Real Estate Agent In St. Matthews 40207, From Beechwood to Indian Hills
I am Pamela Ruckriegel, Principal Broker of One Key Realty and a licensed Kentucky REALTOR® since 2004. Buyers, sellers, and investors hire me for pricing that holds up in 40207, negotiation that stays calm, and a move worth making.
The St. Matthews Licensed Broker Who Also Teaches The Agents.
For more than two decades I have helped people work through one of the most important decisions of their lives, buying and selling real estate. What began as a passion for helping families grew into a career devoted to clients and to the profession itself. Today I serve as Principal Broker of One Key Realty and lead Louisville Real Estate Pros, my client focused team serving Louisville and the surrounding communities. My first responsibility has always been to my clients. I also believe great REALTORS® carry a second duty, to mentor others, uphold high professional standards, and keep raising the level of service our industry provides.
My path into real estate started before I became licensed in 2004. As Public Relations Manager for Weichert Realtors corporate headquarters in New Jersey, I worked alongside many of the company's highest performing agents across a 24 office region. Watching those professionals build careers on trust, integrity, and exceptional client service pushed me to pursue real estate as my own profession.
I have also lived the moving process from the other side of the transaction. I relocated my own family across state lines several times, so I understand the uncertainty, the excitement, and the countless decisions that ride along with every move. That perspective shapes how I work with clients today, with patience, steady communication, and a commitment to keeping the process smooth and informed.
Over the past 22 years I have represented hundreds of buyers, sellers, investors, and relocating families throughout Louisville and the surrounding counties. Clients know me as proactive, detail oriented, responsive, and willing to take on the difficult situations that surface during a transaction. Successful real estate is not simply about finding the right property or negotiating the best price. It is about listening carefully, solving problems, anticipating challenges before they arrive, and helping people make confident decisions.
As my career grew, so did my desire to give back to the profession. Since 2019 I have mentored and coached real estate professionals while serving in leadership roles inside our REALTOR® community. In 2026 the Kentucky Real Estate Commission certified me to teach both continuing education and pre-licensing courses for real estate professionals. I also instruct for the Kentucky Academy of Real Estate (KARE), preparing future REALTORS® and providing continuing education to experienced licensees throughout Kentucky.
Education has always been central to who I am. The real estate industry changes constantly, and both clients and agents deserve someone committed to lifelong learning, professional excellence, and ethical representation. Teaching keeps me sharp, connected to industry developments, and focused on best practices. That benefits the agents I teach and every client I serve.
One of the greatest rewards of my career has been the relationships. Many of the people I helped buy their first homes years ago have come back for their next homes. They have referred friends, parents, siblings, children, and even grandchildren, and they have trusted me through multiple stages of life. Those long term relationships are the greatest compliment I could ever receive.
Your next step may be a first home, a move to Kentucky, the sale of a luxury property, an investment purchase, or the chapter that comes after a long stay in one place. My goal stays the same in every case: knowledgeable guidance, honest advice, exceptional communication, and an experience that exceeds expectations.

Your listing, in front of buyers who can afford it.
Nearly every buyer meets your home on a screen long before the driveway. Yours goes out with professional photography, honest staging guidance, and syndication across Zillow, Realtor.com, Redfin, and Homes.com, so it reaches the people already searching 40207. Then I run open houses that bring through qualified buyers rather than curious neighbors.

St. Matthews streets are canopied, and that shade will flatten a photo taken at the wrong hour. I bring in photographers who plan around the light instead of fighting it, and I tell you plainly which rooms to clear first. Your home should reach Zillow looking like the place a buyer wants to stand.

St. Matthews sits inside Jefferson County Public Schools, the largest district in Kentucky. JCPS runs an enrollment and choice process rather than a hard boundary for every grade, so two houses on the same street can end up at different schools. Magnet and traditional programs, including Greathouse Shryock, admit by application. St. Matthews is also within reach of several long-established private schools. Confirm current assignment with the district before you write an offer. Ratings below come from GreatSchools.org.

For Buyers
Get fully underwritten before you tour. Inventory in the strongest pockets is thin, and a documented pre-approval with clean terms often beats a slightly higher offer. Budget for older-home items too, including knob and tube wiring, original sewer laterals, and 1950s panels.
For Sellers
Preparation pays. Professional photography shot at the right hour, light staging, and pricing built on real 40207 comps put you at or above list. My team averages 24 days on market against a Louisville average of 51, and 99% of original list price. I walk your home before we list to plan the highest-impact updates.

Little-known St. Matthews history.
Before it became one of Louisville's most established suburbs, this ground was a stagecoach stop, a saloon crossroads with an image problem, and the potato capital of the world. The street names on your title work are the farm families who sold the land.
A tavern on the road to Frankfort
In the early 1800s the sparsely populated area was called Sale's Precinct, for Captain Edmund P. Sales, who kept a tavern on the stagecoach route linking Louisville and Frankfort. Traffic picked up in 1832 when the Shelbyville Turnpike opened as a hard-packed gravel road.
Source: City of St. MatthewsNaming the town away from a saloon keeper
The crossroads was long known as Gilman's Point, for tavern owner Daniel Gilman, at the juncture of Shelbyville and Westport Roads, Breckenridge and Chenoweth Lanes, and Frankfort Avenue. Around 1850 residents decided it was unseemly to share a name with a saloon keeper and adopted the name of St. Matthew's Episcopal Church instead. The post office made it official in 1851.
Source: Wikipedia and the City of St. MatthewsThe potato capital of the world
Two hundred farmers formed the St. Matthews Produce Exchange in 1910, and it grew into the second-largest potato shipper in the world. Stock sold for $5 a share at the start. By 1921 a share was worth $75. The Exchange closed in 1946.
The flood that filled the subdivisions
The Ohio River flood of 1937 drove families off low-lying ground in Louisville and up onto the higher land here. That single event accelerated the subdivision of the old farms more than any developer did, and it explains why so much of the 40207 housing stock dates to the late 1930s and 1940s.
Source: WikipediaIncorporated to build a sewer
St. Matthews incorporated as a city in 1950, partly to solve infrastructure problems and build a sewer system. The town's first bank opened in 1905, and the landmark Vogue Theater opened on Lexington Road in 1938. Mall St. Matthews later became Louisville's first indoor shopping mall.

The city flag carries a buckskin-clad pioneer, a hoe-wielding farmer, a potato, a stagecoach, and a church, in Kentucky blue and gold with green for the soil. A 13-year-old student named Stephanie Baldyga designed it in 1960 and won a citywide contest.

Redfin and First Street data put about 17% of properties in ZIP 40207 at risk of severe flooding over the next 30 years, which is a moderate rating. St. Matthews also sits in a region with above-average tornado history. Read the seller disclosure, pull the FEMA map, and quote insurance during your inspection period rather than at the end.

The practical questions buyers ask on the drive home, answered with links to the agency that actually sets the rate. St. Matthews is its own city with its own police department, which is a real difference from an unincorporated Louisville address. Rates and boundaries change, so confirm against a specific address before you budget.
The Jefferson County PVA sets assessed value and the Sheriff collects the bill. St. Matthews residents pay county, school, and city rates layered together. Median real estate taxes on a mortgaged home in 40207 ran about $3,852 in 2023. Always pull the actual bill for the address.
Kentucky charges a real estate transfer tax of $0.50 per $500 of consideration, collected by the County Clerk at recording. That works out to $1.00 per $1,000 of the sale price. Your closing attorney or title company confirms the exact figure.
Louisville Gas and Electric delivers electricity across St. Matthews and sends the bill. Set up service before your closing date. Older homes here sometimes still carry a 1950s panel, so ask about the last electrical update.
LG&E supplies natural gas as well as electricity in Louisville, so most St. Matthews homes carry one combined utility account. Transfer service into your name before move-in, since some accounts need a short lead time.
Louisville Water Company serves the entire city, drawing from the Ohio River and a riverbank filtration system. It is a municipally owned utility and bills separately from LG&E and from sewer.
The Louisville and Jefferson County Metropolitan Sewer District handles wastewater and stormwater. St. Matthews incorporated in 1950 partly to build a sewer system, so some laterals here are original. A sewer scope is money well spent on any pre-1960 house.
The City of St. Matthews contracts residential garbage, recycling, and yard waste collection for addresses inside the city limits. Neighboring cities such as Indian Hills and Windy Hills run their own arrangements, so confirm the hauler and the day for a specific street.
Spectrum and AT&T both serve the area, and AT&T Fiber has reached many streets in 40207. Availability changes block by block in the older subdivisions, so check the exact address before you rely on a plan.
St. Matthews runs its own police department out of City Hall on Grandview Avenue and its own fire protection district. That is a real difference from an unincorporated Louisville address, where LMPD and a county district cover you. Small enclaves like Indian Hills and Windy Hills have their own arrangements.

Happy clients.
My business is built on trust, strategy, and results. After 22 years across Louisville and the surrounding counties, the reviews that matter most come from clients who came back, or sent a friend.
Pam has been absolutely amazing to help me and my fiancé purchase our first home! She is responsive, friendly, and professional. Her prudent experience was so helpful to us throughout the entire process. She explained everything to us and always answered our questions timely. We would highly recommend Pam and would seek her guidance in the future again!
I have worked with Pam for years and have always been taken care of. I expected this time around would be more difficult given the current market. But we found our dream house right away and Pam made it happen. She’s great at negotiating with other parties and truly looks out for her clients best interest. She’s the best.
Pam was outstanding. She was super patient with us as we made several trips to Kentucky, including Friday nights. She always made time for us. She had a lot of helpful tips and had connections to homes that weren’t on the market yet. We really appreciate her expertise and highly recommend her to anyone looking for a home.

ZIP 40207 is really a cluster of small cities and enclaves, each separately incorporated or platted, each with its own price point and lot pattern. Richlawn, Beechwood Village, and Norbourne Estates are their own cities sitting inside St. Matthews. Here are the pockets I know well and help clients buy and sell in.

A separately incorporated city inside St. Matthews, built out with brick ranches and Cape Cods on tidy streets. Close to Brown Park and walkable to Chenoweth Square.

The grand old neighborhood along the bluffs above the Ohio, with mansions on wooded acreage. It holds the top of the 40207 market and the biggest lots in the ZIP code.
View Homes →Norbourne Estates

View Homes →Richlawn
A charming older subdivision and its own tiny city, running between Shelbyville Road and Ledyard Road. Solid brick ranches and the most attainable way into a 40207 address.
View Homes →Mockingbird Valley
Winding roads through ravines near the Crescent Hill Golf Course, with newer custom builds alongside mid-century estates. Mockingbird Gardens sits just to the east.
View Homes →Windy Hills
Larger wooded lots along the Brownsboro Road corridor with quick access to I-71 and I-264. Its own city, and consistently one of the deeper pools of inventory in 40207.

When we first meet, you will notice I take time to answer questions and back every recommendation with real market data and comps. Successful real estate is not simply about finding the right property or negotiating the best price. It is about listening carefully, solving problems, anticipating challenges before they happen, and helping you make a confident decision.
I have moved my own family across state lines several times, so I know the uncertainty that rides along with it. That perspective shapes how I work, with patience, communication, and a plan for making the process as smooth and informed as possible. My clients tell me the process felt easy even when the stakes were high, and that comes from preparation rather than luck.

Sort of, and the distinction matters. St. Matthews is a separately incorporated home rule-class city inside Louisville Metro government. Selling starts with accurate pricing and preparation, then professional photography, staging guidance, and syndication across the major platforms. Homes in 40207 span the 1920s to the 1960s, so comps need adjustment for era, updates, and lot rather than square footage alone. I walk your home first to plan high-impact updates, launch the listing, manage showings, and negotiate offers.

Commissions are negotiable and not set by law. I will give you a clear net-sheet estimate up front so you know your likely proceeds before we list.
Most do not. The majority of 40207 predates master planning, so many homes carry no HOA at all. Some newer condo and patio home communities, such as Stonehenge or the gated developments off Dutchmans Lane, do have associations with monthly dues. What you should budget for instead is tree work, drainage, and the maintenance any pre-1960 house eventually asks for.
Plan for it rather than worry about it. Redfin and First Street data put about 17% of properties in ZIP 40207 at risk of severe flooding over the next 30 years, a moderate rating driven by Beargrass Creek and its tributaries. Pull the FEMA flood map for the address, read the seller disclosure, and quote insurance during your inspection period rather than at the end.
Beyond the general home inspection, most 40207 buyers add termite and a sewer scope, since laterals here can date to the 1950s. On homes built before 1960, look closely at the electrical panel, any knob and tube left in the walls, and unpermitted additions. If the lot backs to Beargrass Creek, a drainage review is worth the cost.
Conventional, FHA, VA, and Kentucky Housing Corporation loans all apply at St. Matthews price points, and KHC offers down payment assistance for qualifying buyers. I will connect you with trusted local lenders who explain your real monthly cost. Escrow is the neutral account that holds funds until closing, and a contingency is a condition, such as inspection or financing, that must be met before you commit.
Yes, and relocation is one of my specialties. I have relocated my own family across state lines several times, and I started my career in relocation-heavy work at Weichert Realtors corporate headquarters. I help remote buyers with video tours, neighborhood briefings, and electronic signing, then coordinate inspections, appraisal, and closing so you can buy in St. Matthews with confidence.
Yes. Investing is one of my three core services. I help clients evaluate rental yield, cash flow, and long-term appreciation across Louisville and the surrounding counties. St. Matthews holds steady tenant demand because of Baptist Health, the shopping corridor, and the proximity to downtown, which makes it a reliable hold rather than a flip market.
Comps, short for comparable sales, are recent nearby sales of similar homes. In a new subdivision they are simple. In St. Matthews, where a street can hold a 1938 Cape Cod, a 1955 ranch, and a 2020 rebuild, comps require judgment about era, updates, lot, and school access. I pull them for your exact street, adjust honestly, then use them to set a price or shape an offer.
Downtown Louisville sits about 7 miles west, roughly a 13 minute drive off-peak, usually down I-64 or Frankfort Avenue. Louisville Muhammad Ali International Airport is about 9 miles and 13 minutes via the Watterson Expressway. Baptist Health Louisville is about a mile. The mean commute for St. Matthews residents runs about 19.4 minutes, which is well under the metro average.
Louisville Muhammad Ali International Airport, code SDF, sits at 600 Terminal Drive about 9 miles away, roughly 13 minutes off-peak. The usual run is the I-264 Watterson Expressway, then Exit 11 straight to the terminal. TARC bus service works but needs a transfer downtown and takes closer to two hours, so almost everyone drives or takes a rideshare. The airport kept the SDF code from its old name, Standiford Field, after the 2019 renaming. UPS Worldport shares the airfield, which is why you hear cargo flights overnight.
No fenced off-leash dog park sits inside 40207 itself. Brown Park on Browns Lane takes leashed dogs on paved loops past the duck pond and opens at 7 AM daily. The nearest off-leash run is Cochran Hill Dog Run in Cherokee Park at 740 Cochran Hill Road, about two acres split into large and small dog sides, with a dog washing station. Louisville has a quirk worth knowing before you move here. Most Metro dog runs are members only through the Louisville Dog Run Association, which costs around $35 a year and verifies that every dog is current on shots. Sawyer Dog Park at E.P. Tom Sawyer State Park adds about six acres under the same permit.
Four sit inside the city or right on its edge. Brown Park covers about 28 acres off Browns Lane with paved walking loops, a duck pond, a playground, and restrooms. St. Matthews Community Park adds roughly 45 acres of ball fields and picnic shelters. Arthur K. Draut Park follows Beargrass Creek and gives the northern streets a shaded path. Seneca Park anchors the western edge as part of Louisville's Olmsted-designed park system, with running loops, tennis courts, and a golf course. Cherokee Park is a short drive west along the same parkway network.
This is one of the best-served ZIP codes in Louisville for groceries. Kroger sits at 291 North Hubbards Lane, Whole Foods at 4944 Shelbyville Road, and Trader Joe's at 4600 Shelbyville Road. All three are inside 40207. Paul's Fruit Market in Chenoweth Square is the local institution, with produce, a butcher counter, and a deli that locals will argue makes the best sandwich in town. Most errands here happen without leaving the ZIP code.
The Shelbyville Road and Chenoweth Lane corridors carry most of it. Plehn's Bakery at 3940 Shelbyville Road has been selling donuts and cakes for more than a century. Mojito in Havana, known locally as Havana Rumba, sits on the same block at 3939 Shelbyville Road. Wild Eggs runs breakfast at 3985 Dutchmans Lane, and Heine Brothers roasts coffee at 119 Chenoweth Lane. Frankfort Avenue adds a walkable strip of restaurants just west of the city line. The Eat and Shop section on this page lists more with addresses.

St. Matthews stayed firmly competitive through the first half of 2026. Redfin reported a median sale price near $441,000 in ZIP 40207 as of June 2026, with homes averaging 36 days on market and selling at about 99.5% of list price. Earlier in the year, January sales came in around $457,000, roughly 10% above the same month in 2025, at about $200 per square foot.
I read this as a supply story more than a demand story. The 40207 housing stock was mostly built between the 1920s and the 1960s, and turnover stays low on the best streets. A handful of listings can set the tone for an entire pocket. Redfin scores the market 77 out of 100 and notes that many homes draw multiple offers, while the hottest go pending in about 10 days. Presentation and accurate pricing still decide the outcome.
