About Brandon

A lifetime Mainer who knows these towns by heart.

I am Brandon Howland, a full-time REALTOR® with Real Broker, LLC, licensed in Maine (License #BA927547) for the past five years. I grew up Downeast on Beals Island, went through both grammar school and high school there, and I have spent my whole life in this part of the state. That background gives me a deep, lived understanding of the towns, schools, and local happenings across Bangor and Penobscot County, along with neighboring Hancock, Washington, and Waldo Counties.

Most of my career has centered on seller representation, where careful pricing and strong marketing make the difference, and I also work closely with first-time buyers who want a patient guide through their first purchase. I am a licensed trainee appraiser as well, which gives me a valuation-minded eye for spotting red flags or appraisal issues early, long before a formal appraisal is ordered. To be clear, that is training that informs how I price and advise, not a substitute for a licensed appraisal.

Whether you are selling a longtime family home, buying your first place, or looking at an investment or waterfront property, my approach is the same: honest answers, steady communication, and real local research. Clients have had listings go under contract on their first day on the market, and that comes from pricing and preparation, not luck.

  • Seller representation and listing strategy
  • First-time buyer guidance and education
  • Real estate investment consulting
  • Waterfront and vacation properties
  • Valuation-informed pricing insight
  • Penobscot County local expert

Local Market Expertise

What you should know about living in Bangor.

Bangor is the third largest community in Maine and the seat of Penobscot County, a regional hub for healthcare, education, and the arts on the Penobscot River. Here are the questions buyers and sellers ask me most.

What are the best Bangor neighborhoods for families?

Families gravitate to the Whitney Park Historic District, Little City, and the Tree Streets, where walkable blocks sit near well-regarded schools. Judson Heights and Fairmount offer larger lots a few minutes from downtown. Each pocket has its own character, and I help match the right one to your budget and commute.

How much do homes cost in Bangor right now?

The median sale price in Bangor was about $316,950 as of , at roughly $178 per square foot, per Movoto market data. That remains well below Maine's statewide median of about $410,865 reported by Maine Home Connection in April 2026.

How long do homes take to sell here?

Homes in Bangor were averaging about 70 days on market as of , up from roughly 61 days a year earlier, according to Movoto. Statewide, the Bangor Daily News reports homes are sitting about 10 days longer than a year ago, so sharp pricing matters more than ever.

What schools serve Bangor students?

Most students attend the Bangor School Department, which earns a B rating on Niche, feeding into Bangor High School. Neighborhood elementary options like the Fruit Street School in the Tree Streets and Mary Snow School near Judson Heights are well regarded. The private John Bapst Memorial High School sits in the Broadway Historic District. See the Schools section below for detail.

How is the commute and getting around?

Bangor sits at the crossroads of Interstate 95 and Interstate 395, with Bangor International Airport just minutes from downtown. The average commute to work is about 22.7 minutes, per Data USA (2024). The University of Maine in Orono is a short drive north. Full drive times are in the Commute section below.

The Down East Maine real estate market has cooled from the frenzy of 2021 and 2022 into something steadier and more predictable. Across Hancock County, inventory is still thin. A well-presented home priced to recent comparable sales tends to sell near asking. An aspirational price sits and eventually chases the market down. Because the county is rural, a single unusual sale can swing a monthly average. That is why I read your specific town and price band rather than a county-wide number.

Demand keeps arriving from away, meaning out-of-state buyers relocating or purchasing second homes. Acadia, the coastline, lower density, and real daily services in Ellsworth continue to draw retirees, remote workers, and second-home buyers. That demand supports property values even as the pace normalizes.

You have more selection and negotiating room than during the peak, especially on homes that have sat past 30 days or need work. Get fully pre-approved so you can move quickly when the right property lists. The best homes in town still draw competition, and a clean offer with financing already in place wins over a stronger number with conditions attached.

For Buyers

You have a little more breathing room than a year ago. With homes lingering longer, there is space to negotiate, ask for inspections, and avoid waiving protections. Get fully pre-approved first so you can move decisively when the right home appears.

For Sellers

Pricing is everything in a slower market. Homes that launch at the right number with strong photos and prep are still selling near asking; those that test a high price tend to sit and then chase the market down. Let us price it right the first time.

Local Roots

Little-known Bangor history.

Bangor's story runs from river-driven lumber fortunes to a great fire and a giant lumberjack. A little history goes a long way toward understanding why these neighborhoods look the way they do.

1791

Named almost by accident

Bangor was incorporated as a town on February 25, 1791. The original name was supposed to be Sunbury. According to local legend, when a clerk asked Reverend Seth Noble what the town should be called, Noble answered with the name of the hymn." "

Lumber Capital of the World

By the mid-19th century Bangor shipped a billion board feet of lumber from its docks and earned the nickname "The Queen City." The lumber barons' mansions still line the West Broadway and Whitney Park districts today.

1911

The Great Fire

On April 30, 1911, embers from a downtown shed sparked a blaze that destroyed roughly 55 acres of the city center. The glow could be seen as far as Belfast, and the rebuilt brick downtown is now a historic district.

Ready When You Are

Let's make your Bangor move happen.

With five years in this market and a lifetime in Maine, Brandon Howland brings local knowledge, honest advice, and a valuation-trained eye to every buyer and seller in Bangor and Penobscot County. Reach out and let's talk through your goals.

Get In Touch

Frequently Asked

Bangor real estate questions, answered.

Start by getting pre-approved with a local lender so you know your budget and can act quickly. From there I help you tour homes, compare neighborhoods, and write a competitive offer. Pre-approval also tells sellers you are serious, which matters even in a calmer market like ours.

Price it right the first time, prepare it well, and market it with professional photos and broad syndication. In a market where homes now average about 70 days to sell, accurate pricing is what separates a quick sale near asking from a listing that sits. I build a custom plan for every seller.

It depends on your situation more than the calendar. Buyers have a bit more negotiating room than a year ago, while sellers still see strong results when homes are priced and prepared well. The right time is when your life and finances line up, and I am happy to talk through your specific timing.

Commissions in Maine are negotiable and not set by law. Following recent national changes, buyer and seller agent compensation is discussed and agreed up front in writing rather than assumed. I walk every client through exactly what they will pay and what they receive before anything is signed, with no surprises.

Buyers should budget for a home inspection, appraisal, lender fees, and closing costs, often a few percent of the price. Sellers may pay for prep, agent compensation, and transfer taxes. I give you a clear estimate early so the numbers are never a shock at the closing table.

A contingency is a condition that must be met for the sale to proceed, such as a satisfactory inspection or the buyer securing financing. In plain terms, it is a built-in exit that protects you if something important does not check out. I help buyers keep sensible contingencies rather than waiving protections.

Comps, short for comparables, are recent sales of similar nearby homes used to estimate value. I build a comparative market analysis from those sales, then adjust for condition, location, and features. My trainee-appraiser background helps me read comps the way an appraiser will, which protects your pricing.

It comes down to budget, schools, and lifestyle. Families often like the Tree Streets, Little City, and Judson Heights; buyers wanting historic character look at Whitney Park; first-timers find value in Bangor Gardens. I will match your priorities to the right neighborhood rather than steering you anywhere.

The Bangor School Department earns a B rating on Niche and feeds into Bangor High School, with respected neighborhood elementaries like Fruit Street and Mary Snow. John Bapst Memorial High School offers a private option. Always confirm current attendance boundaries with the district before you commit to a home.

Absolutely, and I do it often. I run video tours, share detailed neighborhood and market research, and handle paperwork digitally so you can move forward from anywhere. One of my recent sellers worked with me entirely remotely and we still hit a price that worked for them.

First-time buyers in Maine may qualify for MaineHousing programs offering down payment and closing-cost assistance, alongside FHA, VA, and USDA loan options. I connect you with trusted local lenders who explain what you qualify for, then guide you patiently through every step of your first purchase.

Escrow is when a neutral third party holds money or documents until the sale's conditions are met. In plain terms, your deposit sits safely with a closing agent rather than with the buyer or seller until everyone has done their part. It protects both sides through to closing day.

Yes. I work with waterfront and vacation properties across the region and advise investors on the numbers behind a rental or fix-and-hold. With Bangor prices well below the statewide median, there are real opportunities here, and I help you evaluate them with clear-eyed analysis rather than hype.
