About Chantell Hendrix

Thirty years on this river taught me where the water sits.

Chantell Hendrix is a Stillwater real estate agent licensed in Minnesota, license #40742029, and in Wisconsin, license #93571-94. She practices with The Pinnacle Team at eXp Realty, out of 7300 Hudson Blvd., Ste. 165, Oakdale, MN 55125. She holds the REALTOR® designation, which means she is a member of the National Association of REALTORS® and is bound by its Code of Ethics, a standard higher than state licensing law requires.

I serve the Twin Cities Metro, the St. Croix Valley, and Western Wisconsin. My specialty is St. Croix River waterfront homes and riverfront cabins. Most of my work, though, is ordinary residential property: a 1902 house on the South Hill, a townhome in Croixwood, a walkout rambler in Liberty on the Lake. I have lived in the St. Croix River Valley for nearly 30 years, and directly on the river for the past five. I know its bends from the Stillwater bluffs down to the quieter reaches near Hudson.

That matters more than it sounds. Waterfront and bluff property carries questions a suburban comparison sheet never asks. Where does the floodplain line actually fall on this parcel. Is the shoreline in Stillwater or in Oak Park Heights, and does that change the permit. Does the septic system serve a seasonal cabin or a year-round house. Before I was licensed I worked as a paralegal, so contracts, disclosures, and deadlines are familiar ground rather than paperwork I hand off.

My clients often cross the Minnesota and Wisconsin border in one search, comparing a Stillwater listing against a Hudson listing on the same weekend. I hold licenses in both states, so I can price, show, and write on either side without handing you to a second agent. My approach is simple: clear communication, real market data, and an honest answer when a house is wrong for you.

Where I Focus

01

St. Croix River Waterfront and Cabins

Riverfront homes and seasonal cabins along the St. Croix National Scenic Riverway, Minnesota's only river in the federal Wild and Scenic Rivers System.

02

Stillwater and the Lower Valley

Downtown Stillwater, the North and South Hills, Croixwood, Liberty on the Lake, Settlers Glen, plus Oak Park Heights, Bayport, Lake Elmo, and Afton.

03

Across the Minnesota and Wisconsin Border

Dual licensed in both states, which keeps one agent on a search that spans the St. Croix Crossing into Hudson and western Wisconsin.

Three ways I move your number in Stillwater.

One city limit sign covers several separate markets. A downtown condominium above Main Street, a Victorian on the South Hill, a townhome in Croixwood, and a river cabin north of the Boom Site answer to different buyers and different comparable sales. Nobody adds value everywhere. I add it in three places: representing buyers who need a defensible price, marketing listings into the weeks that matter, and running the arithmetic before an investor signs.

We Help You:

  • BUY WITH A PRICE YOU CAN DEFEND, ON THE RIVER OR OFF IT
  • SELL INTO THE OPENING WEEKS, WHEN ATTENTION AND OFFERS PEAK
  • INVEST ON MODELED CASH FLOW AND A WRITTEN EXIT, NEVER A HUNCH

For Sellers

Your listing gets one opening weekend. Spend it well.

A Stillwater home hits peak attention in its first days on market and rarely climbs back. Everything I do serves that window. I price against sales that actually closed near you, finish the prep before a single photo is taken, and put the listing in front of the buyer agents who wrote offers in 55082 last quarter. Zillow, Realtor.com, Redfin, Homes.com, and the MLS carry it from there. The most recently reported month showed a 99.5 percent sale-to-list ratio here, with 31.6 percent of homes closing above asking, so prepared listings still gather competition. Homes priced against last year's market sit, then sell for less than they started.

Professional Photography

A buyer decides in one thumbnail. Win it.

Long before anyone reads your square footage, they judge a single image the width of a thumb. That judgment quietly sets what they will pay. For Stillwater listings I bring in photographers who shoot interiors at the hour the light cooperates and catch the exterior at dusk. We fly the lot when a bluff view or a stretch of St. Croix shoreline deserves to be seen. The result is a listing buyers stop on rather than scroll past, and a first impression that survives the drive out on Highway 36.

What buyers ask me about living in Stillwater.

Stillwater is the seat of Washington County, set on the bluffs above the St. Croix River where Minnesota Highway 36 meets Highway 95. Downtown St. Paul lies about 20 miles west; Minneapolis is about 26. These six questions come up on nearly every first call.

Which Stillwater neighborhoods should I look at first?

Downtown Stillwater puts Main Street, Lowell Park, and the Lift Bridge within a few blocks, and Redfin reported a median sale price near $540,000 there in September 2025. Staples and Mays on the North Hill reported a median near $293,000 in May 2025. South Hill holds 19th century houses on steep lots. Croixwood, Settlers Glen, and Liberty on the Lake sit west of downtown with newer construction and flatter yards.

Which school district serves Stillwater, MN?

One district covers the city. Stillwater Area Public Schools, Independent School District 834, enrolls roughly 8,300 students across seven elementary schools, two middle schools, one high school, and an alternative learning center. The district runs about 30 miles along the St. Croix River from Marine on St. Croix down to Afton and covers roughly 150 square miles. Minnesota's first schoolhouse was built here in 1848. Attendance boundaries shift, so verify a specific address with the district.

How long is the commute from Stillwater to the Twin Cities?

Plan on roughly 30 minutes off-peak to downtown St. Paul, about 20 miles by way of Minnesota Highway 36 west to Interstate 694 and Interstate 94. Downtown Minneapolis runs closer to 40 minutes across 26 miles. Census data puts the average commute for Stillwater residents at 20.1 minutes, because a large share work in Woodbury, Oakdale, and Maplewood rather than either downtown. Snow and the Interstate 35W interchange both add time.

What landmarks and outdoor spots define Stillwater?

Five places explain this city. The Stillwater Lift Bridge, completed in 1931, still lifts for river traffic and now carries walkers and cyclists. Lowell Park lines the riverfront at 201 Water Street North. Main Street forms the Stillwater Commercial Historic District. Brown's Creek State Trail runs 5.9 paved miles inland. Lake McKusick sits just north of downtown with a boardwalk loop.

Owners occupy roughly 76.7 percent of housing units, which keeps turnover low. The median property value stood at $414,200 in 2024, up 4.04 percent from the year before. About a quarter of the housing stock predates 1940.

What are the latest Stillwater market stats?

Redfin's most recently reported month showed a median sale price of $432,500, a median of 37 days on market, and 19 homes sold. The sale-to-list ratio came in at 99.5 percent, with 31.6 percent of homes closing above list and 11.5 percent taking a price drop. Zillow put the average Stillwater home value at $443,631 in April 2026, up 1.7 percent year over year.

How to spend a Saturday in Stillwater.

The Lift Bridge and Loop Trail

The 1931 Stillwater Lift Bridge closed to cars in 2017 and reopened in 2020. It now anchors a five-mile walking and biking loop that crosses to Houlton, Wisconsin and returns over the St. Croix Crossing.

Brown's Creek State Trail

Brown's Creek State Trail runs 5.9 paved miles from downtown Stillwater to the Gateway State Trail, on the former Minnesota Zephyr rail grade. Two miles hug a designated trout stream; one mile parallels the river.

The Zephyr Theatre

The old Minnesota Zephyr depot at 601 Main Street North is now The Zephyr Theatre, a nonprofit venue running live theatre, concerts, art exhibits, and a winter ice maze in the parking lot.

Lift Bridge Brewing Company

Lift Bridge Brewing at 1900 Tower Drive West pours a dozen taps in a small room off the brewhouse, with outdoor games and a screen for Vikings games.

Getting Around

Commute times from Stillwater.

Stillwater has one artery and one bridge. Everything else is a variation on those two. Manning Avenue, County Road 15, forms the western city limit and runs south toward Lake Elmo and Woodbury.

MN 36

The way west

Runs from the western edge of town to Interstate 694, which feeds Interstate 94 toward St. Paul and Minneapolis and Interstate 494 toward the airport. Almost every commute starts here.

MN 95

The river road

The St. Croix Scenic Byway, running north and south along the water through Bayport and up past the Boom Site to Marine on St. Croix. Scenic, slow, and rarely the fast way anywhere.

36 E

The way east

Since 2017 Highway 36 crosses into Wisconsin on the St. Croix Crossing, which took through traffic off the old Lift Bridge and put Hudson eighteen minutes away.

Local Roots

Little-known Stillwater history.

Stillwater is older than the state it helped create. The town began as a lumber company, became a territorial capital of sorts for one August week, held Minnesota's first prison, and then nearly emptied when the white pine ran out. Almost every street in the historic core carries a piece of that arc.

1843

It started as a company, not a town

Four partners formed the Stillwater Lumber Company on October 26, 1843. Settlers followed the timber and the river traffic, which is why Stillwater predates Minneapolis by several years. It was the largest incorporated place in the state when it became a city on March 4, 1854, the same day as Saint Paul.

Source: Wikipedia and Washington County Historical Society

Maine

The name came from another river town

John McKusick, the community's first mayor, named it for Stillwater, Maine, the lumber town he came from, and for the still water of the St. Croix where log rafts were assembled. Many early residents arrived from Maine's forested regions, bringing logging expertise and the architecture that still lines the hills.

Source: Washington County Historical Society

1848

Minnesota was named at Myrtle and Main

Delegates met in Stillwater on August 26, 1848, adopted the name Minnesota, and appointed Henry Sibley to petition Congress for a territorial government. Minnesota Territory followed on March 3, 1849, and statehood in 1858. A plaque at the corner of Myrtle and Main marks the spot.

Source: Washington County Historical Society

1853

The territorial prison held the Younger brothers

The convention gave Saint Paul the capital, Minneapolis the university, and Stillwater the prison. Completed by 1853 in Battle Hollow, a ravine north of downtown, the Minnesota Territorial Prison later held Cole, Jim, and Bob Younger of the James-Younger Gang. The Warden's House, built the same year, is now a museum.

Source: Washington County Historical Society

1888

The first electric lights west of Chicago

The lumber money built a golden age. Stillwater had gas lights in 1875, downtown telephone service in 1878, the first electric lights west of Chicago in 1888, and Minnesota's first electric street railway in June 1889. It also carried as many as 46 saloons and six breweries.

Source: Washington County Historical Society

1931

The Lift Bridge cost $460,174

Minnesota and Wisconsin split the cost evenly. The vertical-lift span carried Highway 36 traffic until 2017, when the St. Croix Crossing opened downstream. In 2020 the old bridge became part of a five-mile pedestrian and bicycle loop through Stillwater and Houlton, Wisconsin, and it still lifts for river traffic.

Downtown Stillwater packs more than fifty independent storefronts into roughly five river-facing blocks of Main Street, a stretch listed on the National Register as the Stillwater Commercial Historic District. Kitchens run from a 1950s malt shop to a wine cellar with hundreds of bottles. Retail leans heavily toward antiques, books, and the kind of shop that has been in the same family for decades. Most of my clients are in the middle of something larger than a house. Upsizing in the suburbs, downsizing into a Main Street condominium, moving across the Minnesota and Wisconsin border, or finally buying the cabin they have driven past for fifteen years. Those are life transitions first and transactions second, and I treat them that way. My background as a paralegal means I read the disclosure package before you do, and I tell you what I found rather than what sounds good.

The practical part is simple. Clear communication, real market data instead of a citywide average, and proven marketing when you sell. If a house is wrong for you, I say so out loud, even when the market rewards hesitation with a lost deal. Nearly 30 years in the St. Croix River Valley and five on the river itself have taught me that the right house is worth waiting one more weekend for.

Frequently Asked Questions

What Stillwater buyers and sellers actually ask.

Buying in Stillwater usually runs six to eight weeks from accepted offer to closing. You get pre-approved, tour homes, submit an offer, complete inspection and appraisal, then close at a title company. Stillwater has two very different housing pools: 19th century homes on the North and South Hills, and newer construction west of downtown near Croixwood and Liberty on the Lake. Older river-adjacent homes often need a sewer scope, radon test, and a careful look at foundations, so I build those contingencies into offers. A contingency is simply a condition that must be met before the sale becomes final.
Stillwater's most recently reported month showed a median sale price of $432,500, a median of 37 days on market, and a 99.5 percent sale-to-list ratio, with 31.6 percent of homes selling above list price, according to Redfin data. That mix means well-prepared listings still attract competition while overpriced homes sit. Zillow put the average Stillwater home value at $443,631 in April 2026, up 1.7 percent year over year. Read those two numbers together: prices are flat to slightly up, and timing matters more than it did in 2021.
Selling starts with a comparative market analysis, which is a review of recent nearby sales used to set a realistic list price. Sellers in Minnesota typically pay their own agent's fee, a negotiated buyer agent fee if offered, state deed tax of 0.33 percent of the sale price, title and closing fees, and prorated property taxes. Commission rates are not set by law and are always negotiable. I walk sellers through a line-by-line net sheet before we list so there are no surprises at the closing table.
Stillwater is served by Stillwater Area Public Schools, Independent School District 834, which enrolls roughly 8,300 students across seven elementary schools, two middle schools, one high school, and an alternative learning center. The district stretches about 30 miles along the St. Croix River from Marine on St. Croix down to Afton and covers roughly 150 square miles. Attendance boundaries change, so confirm any specific address with the district before you write an offer.
From Croixwood, plan on roughly 30 minutes off-peak to downtown St. Paul, about 20 miles via Minnesota Highway 36 west to Interstate 694 and Interstate 94. Rush hour adds ten to twenty minutes, and winter weather adds more. Census data puts the average commute for Stillwater residents at 20.1 minutes, which reflects how many people work in Woodbury, Oakdale, and Maplewood rather than downtown.
Yes. The Brown's Creek State Trail runs 5.9 paved miles from downtown Stillwater to the Gateway State Trail in Grant, following the former Minnesota Zephyr rail line. Dogs are welcome on leash. Lowell Park along the riverfront and Pioneer Park on the North Hill both allow leashed dogs, and the St. Croix Crossing Loop Trail gives you a five-mile walking and biking circuit over the historic Lift Bridge and the newer crossing.
Cub at 1801 Market Drive is the main full-service grocery store, about two miles west of downtown near the Highway 36 corridor, with a pharmacy and deli on site. For specialty items, Stillwater Olive Oil Company sits at 231 South Main Street in the heart of the historic district. Axdahl's Garden Farm on Manning Avenue North sells local produce seasonally.
Lowell Park sits at 201 Water Street North right on the St. Croix riverfront and hosts Lumberjack Days and the World Snow Sculpting Championship. Teddy Bear Park is two blocks south at 207 Nelson Street East. Pioneer Park at 515 Second Street North looks down over downtown from the North Hill. The eastern trailhead of the Brown's Creek State Trail is a short walk north on Laurel Street.
Main Street has a dense run of independent kitchens. LoLo American Kitchen sits at 233 South Main Street, Feller at 402 South Main Street, and Leo's Grill and Malt Shop at 131 South Main Street. Domacin Restaurant, Lounge and Wine Shop is a block off Main at 102 Second Street South, and the Freight House serves a large river deck at 305 Water Street South.
Minneapolis-St. Paul International Airport is roughly 30 miles from downtown Stillwater and takes about 40 minutes off-peak. The usual route is Minnesota Highway 36 west to Interstate 694 south, then Interstate 494 west to the airport exits. Give yourself an extra half hour during weekday rush hours and in snow.
Yes. Minnesota allows remote online notarization and electronic signatures on most purchase documents, so out-of-state buyers regularly close without traveling twice. I record walkthrough video for every showing, share inspection reports the day they land, and coordinate with your lender and the title company on timing. Buyers moving from Wisconsin often want a side-by-side comparison of property tax treatment, and I am licensed in both states.
Look first at Staples and Mays on the North Hill, where Redfin reported a median sale price of $293,000 in May 2025, and at townhomes in Croixwood and Settlers Glen west of downtown. Downtown Stillwater condos carry a higher median, reported at $540,000 in September 2025. Price is only half the question. Older hill homes trade lower square footage and steeper lots for walkability to Main Street.
Minnesota Housing offers the Start Up program for first time buyers, which pairs a fixed-rate mortgage with downpayment and closing cost loans for buyers who meet income and purchase price limits. Conventional loans with three percent down, FHA loans with 3.5 percent down, and zero-down VA and USDA loans all appear regularly in Washington County. Talk to a lender before you tour, because a pre-approval letter is what makes your offer credible.
Late April through June is the deepest buyer pool in Stillwater, and river-view homes show best once the trees leaf out and the Lift Bridge starts its summer lift schedule. Even so, the most recently reported month showed only 19 homes sold, and competition among sellers thins considerably in winter. A well-priced, well-photographed home in February can outperform an average home in May.
