Port St. Lucie is sitting in one of the most balanced markets it's seen in years, with the scale leaning slightly toward buyers. Last month, 9.6% of homes sold above asking, but 22% took at least one price reduction before closing. That spread tells you everything you need to know: pricing accuracy matters more right now than it has in the last 18 months.
For buyers: leverage is back, but only on the right listings.
You have negotiating power again, especially on homes that have been sitting past 60 days. Sellers in that window are usually ready to talk on price, repairs, and closing costs. Come in with clean financing, a reasonable inspection window, and a clear sense of what you want. That combination wins in this market. The exception is the tight 55+ corridor. In communities like PGA Verano and Valencia Riverland, well-priced new listings still attract multiple buyers in the first week. If you see one that fits, move on it the same day.
For sellers: the first three weeks decide your outcome.
Pricing right out of the gate is the single biggest decision you'll make. The first three weeks generate the strongest showing activity and the most serious offers. Miss the window with an aggressive price, and you'll spend the next 90 days chasing the market down.
