The story behind Newport Coast.
Newport Coast was the last large piece of The Irvine Company's coastal holdings to be developed, built up only in the 1990s after more than a century as ranch land. Here is how this stretch of the San Joaquin Hills went from Mexican land grant to one of California's most exclusive coastal communities.
Rancho San Joaquin
The Mexican government granted Rancho San Joaquin, covering roughly 48,800 acres of these hills and coast, to Jose Andres Sepulveda. He grazed cattle across the land that would later include Newport Coast and much of the Irvine Ranch.

Crystal Cove State Park
The Irvine Company sold this land to the State of California in 1979, and the park now holds 3.2 miles of beach and 2,400 acres of backcountry directly below Newport Coast. Trails run more than 15 miles through Moro Canyon and along Moro Ridge, open to hikers, cyclists, and horses. A separate 2.5-mile paved bluff-top trail is the only one in the park that allows leashed dogs. The Historic District preserves 46 rustic cottages built as a seaside colony in the 1930s and 1940s.

Canyon frontage cuts both ways. CAL FIRE issued updated Fire Hazard Severity Zone maps for Newport Beach in March 2025, the first revision in 14 years, and the City Council adopted them that July. The Very High zone grew from 2,825 parcels under the 2011 map to 4,247 parcels, with another 1,160 in High and 831 in Moderate. Properties in these zones face defensible space rules, updated building standards, and mandatory disclosure at sale. Quote insurance during your inspection period rather than at the end.

Newport Coast bills differently from the rest of Newport Beach in two ways that matter. Water and sewer come from Irvine Ranch Water District rather than the City, and trash comes from a private hauler. Special taxes and assessments also vary by tract, so pull the actual tax bill for the address before you budget. Every figure below links to the agency that sets it.
Proposition 13 caps the base rate at 1% of assessed value and limits annual increases to 2%. Voter-approved bonds and direct charges sit on top. Ownwell puts the median effective rate across Newport Beach near 1.08%, though the number moves by tract. A purchase resets assessed value to the sale price, so a longtime owner's bill tells you very little about yours.
Newport Coast was built in phases, and some tracts carry Mello-Roos special taxes or assessment district charges while others do not. The 2002 annexation agreement set aside $18 million to reduce eligible owners' assessments at roughly $1.2 million a year. Read the preliminary title report and the current tax bill line by line before you assume a parcel is clear.
Orange County charges a documentary transfer tax of $0.55 per $500 of consideration, which works out to $1.10 per $1,000 of the sale price. Newport Beach adds no city transfer tax on top, unlike several charter cities in Los Angeles County. Escrow calculates the exact figure and applies the rounding rules at recording.
Newport Coast falls inside the Irvine Ranch Water District service area rather than the City of Newport Beach Utilities Department, which is a genuine difference from a Corona del Mar or Balboa address. IRWD supplies potable water, collects sewage, and also sells recycled water for landscape irrigation. Set up the account before your closing date.
Southern California Edison delivers power across Newport Coast. Homes here largely date to the 1990s and 2000s, so panels tend to be modern, but ask when the HVAC and any solar equipment were last serviced. Rate plans have changed several times, so review your options rather than defaulting to the plan the seller used.
Southern California Gas Company supplies natural gas throughout the area on a separate account from electricity. Transfer service into your name ahead of move-in, since some accounts need a short lead time and a meter appointment.
The City contracts CR&R Environmental Services for residential collection in Newport Coast, while most other Newport Beach neighborhoods use City crews. Gated communities often coordinate pickup through the association, so confirm the day and the placement rules for a specific street.
Spectrum, Cox, and AT&T all serve parts of Newport Coast, and fiber availability changes street by street across the tracts. Check the exact address on each provider's site before you commit to a plan or a work-from-home setup.
Newport Beach Police and Fire have covered Newport Coast since the 2002 annexation. Fire Station 8 sits inside the neighborhood at 6502 Ridge Park Road. The Fire Prevention Division also runs wildland inspections and will schedule a defensible space review on request.
