Life around Southern Highlands.

Weekends here do not need the Strip, although it is 15 minutes away. There is a championship course inside the gates, a county sports park at the top of the hill, a paved trail spine through the middle of the community, and a resort with a bowling centre and a cinema just down Las Vegas Boulevard. These are real places, all within a short drive.

The private club at the centre of the community, opened in with a course co-designed by Robert Trent Jones Sr. and Robert Trent Jones Jr. It has hosted two PGA Tour events and was ranked the number one clubhouse in the nation by Golf Digest Index in 2015. Membership is separate from buying a home here, so ask about current initiation and dues before you assume either.

The Clark County sports park at the top of the community, which opened in after years of delay. Goett Family Park

At 10950 Southern Highlands Parkway, the flagship park and home of the Jaynes Family Splash Park, which runs seasonally through the start of October. Covered playgrounds, basketball courts, a large gazebo and open grass fields, and the site the community association uses for Movies in the Park and the annual Fall Festival. It is named for Olympia founder Garry Goett.

Somerset Hills Park

At 10717 Valencia Hills Street, the largest park in the community at about 6.33 acres. Two lighted tennis courts, a seasonal water spray park, gazebos with barbecues, a covered play structure, open green space, a walking path and community restrooms. Street parking only, which keeps it quieter than the parkway parks on a Saturday.

Ten minutes west

Exploration Peak and Mountain's Edge

Mountain's Edge Regional Park and its Exploration Peak summit trail sit just west on Buffalo Drive, run by Clark County. The climb to the top is short, steep and worth doing once at sunrise before the heat arrives, and the surrounding park adds fields, playgrounds and a paved loop for the flatter version of the same idea.

South Point Hotel, Casino and Spa

At 9777 South Las Vegas Boulevard, the closest full resort and the reason a Tuesday night out here does not require a drive up the Strip. It holds a 64-lane bowling centre, a 16-screen cinema, an equestrian arena and a set of restaurants including the Silverado Steak House, all a few minutes east on the boulevard.

The community association maintains a set of parks connected by The Paseo, a paved walking and biking path that runs through the middle of the master plan. Olympia Sports Park carries the lighted fields and a hilltop trail, Somerset Hills Park holds the tennis courts at 6.33 acres, and Mountain's Edge Regional Park with Exploration Peak sits a few minutes west.

Little-known Southern Highlands history.

This community is younger than most of its residents, and it exists because of a federal land swap. The ground under it has an older story involving a gypsum railroad town, and the name on the entry monument was not the first one chosen.

Where the name Enterprise came from

References to this part of the valley as Enterprise date back to at least , when county commissioners established an Enterprise school district. One historian's reading is that the word was simply chosen as a positive-sounding name, not for a ranch or a family. The first inhabitants of the area were Southern Paiute people.

Gypsum, a railroad and a water tower

In the early 1900s the railroad town of Arden was formed just west of here for workers at the nearby gypsum mines. The oldest structure in the area is a water tower built in 1926. For most of the twentieth century this was mining and ranch ground, not suburb, which is why nothing in Southern Highlands predates the late 1990s.

In the Bureau of Land Management negotiated a property exchange with the Arizona-based Olympic Group. The first phase closed in October 1996 and the second on . That December, Clark County commissioners created the unincorporated town of Enterprise, on .

Approved as Olympic Highlands

In May the Clark County Commission gave tentative approval to an 1,850-acre master plan of 6,000 to 8,000 homes, bounded by Cactus Avenue, Jones Boulevard, Interstate 15 and Larson Lane. Olympic agreed to spend more than $150 million on public improvements, including land for parks and schools.

Why it is not called Olympic Highlands

By the project had been renamed Southern Highlands, after concerns from the U.S. Olympic Committee, which actively protects the rights to its name. The golf club opened the following year, and the community's first entry monuments went up under the name it still carries.

The promised county sports park ran years late. In Clark County stopped issuing home construction permits in the area over the unfinished park, and Olympia Sports Park opened that . The $30 million, 21-acre Southern Highlands Marketplace had broken ground earlier, in 2003.

Open Space

Southern Highlands parks, paths, and desert.

The open space here works in two registers. Inside the master plan the community association maintains a set of small, heavily used parks strung together by a paved path, and a short drive west the county's regional parks open into raw Mojave ground that runs to the mountains. Buyers moving from a green suburb are usually surprised by how much of the walking happens on paths rather than sidewalks.

The big one

Olympia Sports Park

The Clark County sports park at the upper end of the community opened in , after the county had gone as far as halting home construction permits in the area over the delay. It carries lighted soccer fields, a full-size lighted basketball court with six hoops, playground structures, workout stations and a seasonal water play area.

The part most listings forget to mention is the hilltop trail, a short climb from the parking lot that opens onto a long view north across the valley toward the resort corridor. It is the closest thing the community has to a hike, it takes about twenty minutes, and it is the first place I take a buyer who says they want a view lot but has not yet stood on one.

The rest of it

The Paseo, two dog parks, and the regional ground to the west

The Paseo is the paved walking and biking path that threads the community together, and it is the single amenity residents mention first when they describe daily life here. It links the parkway parks without putting you on the road, which matters more in July than any of the acreage figures above.

For dogs, the Cactus Jones Dog Park at the southeast corner of West Cactus Avenue and South Jones Boulevard has separated small and large enclosures, a gazebo, benches and a water fountain, and a second fenced run sits beside the community fire station. Further out, Mountain's Edge Regional Park and the Exploration Peak summit trail give you real desert within about ten minutes, and Red Rock Canyon National Conservation Area is roughly thirty minutes northwest.

These are the practical questions buyers ask once the tour is over. Southern Highlands is in unincorporated Clark County, not the City of Las Vegas, so the providers here differ from a Henderson or city address. Rates and provider details change, so verify current figures with the county and the utility before you build them into a budget. I am not a tax advisor and none of this is tax advice.

Property Tax

Nevada assesses property at 35 percent of taxable value, not market value. Combined rates in unincorporated Clark County generally run about $2.75 to $3.35 per $100 of assessed value depending on your tax district, which puts the effective rate on market value near 0.5 to 0.75 percent. The abatement is the part that matters. On a claimed primary residence, the dollar amount of the bill cannot rise more than 3 percent in a year. Everything else sits under a cap of up to 8 percent. Republic Services of Southern Nevada is the franchise hauler for unincorporated Clark County, at 702-735-5151, from offices at 770 East Sahara Avenue in Las Vegas. Recycling is single stream and collected on its own day. Inside gated enclaves, ask the association where bins are permitted and on which hours, because that rule is enforced by the HOA rather than the county.

Southern Highlands is not one look. The golf club streets lean Tuscan and Mediterranean because that is what was being built when they went up, the newer custom parcels on the ridge are almost entirely desert contemporary, and the volume villages run transitional. These are reference images for each style, so you know what you are asking for before we start touring.

There is no official ranking, so judge on evidence you can check yourself. Ask how many Southern Highlands files the agent has worked, whether they read the HOA budget and the reserve study before you write an offer, and who tracks your paperwork once escrow opens. You get pre-approved, we tour, and when you find the home we write an offer with terms suited to the current market. Once it is accepted you open escrow, which is a neutral third party holding funds and documents until the deed records with the Clark County Recorder. Standard contingencies cover inspection, appraisal, financing and the HOA resale package. Most purchases here close in 30 to 45 days, longer when a jumbo loan is involved. Never accept wiring instructions by email; call escrow at a number you looked up yourself.

Budget for lender fees, title and escrow charges, the Clark County real property transfer tax, prorated property taxes and the first year of insurance. Commission is negotiable and always has been. Since the 2024 industry settlement, buyer agent compensation is negotiated separately and written into a buyer agreement before we tour, so you will know the number before you see a single house. I walk you through that document line by line.

Every public campus belongs to the Clark County School District and attendance zones are assigned by street address, not by community. Campuses serving Southern Highlands include Charles and Phyllis Frias Elementary at 5800 Broken Top Avenue, Evelyn Stuckey Elementary at 4905 Chartan Avenue, Lois and Jerry Tarkanian Middle School at 5800 West Pyle Avenue and Desert Oasis High School at 6600 West Erie Avenue, which enrolled 3,300 students in 2024 to 2025. Southern Highlands Preparatory School is the private option inside the community. Always confirm the exact address at ccsd.net.

They are separate bills and neither is optional to understand. Most owners pay a master assessment to the Southern Highlands Community Association plus a sub-association assessment inside a gated enclave, and Nevada requires the seller to deliver a resale package containing the governing documents, the current budget and the reserve study. Read the reserve study, because private streets, gates and guardhouses live in that document and a thin reserve is a future special assessment. Southern Highlands Golf Club membership is a separate arrangement with its own initiation and dues. I request current figures in writing during your contingency period.

Yes, and a large share of buyers here do exactly that. I run video walkthroughs on your schedule, attend inspections on your behalf and send you the report the same day, and Nevada allows electronic signing for the contract documents. Most out-of-state buyers make one trip: they come to see the final two or three homes in person. I will also compare Southern Highlands honestly against the market you are leaving, including property tax treatment, insurance and utility cost through a desert summer.

It depends entirely on which part of 89141 you are buying in. In the volume villages, conventional, FHA and VA loans all work, and the Nevada Housing Division runs down payment assistance programs worth asking a lender about. Behind the golf club gates, most purchases are jumbo loans or cash. A jumbo loan is any mortgage above the conforming limit, and it carries stricter underwriting: larger reserves, more documentation and a slower appraisal on a home with few comparable sales. I am not a lender. Get fully underwritten rather than pre-qualified, because that is what makes an offer credible here.

No. Southern Highlands sits inside the unincorporated town of Enterprise in Clark County, even though the mailing address reads Las Vegas. That matters in practical ways: your water comes from the Las Vegas Valley Water District, sewer is billed by the Clark County Water Reclamation District, permits and code enforcement run through Clark County rather than a city hall, and policing is handled by the Las Vegas Metropolitan Police Department Enterprise Area Command on West Windmill Lane. It also means the tax district on your bill is a county district.

Six things beyond the standard inspection: roof age and warranty transferability, HVAC age because desert summers are hard on equipment, pool surface and equipment age, the irrigation system and whether the landscape has been converted to current watering rules, any stucco cracking on the west elevations, and the association's design guidelines governing what a neighbour may build or park. Get a written insurance quote during your contingency period rather than after it, and read the reserve study before you waive anything.

Nevada assesses property at 35 percent of taxable value rather than market value, and combined rates in unincorporated Clark County run roughly $2.75 to $3.35 per $100 of assessed value depending on your tax district. That puts the effective rate near 0.5 to 0.75 percent of market value. Under NRS 361.4723 the bill on a claimed primary residence cannot rise more than 3 percent a year, with a cap of up to 8 percent on everything else. File the Tax Cap Claim Form with the Clark County Assessor or the higher cap applies by default, and expect a supplemental bill after closing.

About 9 miles and roughly 15 minutes off-peak to the south end of the resort corridor, taking Southern Highlands Parkway east to Las Vegas Boulevard or north on Interstate 15 from the St. Rose Parkway or Silverado Ranch interchanges. Downtown Las Vegas and Fremont Street run about 16 miles and 20 to 25 minutes. Those are off-peak numbers. Convention weeks, event nights and the afternoon southbound build on I-15 change them considerably, so if you commute into the corridor daily, drive it once at your actual hour before you commit to an address.

Yes, two inside the community. The Cactus Jones Dog Park sits at the southeast corner of West Cactus Avenue and South Jones Boulevard with separate fenced areas for small and large dogs, a gazebo, benches, a water fountain and waste stations. A second fenced run sits beside the community fire station. Dogs are also welcome on The Paseo path and at Mountain's Edge Regional Park a few minutes west, on leash. The Southern Highlands Community Association maintains current park amenity listings, and hours shift seasonally with the heat.

Smith's Food and Drug at 10600 Southern Highlands Parkway is the closest full grocery, inside the Southern Highlands Marketplace and about five minutes from most addresses in the community. It carries a bakery, deli, pharmacy and a fuel station on the same lot. The same centre holds Walgreens for the pharmacy and convenience run. Beyond the community, the Silverado Ranch and Las Vegas Boulevard corridors add the larger warehouse and specialty options, and most households here shop the Marketplace simply because everything sits in one parking loop.

The community association maintains a set of parks linked by The Paseo, a paved walking and biking path that runs through the master plan. Olympia Sports Park, which opened in August 2018, carries lighted soccer fields, a full-size basketball court with six hoops, workout stations, a seasonal water play area and a hilltop trail with a view across the valley. Somerset Hills Park runs about 6.33 acres with two lighted tennis courts, and Goett Family Park holds the Jaynes Family Splash Park. For real desert, Exploration Peak at Mountain's Edge Regional Park is about ten minutes west.

Most of the neighbourhood dining sits on Southern Highlands Parkway. Nudo Italiano at 4390 West Cactus Avenue is the sit-down Italian room from restaurateurs Jenna and Michael Morton, Mama Bird Southern Kitchen at 10550 Southern Highlands Parkway runs Southern cooking daily from breakfast, and Le Cafe Du Sud at 11350 Southern Highlands Parkway handles the morning and lunch trade. Tuscan Cove Bar and Patio sits inside the Tuscan Highlands gates. Eight minutes east, South Point holds the Silverado Steak House and a set of casual rooms, plus a bowling centre and a cinema.

Take Southern Highlands Parkway east to Las Vegas Boulevard, then north to the airport connector, or use Interstate 15 north from the St. Rose Parkway interchange, roughly 11 miles and 15 to 20 minutes off-peak. Proximity to Harry Reid is one of the practical reasons this community attracts owners who travel weekly, and it is the single most common question I get from second-home buyers. Time it during a convention week before you assume the shorter number, because the southbound return in the late afternoon is the slow direction.
