Boca Lago Country Club Real Estate Agent | Francine Bisson
I'm Francine Bisson, a bilingual REALTOR® with RE/MAX Services in Boca Raton (Florida license 0588452). Boca Lago is a community I know street by street, and this site is built to help you understand it first: its history, the club, and the eight distinct communities inside the gates. When you are ready to buy or sell a Boca Lago home, I'm here to guide you with clear, well-researched advice.
My career in South Florida residential real estate spans more than 30 years and over $200 million in sales across Palm Beach and Broward Counties. Before focusing on clients full time, I worked as a real estate trainer and business coach, so I explain every step rather than rush it. I also work with many Canadian and international owners, in English or French, including those who buy and sell from abroad.
Boca Lago is a guard-gated golf and country club community in West Boca Raton, set on landscaped grounds threaded with lakes and fairways. It sits in unincorporated Palm Beach County, west of Florida's Turnpike, between Palmetto Park Road and Glades Road, with Lyons Road and Boca Rio Road close by.
The club opened in 1975, and Frankel Homes began building the residences in 1978. Today about 1,700 homes are arranged in eight separate subdivisions, each run by its own condominium association. That structure matters more than most buyers expect. Fees, pet and leasing rules, age policies, building styles and even the views differ from one section to the next.
Most homes are villas, townhomes and low-rise garden condominiums, generally two or three bedrooms and roughly 1,200 to 2,300 square feet. Seven of the eight subdivisions operate as 55+ communities under their own association documents, while Horizons is open to all ages. Membership in the golf and country club is voluntary, so you can own here with or without joining.
My goal on this page is simple: help you understand Boca Lago as a place first, and then help you decide which part of it fits the way you want to live.
Boca Lago is a chapter in a much longer Boca Raton story, one that runs from a Japanese farming colony to a 1920s resort dream, a wartime airfield and the birth of the personal computer.
190401 / 06
The Yamato Colony takes root
Japanese farmers led by Jo Sakai settled the Yamato Colony just north of today's Boca Raton in the early 1900s. Colonist George Morikami later donated land that became the Morikami Museum and Japanese Gardens, which opened in 1977.
The Town of Boca Raton incorporated in May 1925 at the height of the Florida land boom, and architect Addison Mizner was engaged to plan a resort city. His Cloister Inn opened on February 6, 1926 and survives today as The Boca Raton.
During World War II the Army opened its radar training school at the Boca Raton Army Air Field. Much of that land became Florida Atlantic University, established in 1962 and opened by President Lyndon B. Johnson in October 1964.
The club opened in 1975 with a golf course designed by Bruce Devlin and Robert von Hagge. Frankel Homes began delivering homes in 1978, building the villas and condominiums that now make up the eight subdivisions.
IBM moved operations to Boca Raton in 1967, and on August 12, 1981 it unveiled the IBM Personal Computer, developed by a team working in Boca. The former campus is now the Boca Raton Innovation Campus.
An $8 million redesign by architect Jan Bel Jan rebuilt greens, bunkers and tees across Boca Lago's 27 holes. Finished in 2018, it was recognized by the GCSAA for Best New Course Design.
At the center of the community is Boca Lago Golf & Country Club at 8665 Juego Way. Its 27 holes play as three nines, the East, West and South, so members can mix routes from one round to the next.
Beyond golf, the club offers 20 lighted tennis courts, home to the Rick Macci Tennis Academy, a renovated fitness center, an Olympic-size pool with a lap pool and spa, and several dining rooms, including a poolside Tiki Bar. A 7,700 square foot ballroom seats up to 400 guests for events.
The club is privately owned and non-equity, and joining is voluntary for residents. Categories include full golf, full social, seasonal and summer memberships. Fees are not published, so I request the current schedule for each client. Homeowners who do not join still enjoy their own association's community pools and the landscaped setting.

Boca Lago's location in West Boca puts the best of Boca Raton within a short drive, from Mizner Park's museums and concerts to beaches, nature centers and gardens.
01
Arts and culture
The Boca Raton Museum of Art, founded in 1950, has been at 501 Plaza Real in Mizner Park since 2001, with rotating exhibitions across its galleries. The Schmidt Boca Raton History Museum sits in the 1927 Town Hall.
Mizner Park Amphitheater holds about 4,200 guests for concerts, and Festival of the Arts BOCA, founded in 2007, returns March 5 to 14, 2027. Sunset Cove Amphitheater hosts shows at South County Regional Park.
Burt Aaronson South County Regional Park covers 880 acres with paths, the Daggerwing Nature Center boardwalk, Osprey Point Golf Course, a tennis center and the Canine Cove dog park.
Red Reef Park at 1400 N Ocean Blvd offers beach access and snorkeling over a nearshore reef, and next door Gumbo Limbo Nature Center has sea turtle aquariums, a boardwalk and a 40 foot observation tower.
The Morikami Museum and Japanese Gardens in Delray Beach offers 16 acres of gardens within a park of about 200 acres, a favorite outing in the cooler months from November through April.
When guests of all ages visit, Boomers Boca Raton at 3100 Airport Rd has go-karts, mini golf, laser tag and an arcade, and Sugar Sand Park is home to the Children's Science Explorium.
Boca Lago is not one community but eight, and they are not interchangeable. Fairways is not Palms, Palms is not Greens, Greens is not Pines, and Horizons is different again. Each subdivision has its own condominium association, its own rules and fees, its own building style and its own relationship to the lakes and fairways.
Knowing those differences is the most useful thing I can offer a Boca Lago buyer or seller. Below you'll find a side-by-side comparison, then a closer look at each one.
What changes from one subdivision to the next
Association fees, and what they cover
Age policy: seven are 55+, Horizons is all ages
Pet and leasing rules, plus approval steps
Villas vs. townhomes vs. garden condos, and garages
One of the largest sections, with about 298 homes along Casa Del Lago and Lago Circle. Floor plans typically run from about 1,216 to 1,640 square feet, and many homes look out over water. Association fees generally fall between $680 and $735 a month.
A smaller, more intimate section of about a dozen low-rise buildings on Tall Palm Circle. Homes are among the larger in Boca Lago, roughly 1,411 to 1,856 square feet, many with garages and water views. Fees are assessed by square foot, with a cap of about $750 a month.
With about 126 homes on Casa Del Lago and Eastlake Drive, Greens is one of the smallest sections and offers some of the widest range of floor plans, up to about 2,330 square feet. Many homes face the central lake and fairways, which shows in the upper end of its price range.
About 268 homes set along the Vista Del Lago loop, with a 33428 ZIP code. Plans run roughly 1,216 to 1,810 square feet, and The Pines often offers some of the more accessible entry prices in Boca Lago, which makes it a frequent first stop for value-minded buyers.
Horizons is the one Boca Lago subdivision that is not age restricted, which sets it apart for buyers who need that flexibility. Its 225 homes along Cypress Road, Drive, Lane and Circle include plans with one or two car garages, and many have fairway or lagoon views. Horizons is also more often cited as allowing pets, though the association's current rules should always be confirmed.
About 286 homes along Arriba Real, with one of the widest price spreads in the community. Glades is the 55+ section most often cited as allowing one pet up to about 25 pounds, a key detail for many buyers. Fees generally range from $623 to $950 a month depending on the plan.
About 250 homes in roughly 42 low-rise buildings on Pecky Cypress Lane and Cypress Hammock Drive, in ZIP 33428. Plans run about 1,214 to 1,986 square feet. Fees are assessed by square foot, at roughly $0.42, so the monthly amount follows the size of the home.
The earliest section, dating to 1976, with about 206 homes in roughly 32 low-rise buildings on Juego Circle. Plans reach about 2,203 square feet. Vistas is reported to be a no-pet association, so it suits buyers who prefer that policy.
Most buyers arrive thinking about price. The better starting point is how you want to live day to day. These are the questions I walk through before we tour.
Single level or two stories? Villas keep everything on one floor, while townhomes add a second level.
Do you need a garage? Garages are found mainly in villa plans and in sections like Horizons and The Palms.
Will a pet come with you? Pet policies differ sharply, so we confirm the current rules before you fall in love.
Is the 55+ policy a fit? Seven sections are age restricted; Horizons is open to all ages.
Fairway, lake or garden view? Orientation affects light, privacy and resale value.
Will you lease or own seasonally? Leasing rules and approval steps vary by association.
Unit counts, sizes, fees and price ranges are approximate figures from BEX Realty subdivision data and real-ativity, accessed . Age and pet policies per 55places and association listings. Always confirm with current MLS data and each association's documents. A small single-family enclave, Hammock Point (about 20 homes built around 1997), also sits within Boca Lago.

Architecture
The styles you will see inside Boca Lago.
Frankel Homes designed Boca Lago with Coastal Mediterranean character and "Old Florida" facades. The result is a consistent streetscape of low-rise villas, townhomes and garden condominiums, many oriented toward a lake or fairway.
Coastal Mediterranean detailsStucco walls, tile accents and arched openings echo the Addison Mizner style that shaped Boca Raton.Single-story villasAttached one-level homes, and the plan type most likely to include an attached garage.Two-story townhomesLiving space on the main floor with bedrooms above, typically 1,200 square feet and up.Garden condominiumsTwo and three story low-rise buildings set among landscaped courtyards and walkways.Fairway and lake orientationScreened patios and lanais that face water or the course are among the most sought after layouts.Updated interiorsMany owners have opened kitchens, replaced flooring and modernized baths, so condition varies widely from home to home.Single-family pool homesHammock Point's roughly 20 newer homes offer private pools and 2,000 square feet or more.
Photos are reference images that illustrate common styles. They are not listings and do not depict specific Boca Lago homes. Style notes per BEX Realty and 55places.
The Uptown Boca corridor on Glades Road is the closest dining hub, Town Center adds a full mall, and Mizner Park brings downtown energy. These are the places I recommend most often.

01The big one
Burt Aaronson South County Regional Park
At 880 acres, this is West Boca's great outdoor resource. Inside you'll find walking and biking paths, a 16 court tennis center, the 27 hole Osprey Point Golf Course, Canine Cove dog park, Coconut Cove Waterpark, Sunset Cove Amphitheater and the Daggerwing Nature Center with its boardwalk through the wetlands.
The nearest county park to Boca Lago, at 9400 W Palmetto Park Rd. Its 23.68 acres hold walking paths, courts, picnic areas and the veterans memorial itself, an easy stop for a morning walk.
A 79 acre preserve with paved and natural trails, wetlands, wildlife and an observation platform. Parking is at the Spanish River Library, 1501 NW Spanish River Blvd, so it pairs well with a library visit.
Trails, dog parks and the coast within a short drive
For a longer outing, Sugar Sand Park at 300 S Military Trail adds wooded trails and the Children's Science Explorium, and the city's Mizner Bark dog park sits at 751 Banyan Trail. On the coast, Red Reef Park and the 20 acre Gumbo Limbo Nature Center on N Ocean Blvd combine beach, reef snorkeling and a coastal hammock boardwalk. If being close to a particular park matters to you, tell me and I'll point you to the Boca Lago sections nearest to it.
Day-to-day errands are easy from Boca Lago. Groceries, pharmacies, hospitals and libraries all sit within a few miles along Palmetto Park Road, Glades Road and State Road 7.

Local Market Expertise
What buyers ask me about Boca Lago.
Owning in Boca Lago means owning inside a condominium association, inside a club community, inside unincorporated Palm Beach County. Each layer has its own rules. These are the questions I'm asked most, with the answers I give before anyone writes an offer.
01
Do I have to join the country club?
No. Club membership is voluntary. The club is non-equity and privately owned, with golf, social, seasonal and summer categories plus reciprocal play at 300+ clubs. Fees are not published, so I request the current schedule for you.
Seven of the eight subdivisions operate as 55+ housing under their association documents, while Horizons is open to all ages. Each association sets its own occupancy rules, and I confirm them in writing for the specific building.
An HOA (homeowners or condominium association) fee is the monthly charge for shared upkeep. In Boca Lago it typically runs about $615 to $962 a month and generally covers lawn care, building exteriors and roofs. I review each association's budget and reserves with you.
It depends on the section. Glades is most often cited as allowing one small pet, and Horizons is also described as pet friendly, while several associations do not allow pets. Leasing rules and approval steps also vary, so I pull current documents before you commit.
Florida's 2022 condominium reforms, refined in 2023, require milestone structural inspections and structural integrity reserve studies for condo buildings three stories or taller. I ask every association where it stands, because the answer can affect reserves and future assessments.
Only a permanent Florida residence qualifies for the homestead exemption. Non-homestead homes have a separate 10% annual cap on non-school assessment increases. Foreign sellers, including many Canadians, may face FIRPTA federal withholding at closing, so we plan for it early.

Property Taxes & Utilities
Property taxes, utilities, and who to call.
Because Boca Lago is in unincorporated Palm Beach County, county agencies, not the City of Boca Raton, handle most services. Rates and fees change every year, so verify current figures with each provider before you budget.
01Palm Beach County
Property Tax
Bills come from the Palm Beach County Tax Collector, (561) 355-2264. The 2025 proposed total millage for most unincorporated areas was 16.2670 mills, about $16.27 per $1,000 of taxable value.
The homestead exemption is worth up to $50,000, and Save Our Homes caps yearly assessment increases at 3% or CPI. Portability moves up to $500,000 of that benefit to a new Florida home. File by March 1 with the Property Appraiser, 561-355-2866.
Bills arrive in November and are due by March 31. Paying early earns a discount of 4% in November, 3% in December, 2% in January and 1% in February. A quarterly installment plan is also available.

Active listings run from about $165,000 for smaller condominiums to about $795,000 at the top of the market. Redfin puts the median sale price at $250 per square foot over the last three months, with homes selling for about 95.3% of list price on average. Only 9.7% sold above list, and 29% of listings had a price drop. That spread is why I price each home against its own section and floor plan, not a community-wide median.

For buyers
Prices are 5.6% below last year and homes typically sell about 5% under list after roughly three months, so buyers have room to compare sections and negotiate. Use that time well: review each association's budget, reserves and inspection status before you fall for a view.
For sellers
Sales more than doubled year over year and days on market fell by 23, so well-priced homes are moving. Presentation and pricing decide which homes sell first. I price to recent closed sales, often called comps, in your own section and plan, then market the details that set your home apart.

Buying and selling in Boca Lago.
Once you understand Boca Lago, the next step is choosing the right home or the right strategy for your sale. I bring 30+ years of South Florida experience, detailed knowledge of each Boca Lago section and a teacher's patience to every step.
My services include
Buying in Boca Lago
I start by matching you to the right section, then the right building and floor plan. Before you offer, I gather the association's rules, budget, reserves and inspection status so there are no surprises. I negotiate with recent closed sales in hand, and coordinate the association approval process through closing.
I price your home against recent sales in your own section and plan, not a community average. Then I prepare it to show well, with professional photography and marketing that highlights views, updates and association strengths. I keep you informed weekly and manage every step through closing.
Much of my career has involved Canadian and other international owners. I work in English or French, coordinate remote showings and signings, and plan early for FIRPTA withholding and absentee ownership details. You can buy or sell confidently even when you are not in Florida.
Curious what your Boca Lago home is worth? I prepare a detailed market analysis using closed sales in your section, adjusted for view, floor plan, garage and updates. You get a clear value range and an honest explanation of what drives it, with no obligation.
Boca Lago buyers compare sections closely, so my marketing explains exactly what makes your home different: the view, the floor plan, the updates and the association. Your listing reaches local, national and international buyers through the MLS, major portals and the RE/MAX network, with descriptions available in English and French.
In Boca Lago, the view from the patio often sells the home. I use professional photography timed for the best natural light, so lake and fairway views, bright interiors and updated kitchens look as good online as they do in person.

“Top level service with Francine Bisson”
“We were introduced to Francine through a family member who had worked with her on the sale of their property a few years back. Francine met and in fact exceeded all of our expectations in terms of her professionalism, responsiveness, market knowledge, negotiating ability, familiarity with the various legal and non-legal aspects of a sale transaction in Florida (which was important to us as non-US residents), and her overall friendliness and charm. She was with us every step of the way, including by giving us quick access to her impressive network of tradespeople and specialists to help us deal with unexpected issues when they arose. I would recommend Francine to my closest friends and family without reservation should they have need of a real estate professional in south Florida. Thanks Francine!”

Client Experience
What working with me actually feels like.
My clients tell me the biggest difference is that they never feel rushed or left guessing. I take the time to teach, laying out the facts about a section, an association or a price so that the decision is truly yours.
With more than 30 years in this market, I've seen how small details like a pet rule, a reserve study or a leasing restriction can make or break a purchase. I look for those details early, communicate often, and stay with you long after closing day.
Straight answers to the questions buyers and sellers ask me most about Boca Lago Country Club and West Boca Raton.

The drive from Boca Lago to Mizner Park in downtown Boca Raton is about 7 miles and typically takes 15 to 20 minutes off-peak. Most people head east on Palmetto Park Road or Glades Road. The Brightline station near downtown is about the same distance, and Town Center at Boca Raton is roughly 4 miles away, about 8 to 12 minutes.
Season and rush hour can add considerable time, so I always suggest test-driving your routine routes before you buy.
Yes. The closest is Canine Cove at Burt Aaronson South County Regional Park, a Palm Beach County dog park within the 880 acre park. The City of Boca Raton also operates Mizner Bark at 751 Banyan Trail. Keep in mind that pet rules inside Boca Lago are set by each subdivision's association.
Glades and Horizons are most often cited as allowing pets, while several sections do not. I confirm the current rules before you make an offer.
The nearest is Publix at Garden Shops at Boca, 7060 W Palmetto Park Rd, about 1.6 miles from the clubhouse. Whole Foods Market opened at Uptown Boca, 9560 Glades Rd, in 2025, and another Publix sits at 9846 Glades Rd. Trader Joe's, the only one in Boca Raton, is at 855 S Federal Hwy.
Veterans Memorial Park at 9400 W Palmetto Park Rd is the closest county park, with walking paths, courts and picnic areas on 23.68 acres. Burt Aaronson South County Regional Park covers 880 acres with trails and the Daggerwing Nature Center boardwalk, and Pondhawk Natural Area offers 79 acres of wetland trails.
Inside Boca Lago itself, the lakes, fairways and preserve areas give the community a green, open feel.

Mostly, but not entirely. Seven of Boca Lago's eight subdivisions operate as 55+ housing under their association documents, while Horizons is open to all ages. Each association sets and enforces its own occupancy rules, so the details can differ from one section to another.
I confirm the current policy for any specific building in writing before you make an offer.
No. Membership in Boca Lago Golf & Country Club is voluntary for homeowners. The club is privately owned and non-equity, with full golf, full social, seasonal and summer categories, plus reciprocal play at more than 300 clubs. Fees are not published, so I request the current schedule for each client.
Redfin rates Boca Lago not very competitive, with a Compete Score of 26 out of 100. In August 2026 the median price was 5.6% below last year and homes sold for about 95% of list, which gives buyers room to negotiate. Sales also rose to 31 homes, up 121%, and days on market fell to 95, so well-priced homes are selling.
The right timing depends on your plans; I'm glad to run the numbers for your situation.
Typical seller costs in Palm Beach County include the real estate commission, Florida documentary stamp tax on the deed of $0.70 per $100 of the sale price, and customarily the owner's title insurance policy. Commissions are negotiable and are not set by law. Association estoppel fees and any prorated taxes are also common.
I provide a written net sheet so you can see your estimated proceeds before listing.
Yes. Much of my career has involved Canadian and international clients, and I work in English or French. Remote showings, electronic signatures and coordinated closings make it practical to buy from abroad. When a foreign owner later sells, federal FIRPTA withholding may apply, so we plan for it early.
I also coordinate with your lender, attorney or tax adviser on both sides of the border.
Lenders review the condominium association as well as the buyer, looking at its budget, reserves, insurance and any litigation. That makes early pre-approval especially important. Eligible first-time buyers may also qualify for Florida Housing Finance Corporation down payment programs.
An escrow deposit, the good-faith money held by a neutral party, and a financing contingency protect you while the loan is finalized.
