Fairview Park is the city's largest at 208 acres, with 195 acres of natural open space, five habitat zones, trails, and a miniature railroad on the west side. The trade-offs nobody puts in the listing

The Back Bay is why the East Side feels the way it does, and it has a paperwork side. Bluff lots can carry drainage and slope considerations, low ground near the water can touch mapped flood zones, and the whole area sits in a seismic region. None of that is a reason to walk away. It is a reason to check early, while you still have contingencies.

These are the questions buyers ask on the drive home from a showing. Costa Mesa is unusual in that water comes from one special district and trash and sewer from another, not from City Hall. The city runs its own police and fire. Rates and boundaries change, so confirm against a specific address before you budget.

Proposition 13 sets the base rate at 1% of assessed value and caps annual increases at 2% until the property sells. Voter approved bonds and local levies push the total somewhat above that base, and 92627 runs a touch higher than the rest of the city on the effective rate. Pull the actual bill for the address.

Orange County Assessor

Buying triggers a reassessment to your purchase price, and the county issues a supplemental bill for the gap against the seller's old assessed value.
