthroughs, and remote document signing, and can coordinate everything so you can buy with confidence before you ever arrive in Alexandria.
Get fully pre-approved, understand your true monthly cost, and explore low-down-payment and first-time-buyer programs including Virginia Housing options and VA loans for service members. With rates back below 6%, more buyers are active, so a strong, clean offer and quick decisions matter. I was interviewed by The Washington Post on exactly this, and I will coach you through it.
Recent Old Town homes have sold in a median of about 22 days, though well-priced, move-in-ready homes can go faster and unique or higher-priced properties may take longer. The full timeline from listing to closing is usually 30–60 days once you have an accepted offer. Pricing and presentation are the biggest levers on speed and final price.
Historically, yes. Old Town benefits from constrained supply, a diverse and stable buyer pool, walkability, and proximity to D.C., the Pentagon, Reagan National Airport, and Amazon's HQ2 — which is why the area rarely sees dramatic downturns. Condos and townhomes also offer strong rental demand. I help investors evaluate cash flow, appreciation potential, and the right buildings.
Online estimates are a starting point but often miss condition, upgrades, and hyper-local Old Town nuances. I provide a complimentary, data-backed home valuation using recent 22314 comparable sales and an in-person walkthrough, so you get a realistic price range and a strategy to maximize your return. The Old Town Alexandria real estate market heading into mid-2026 is more stable than the headlines suggest. Despite federal layoffs and shutdown risk, ZIP 22314 has held firm. The median sold price climbed from $870,500 in 2024 to $900,000 in 2025, and days on market held steady at 22. That stability comes from an increasingly diverse buyer pool. Federal employees remain an important part of the market, but dual-income households, private-sector professionals, downsizers, and lifestyle buyers are all competing for limited inventory.
Condominiums and townhomes continue to make up the majority of Old Town sales, which reinforces the area's appeal to buyers who want walkable, low-maintenance living minutes from Washington, D.C. With mortgage rates dipping below 6 percent for the first time in three years, buyer activity picked up significantly at the start of 2026.
For Buyers
Inventory is rising but well-located, updated homes still sell quickly. Get fully underwritten, move decisively, and lean on off-market access so you are not competing with the whole market on every home.
For Sellers
Price competitively and present pristinely. Buyers reward move-in-ready homes with strong, near-list offers — but they are disciplined, so speculative over-pricing sits.
