Fairfield Plantation is a 2,500-acre gated lake and golf community in Carroll County, just south of Villa Rica and about 45 minutes west of Atlanta off I-20. The answers below cover what buyers and sellers ask me most about this community.
What is Fairfield Plantation, GA?
A gated, 2,500-acre resort-style community with 24-hour security, two gated entrances, an 18-hole championship golf course, three lakes, a private sand beach, and the Dockside Marina. It is a census-designated place with about 4,898 residents served by the Villa Rica post office, ZIP 30180.
Homes here are zoned to Carroll County Schools: Sand Hill Elementary, Bay Springs Middle, and Villa Rica High, each rated 5/10 by GreatSchools. Oak Mountain Academy in Carrollton adds a private PK3-12 option about 20 minutes away.
How long is the commute from Fairfield Plantation to Atlanta?
Downtown Atlanta is roughly 40 miles east, about 45 to 55 minutes by car via GA 61 and I-20 at Exit 24. Hartsfield-Jackson Atlanta International Airport runs close to 45 minutes off-peak, and Villa Rica and Carrollton are each within 10 to 18 minutes.

What is there to do inside Fairfield Plantation?
Residents golf the 18-hole championship course, boat and waterski on Lake Tara, relax on the private sand beach, and dine at the Dockside Marina Restaurant & Bar. Two pools, lighted tennis and pickleball courts, a recreation center, and the Creekside nature trails round out the amenities.
About 4,898 residents across 4.5 square miles, per the 2020 census. Most homes are owner-occupied and were built between the 1970s and 1990s when the community was developed as a planned unit development, and the neighborhood is managed by a Property Owners Association with dues of roughly $121–$168 per month on current listings.
How strong is the Fairfield Plantation, GA housing market?
In the 30180 ZIP, the median sale price was $285,000 in June 2026 with homes going under contract in about 31 days. Inside the gates, roughly 46 single family homes were listed at an average of $541,942, ranging from about $210,000 to over $1.1 million for lakefront.
Fairfield Plantation homes feed Carroll County Schools, with a Sand Hill, Bay Springs, and Villa Rica High cluster zoned for most of the community. Zoning can change, so confirm the zone before you write an offer. I check it on every showing.
An 18-hole championship course winding through the community, with a Country Club open year-round for dining and lighted tennis courts steps from the first tee.
Hiking and biking trails thread the wooded side of the community, linking the recreation center, playground, and lakes for an everyday escape outdoors.
Every week I pull the Villa Rica 30180 numbers, and in mid-2026 the headline is speed. The ZIP-wide median sale price holds at $285,000, up slightly from a year ago. Homes now go under contract in a median of 31 days, down from 41 last year, and nearly 18% of sales close over asking. That's almost double last year's share.
Inside the gates at Fairfield Plantation, the market climbs higher. Forty six single family homes have come to market at an average of $541,942, ranging from $210,000 condos and cottages to lakefront estates north of $1.1 million. NeighborhoodScout pegs the community's median near $432,767.
Here's what that means if you're buying. The best lakefront and golf-course homes still draw real competition, so you'll want to move fast and come in strong. Across the wider 30180 ZIP, more than a third of listings have taken a price cut, which leaves room to negotiate on inspections, appraisal contingencies, and concessions. Want to know where the leverage actually is, street by street? Call me and I'll walk you through it.
For Buyers
Get pre-approved first, then move decisively on well priced homes on Lake Tara, the golf course, and near the beach and marina, which can still draw multiple offers. Have your agent arrange gate access early and review the POA documents before you fall in love.
For Sellers
Price to the most recent inside the gates comps, not to ZIP wide averages. With about 35.7% of 30180 listings cutting price, your first two weeks of marketing decide your net. Lake and gated marketing is exactly what my listing plan delivers.
Fairfield Plantation sits about 8 miles south of Villa Rica and Interstate 20 at Exit 24, the community's fast lane east to Atlanta and west to Bremen. GA 61 connects north to town and south toward Carrollton, where Tanner Health System and the University of West Georgia anchor most local jobs.

Local Roots
Little Known Fairfield Plantation History.
Fairfield Plantation grew out of one of Georgia's oldest gold regions into a 1970s resort community. These six facts explain a lot about how the area looks and lives today.
1826
Gold Before Dahlonega
Gold was discovered at the settlement of Hixtown, today's Villa Rica, years before the famous Dahlonega rush. By 1832 some 2,000 residents worked roughly 19 mines, earning the town its name, which means "rich village."
Wicks Tavern, built around 1830 during the gold years, still stands as the oldest commercial structure in Carroll County, a reminder that this corner of West Georgia boomed before Atlanta did.
When the Georgia Pacific Railway came through, the settlement relocated to the tracks and incorporated as Villa Rica in 1881. The depot district it created is now the downtown that hosts The Mill Amphitheater.
Thomas A. Dorsey, the composer known as the father of gospel music, was born in Villa Rica in 1899. The city celebrates his legacy with an annual gospel heritage festival downtown.
Fairfield Plantation was created as a planned unit development in the early 1970s, carved around a new golf course and the Treasure Lake reservoir. Lake Tara, the beach, and the marina followed, setting the resort character the community keeps today.
Interstate 20 opened through the Villa Rica area in December 1977, putting Atlanta within a 45-minute drive. The highway turned a quiet gold town into a commuter gateway and made Fairfield Plantation's resort lifestyle workable for everyday life.
Life behind the gates comes with two restaurants of its own, the Dockside Marina Restaurant & Bar and the Country Club, while Villa Rica and the I-20 corridor handle everything else within about 15 minutes. Here is where residents actually go.

Kelly was wonderful. We started out the new year by finding my dream home. She helped me close on it in February. Then she helped me get ready to sell my old house by letting me know what all I needed to do to get it ready to sell. She even got me in contact with the companies I needed to do some of the big jobs around the house. And she made sure everything was done right on time for my closing in September. Kelly was so helpful and she was always just a phone call away.

I have worked with The Home Team twice now, purchasing homes and I wouldn't have it any other way. In 2020, I purchased my first home. These ladies walked me through each step as I was completely lost in the process. However, they took care of EVERYTHING and each step was seamless. When my husband and I decided it was time to move, they were just as amazing with helping us find the perfect house! I 100% recommend Mandy, Kelly, and Wendye to ANYONE. 😊

23 years and counting! Kelly ROCKS! We have used Kelly and the Home Team to sell or purchase all of our homes since 2001. I'm not exaggerating when I say that Kelly is transparent, upfront and efficient. She quickly discovered our likes and dislikes when house hunting and only showed us houses she would buy herself. She investigated enough to tell us if a house was a dump or a jewel! We think she is quite gifted in real estate but most importantly, we trust her enough to call her a friend and to recommend her to friends.

The Experience
What working with Kelly feels like.
Clients describe the same pattern in their reviews: quick callbacks, patient showings, and a sense that someone is genuinely watching out for them. Kelly takes calls on personal time when a deal needs it, and first time buyers say they never felt rushed or talked past.
Her approach is simple. Understand what you are hoping for, build a thoughtful strategy around it, and keep a steady hand on the process from the first conversation to the closing table.
For over 28 years, Kelly has guided West Georgia families through buying, selling, and investing in Fairfield Plantation, Villa Rica, and across Carroll County. One conversation is all it takes to get a clear plan for your move.
Buying a house in Fairfield Plantation GA starts with a mortgage pre approval, then a buyer consultation to define your budget and must haves. Because the community is gated with 24-hour security, your agent arranges gate access for every showing. Once you find the right home, I write the offer, review the POA documents with you, and manage inspections, appraisal, and closing, usually 30 to 45 days after contract.
Fairfield Plantation is managed by a Property Owners Association, and dues on current MLS listings generally run about $121 to $168 per month depending on the property. Dues support the 24-hour gated security, two pools, the private beach, the marina, the recreation center, and the trail system. Golf at the Country Club is a separate membership. Always verify the current fee for a specific home before you write an offer.
Yes. Fairfield Plantation is a 2,500-acre gated community in Carroll County GA with two gated entrances, 24-hour security, and access-card entry to amenities. The neighborhood has its own volunteer fire department and an on-site voting precinct, and the Property Owners Association manages the gates, roads, and amenities.
In the 30180 ZIP that covers Fairfield Plantation, the median sale price was about $285,000 as of , per Orchard market data. Inside the gates prices run higher: roughly 46 single family homes were listed at an average of about $541,942, ranging from around $210,000 for cottages and condos to over $1.1 million for premier lakefront homes.
Yes. Lake Tara is the community's recreational lake and allows boating and waterskiing, and many lakefront homes have private docks. Boats require approval through the POA office, and there are no boat rentals inside the community, so owners bring their own. A separate fishing lake and the Dockside Marina round out the water amenities.
Fairfield Plantation is zoned to Carroll County Schools: Sand Hill Elementary, Bay Springs Middle, and Villa Rica High, each rated 5 of 10 by GreatSchools as of June 2026. Oak Mountain Academy in Carrollton adds a private PK3-12 college-prep option about 20 minutes away. Always verify current zoning with the district before writing an offer.
Homes in the 30180 ZIP went under contract in a median of about 31 days as of , down from 41 days a year earlier, and nearly 18 percent sold over asking. Well-priced lakefront and golf-course homes inside the gates can attract offers in the first two weeks, while overpriced listings sit and take price cuts.
Yes, relocating buyers purchase Fairfield Plantation homes remotely all the time using live video tours, digital signatures, remote online notarization, and a mail away or power of attorney closing. I handle gate access, preview homes on video, flag issues a listing photo hides, and coordinate inspections so you only fly in when you want to. Georgia closings are attorney-led, which adds a layer of protection.
First-time buyers in the Fairfield Plantation and Villa Rica area can use FHA loans with 3.5 percent down, conventional loans with as little as 3 percent down, USDA zero-down loans in eligible Carroll County areas, and VA loans for veterans. The Georgia Dream program offers down payment assistance to qualified buyers. I connect clients with local lenders who know which program fits.
Yes. Builders like Benchmark Homes are building new custom homes inside Fairfield Plantation, and the on-site or listing agent represents the builder, not you, so you need your own advocate at no extra cost to you. I negotiate upgrades, review the builder contract, attend the pre-drywall and final walkthroughs, and push for repairs before closing. New construction advocacy is one of my core specialties.
Earnest money is a good faith deposit, usually held in escrow, that shows a seller you are serious; escrow simply means a neutral third party holds the funds until closing. In the Fairfield Plantation and Villa Rica market, 1 percent of the purchase price is common. The deposit applies to your costs at closing and is protected by contingencies, the contract clauses that let you exit with your money under set conditions.
The most accurate way to value a Fairfield Plantation home is a comparative market analysis, or CMA, which compares your home against recent sales inside the gates known as comps. Lakefront, golf-course, and interior homes here value very differently, and online estimates miss dock rights, lake views, and upgrades that move value by tens of thousands. I prepare CMAs at no cost or obligation.
