About Alex Yu

A Mesa Verde Realtor Who treats your deal like his own.

I am Alex Yu, a licensed Orange County real estate broker with First Team Real Estate and over a decade of full-time experience. I serve buyers, sellers, and investors across Mesa Verde and the wider Costa Mesa market, and I have been personally endorsed by Shark Tank's Barbara Corcoran.

Before real estate, I advised JPMorgan Chase as an REO manager, working closely with bank-owned property and complex transactions. That background shaped how I protect a client's interests, with sharp negotiation and a clear, data-backed read on value. I treat every deal as if the money were my own.

I stay active in causes I care about, supporting animal rescue, child welfare, and cancer advocacy. Whether you are buying your first home in the Tree Streets, selling a remodeled ranch near the Mesa Verde Country Club, or building an Orange County investment portfolio, my goal is a process you understand and control at every step.

Work With Alex

How I Work

Buy, sell, or invest across Mesa Verde, guided street by street.

Mesa Verde is a planned neighborhood inside Costa Mesa, California, in ZIP 92626, bounded by the 405 freeway, Harbor Boulevard, Victoria Street, and the Santa Ana River. The Tree Streets, the Spice Streets, and the homes ringing the Mesa Verde Country Club give the area its quiet, tree-lined character. Value here turns on the lot, the street, and how the home has been updated, so a citywide average tells you very little. I bring more than a decade of local closings and a former REO manager's read on the numbers to every Mesa Verde buyer and seller.

We help you:

  • Buy the right Mesa Verde home, from a single-story ranch to a custom rebuild
  • Sell for top dollar with Mesa Verde comps worked street by street
  • Invest with data-backed guidance on rentals, duplexes, and resale

Listing Marketing

Your Mesa Verde home, marketed like a campaign, not a yard sign.

Mesa Verde sells on the details, not just a sign in the yard. As of 2026, the neighborhood median sale price sat near $1.65 million, around $823 per square foot in ZIP 92626, and homes sold in a median near 32 days, well under the national pace. I price each home against recent sales on its own street, because a remodeled home near the country club can sell far apart from an original ranch two blocks over.

Then I prep it, shoot it, and launch it across Zillow, Redfin, Realtor.com, and Homes.com on day one. Mesa Verde buyers are discerning and compare homes side by side, so the listing that prices right and shows best wins the offer. My team handles staging guidance, professional media, and timing built around your goals.

Property Presentation

Photos that turn a quick scroll into a Mesa Verde showing.

Most buyers form an opinion about a Mesa Verde home from the first few photos, before they ever call. Mid-century ranch homes look great in pictures when you capture the light, the open layout, and the flow from inside to out. So for every listing, I hire a professional photographer and have a floor plan made.

Good photos get you more views online, more showings, and better offers. For a Mesa Verde home, that means showing off the natural light, the updated kitchen, and the backyard or pool people can see themselves enjoying. Buyers remember a home that looks cared for, and they pay more for it.

Local Knowledge

Living in Mesa Verde.

Mesa Verde, Spanish for green tableland, is a planned neighborhood within Costa Mesa, bounded by the 405 freeway to the north, Harbor Boulevard to the east, Victoria Street to the south, and the Santa Ana River to the west. Built mostly in the 1960s and 1970s, it mixes mid-century ranch homes with thoughtful remodels and a handful of custom rebuilds, centered on the Mesa Verde Country Club. It sits in ZIP code 92626, minutes from Fairview Park, South Coast Plaza, and the beaches of Newport Beach. Here is what buyers ask me most.

What are homes in Mesa Verde like?

Mesa Verde is known for 1960s and 1970s California ranch homes on wide, tree-lined streets and generous lots. Many have been remodeled or expanded, and a few custom rebuilds now sit among the originals. You will find single-story ranches in the Tree Streets and Spice Streets, larger homes near the country club, and condos at Mesa Verde Villas. Most are detached single-family homes.

How much do homes cost in Mesa Verde?

The Mesa Verde median sale price was about $1,645,000 over the trailing year in 2026, up roughly 5%, near $823 per square foot in ZIP 92626. Updated ranch homes often start near $1.5M, while larger homes closer to the country club can run from $2.5M to $2.9M. Pricing turns on the lot, the street, and the remodel.

How far is Mesa Verde from the airport and the beach?

John Wayne Airport sits about 5 miles away, roughly 10 minutes by car. South Coast Plaza is about 8 minutes, and the beaches of Newport Beach are a short drive or e-bike ride south. The 405, the 55, and the 73 freeways all border or sit near the neighborhood, keeping the rest of Orange County close.

Source: Off-peak driving estimates (2026).

What is the Mesa Verde community like?

Mesa Verde sits within Costa Mesa, a city of about 110,300 residents with a median age near 37 and a citywide median household income around $111,500. The neighborhood itself is family-friendly and established, known for festive block events, golf, and quiet cul-de-sacs. Neighbors value the schools, the parks, and easy freeway and beach access.

Source: U.S. Census ACS via Data USA (2024).

Is Mesa Verde a good place to invest?

Mesa Verde draws steady demand thanks to its central Orange County location, well-rated schools, and limited inventory of single-story ranch homes. Homes sell quickly, near 32 days, and values have held firm. Larger lots offer room to remodel or expand, and proximity to South Coast Plaza and the beach supports long-term value. I help investors run the numbers first.

What is there to do in Mesa Verde?

Daily life centers on the Mesa Verde Country Club and the Costa Mesa Golf Course, the trails and lake at Fairview Park, the fields at TeWinkle Park, and the Santa Ana River Trail running to the coast. South Coast Plaza, SOCO and the OC Mix, and the dining along 17th Street and Harbor Boulevard sit minutes away.

Local Roots

The story behind Mesa Verde.

Mesa Verde grew from farmland and a Spanish-era rancho into one of Costa Mesa's most established neighborhoods. Here is how this corner of the Santa Ana River plain went from lima bean fields to a planned community around a golf course.

1810

Rancho Santiago de Santa Ana

The land that is now Mesa Verde was part of the great Rancho Santiago de Santa Ana, a vast Spanish-era land grant. Father Junipero Serra is said to have visited the area as a retreat, and a small adobe casita he used once stood on a nearby knoll.

1953

Farmland by the River

In 1953, the Schroeder family bought about 152 acres of Costa Mesa land for roughly $122,000 to grow yams, lima beans, and other farm products. The flat, fertile ground sat just east of the Santa Ana River.

1957

Country Club and Estates

During the Southern California housing boom, the farmland was sold to a development company that in 1957 announced plans for "Mesa Verde Country Club and Estates." The project set the tone for a community built around golf and leisure.

1959

The Country Club Opens

The Mesa Verde Country Club opened in January 1959 with a course laid out by architect William F. Bell. Over the years it hosted the Orange County Opens and PGA Tour events, drawing golfers like Arnold Palmer and Chi-Chi Rodriguez.

1960s

A Planned Neighborhood

Development took off in the 1960s and into the 1970s, with builders laying out Mesa Verde more thoughtfully than neighboring tracts. Wide, tree-lined streets and themed names, from the Tree Streets to the Spice Streets, gave the area its lasting character.

1978

The Last Streets Built

The final tract within Mesa Verde was completed in 1978 along Starbird Drive in the Upper Bird Streets area. By then the neighborhood had filled in as the established, family-friendly community it remains today.

Costa Mesa put its largest park directly against the river, and the result is unusual for coastal Orange County. The 208 acres at 2501 Placentia Avenue break down into 195 acres of natural open space and 13 acres of manicured landscape. The park holds five distinct habitat ecosystems and a Nationally Registered Cultural Resource historic site. Living Next To The River

Flood risk, honestly

Redfin and First Street data put about 23% of properties in ZIP 92626 at some risk of severe flooding over the next 30 years, though Redfin still rates the ZIP overall as minor. The Santa Ana River along the western boundary is managed under the Army Corps of Engineers mainstem project, which includes Prado Dam and Seven Oaks Dam. Wildfire risk sits under 1% of properties and wind risk is minimal. Pull the FEMA map, read the Natural Hazard Disclosure, and quote insurance during your contingency period rather than at the end.

Taxes, Utilities & Practical Data

Who bills you, and who to call, by address.

The practical questions buyers ask on the drive home, answered with links to the agency that actually sets the rate. Mesa Verde sits inside Costa Mesa city limits, so the city handles police, fire, and parks. Water, sewer, and trash come from independent special districts instead, which surprises buyers moving from other counties. Rates and boundaries change, so confirm against a specific address before you budget.

Property Taxes
OC Assessor · Treasurer-Tax Collector

Proposition 13 caps the base rate at 1% of assessed value, with voter-approved bonds and special assessments layered on top. Most Orange County owners land somewhere between 1.05% and 1.25% all in. Your assessed value resets to the purchase price when you buy, then rises no more than 2% a year. Bills arrive in two installments, due November 1 and February 1.

Transfer Tax
OC Clerk-Recorder

California charges a documentary transfer tax of $0.55 per $500 of value, which works out to $1.10 per $1,000 of the sale price. Costa Mesa is a general law city and adds no city transfer tax of its own. In Southern California the seller customarily pays, though the purchase contract governs. Escrow calculates the exact figure.

Mello-Roos
Community Facilities Districts

Mesa Verde was built out mostly through the 1960s and 1970s, well before the Mello-Roos Community Facilities Act of 1982. Established tracts here generally carry no CFD special tax, which separates them from newer master-planned communities elsewhere in Orange County. California law still requires sellers to disclose any CFD tax, and the Natural Hazard Disclosure report flags it.

Electricity
Southern California Edison

Southern California Edison delivers electricity across Costa Mesa and sends the bill. Set up service before your closing date. Much of the Mesa Verde housing stock dates to the 1960s and 1970s, so ask when the panel, the HVAC, and the wiring were last updated during your inspection.

Natural Gas
SoCalGas

Southern California Gas Company supplies natural gas throughout the city and bills separately from electricity. Transfer service into your name before move-in, since some accounts need a short lead time. Confirm whether the range, the water heater, and the furnace run on gas before you plan any kitchen work.

Water
Mesa Water District

Mesa Water District is an independent special district formed in 1960, headquartered at 1965 Placentia Avenue. It serves most of Costa Mesa plus a portion of Newport Beach and John Wayne Airport. The city does not bill you for water, so open the account directly with the district.

Trash & Sewer
Costa Mesa Sanitary District · CR&R

The Costa Mesa Sanitary District formed in 1944 and serves roughly 118,000 people from 290 Paularino Avenue. It contracts curbside trash and recycling collection to CR&R and maintains the sewer lines, which send wastewater to Orange County Sanitation District for treatment. Confirm the collection day for a specific street before you assume.

Internet
Cox · Spectrum · AT&T

Cox, Spectrum, and AT&T all serve parts of Costa Mesa, and fiber has reached some streets ahead of others. Availability changes block by block across Mesa Verde. Check the exact address on each provider site before you commit to a plan or a work-from-home setup.

Police & Fire
Costa Mesa PD · Costa Mesa Fire & Rescue

Mesa Verde sits inside city limits, so the Costa Mesa Police Department and Costa Mesa Fire & Rescue cover it directly. That differs from unincorporated pockets elsewhere in Orange County, which rely on the Sheriff and county fire authority. Response times and station locations vary by street, so ask if it matters to you.

As of 2026, the Mesa Verde median sale price was about $1,645,000, near $823 per square foot in ZIP 92626, with homes selling in a median near 32 days. Mesa Verde holds value through tight inventory of single-story ranch homes, so block-by-block comps matter most.

Buyer closing costs typically run about 2% to 4% of the price, covering lender fees, title work, and taxes. Seller costs include agent compensation plus prep and any concessions. Commission is negotiable and agreed in writing up front. Alex walks you through a clear estimate before you commit.

Most single-family homes in the Tree Streets and Spice Streets are standard parcels with no community-wide HOA. Condo communities like Mesa Verde Villas carry HOA dues for shared amenities. Mesa Verde is an older, established area, so most homes carry no Mello-Roos special tax. Alex confirms any HOA or Mello-Roos for a specific property before you write an offer.

Mesa Verde sits within the Newport-Mesa Unified School District. Many students attend California Elementary, then Charles W. TeWinkle Middle School, and on to Estancia High School for grades 9 through 12. Confirm the exact attendance zone for any specific address before you buy.

Yes. Alex works with relocating and remote buyers often, using video tours, neighborhood briefings, and digital signing so you can move forward from anywhere. He helps you understand commute times to John Wayne Airport, school options, and which Mesa Verde pockets fit your lifestyle and budget.

First-time buyers usually need steady income, a credit profile a lender can work with, and funds for a down payment and closing. Many Mesa Verde purchases use jumbo financing because prices exceed conforming limits. The first step is a lender pre-approval, then you shop within a budget you are comfortable with.

A contingency is a condition that must be met for the sale to proceed. Common ones cover inspection, financing, and appraisal. They protect you by giving an exit if a problem appears, like a failed inspection or a low appraisal. Alex structures contingencies that protect you without weakening your offer.

Escrow is a neutral third party that holds funds and documents during the transaction. Your deposit sits in escrow until closing, then is applied to your purchase. The escrow officer makes sure money and the deed change hands correctly. Alex coordinates with them so nothing slips through the cracks.

Mesa Verde can work well for the right investor. Steady demand, well-rated schools, and limited inventory of single-story ranch homes support a long-term position, with larger lots that allow remodels or additions. As a former bank REO manager, Alex brings an investor's eye to the numbers and helps you run them first.

The beaches of Newport Beach are about a 12 minute drive south. John Wayne Airport is roughly 10 minutes by car, and South Coast Plaza about 8 minutes. The 405, the 55, and the 73 freeways are all close to the neighborhood.

Mesa Verde rewards local knowledge that a one-size-fits-all model cannot match. Pricing and demand shift from the Tree Streets to the country club to the condos, and the lot, remodel, and exact street change value block by block. An agent who tracks the schools, the inventory, and the most recent sales gives you sharper pricing and a stronger position when it is time to negotiate.

Downtown Costa Mesa, along 19th Street and Newport Boulevard, sits about three miles southeast and runs roughly 10 minutes off-peak. Downtown Santa Ana is under 20 minutes north by Fairview Road or the 55. Downtown Los Angeles is about 40 miles and near 50 minutes off-peak, though the 405 can double that at rush hour. Most Mesa Verde owners commute to Irvine or Newport Beach instead, and both sit inside 20 minutes. See the Commute section for the full table.

Yes. The Costa Mesa Bark Park sits inside TeWinkle Park at Arlington Drive and Newport Boulevard, in ZIP 92626. It is the only place in the city where dogs may legally go off leash. The city lists it open daily from 7:30 a.m. to 8:45 p.m., closed Wednesdays for maintenance. It has a double-gated entrance, shade trees, water dispensers, and a separate run for small, elderly, and disabled dogs. Huntington Dog Beach is a short drive west if your dog prefers sand.

Harbor Boulevard carries most of them along the eastern edge of the neighborhood. Vons sits at 2701 Harbor Boulevard and opens 6 a.m. to 10 p.m. daily. Sprouts Farmers Market is at 3030 Harbor Boulevard, 7 a.m. to 10 p.m. Stater Bros. runs 6 a.m. to 11 p.m. at 1175 Baker Street. Tokyo Central at 2975 Harbor covers Japanese and Asian groceries, and Mercado Gonzalez Northgate Market at 2300 Harbor is a large Mexican market and food hall. Trader Joe's and Whole Foods are both short drives. Confirm hours before you go.

Fairview Park anchors the western edge with 208 acres and about seven miles of paved and natural trails. Talbert Regional Park adds nearly 200 acres of preserve just south, with nine trails and a BMX area. The Santa Ana River Trail runs from that same ground to Newport Beach and Huntington Beach. Mesa Verde Park on Samar Drive and TeWinkle Park a few minutes east cover playgrounds, a lake, and tennis courts. The Parks section on this page has the full detail.

Descanso and Bonchon both sit on Adams Avenue inside the neighborhood, one a table-side taqueria and the other Korean fried chicken. A few minutes east on Bristol Street, The LAB, The CAMP, and SOCO with The OC Mix hold Habana, ARC Food & Libations, and a run of independent kitchens. Ospi and Plums Cafe are on 17th Street, and South Coast Plaza adds another tier. The Eat & Shop section lists addresses and links for each.

John Wayne Airport is about five miles east, roughly 10 minutes off-peak. Most drivers take Baker Street or Fairview Road to the 405 south, then exit at MacArthur Boulevard. Long Beach Airport is about 20 miles up the 405 and near 25 minutes. LAX sits about 40 miles northwest, and traffic decides whether that run takes an hour or closer to two. Alex times airport runs during tours for relocating buyers.
