What are the best areas of MacDonald Highlands?
There is no single answer, because the villages sell different things. SkyVu offers contemporary production-luxury homes by Blue Heron on smaller pads with the same view corridor. The custom ridge streets around Dragon Peak and Dragon Rock hold the trophy estates. Next door, Ascaya and Roma Hills are separate guard-gated communities that most buyers tour on the same day.
Every public campus belongs to the Clark County School District, and attendance zones are assigned by street address. Schools serving this part of Henderson include John C. Vanderburg Elementary, Bob Miller Middle School and Foothill High School, which enrolled 2,406 students in 2024 to 2025. Confirm any address at ccsd.net before it becomes a reason to buy.
How long is the drive to the Strip and the airport?
I-215 runs immediately north of the community and connects to I-15 and I-11. Off-peak, expect about 20 minutes to the Las Vegas Strip, roughly 20 to 25 minutes to Harry Reid International Airport, about 15 minutes to Henderson Executive Airport and about 10 minutes down the hill to The District at Green Valley Ranch.

Who lives in Henderson and how big is it?
Henderson is the second largest city in Nevada, with a population of 332,141 and a median household income of $90,138. The median age is 42.8 and the average commute runs 24.3 minutes. Inside MacDonald Highlands the average household income is closer to $188,000, which is why the housing stock skews the way it does.
Sloan Canyon National Conservation Area protects 48,438 acres immediately south, managed by the Bureau of Land Management. It contains the Sloan Petroglyph Site, listed on the National Register of Historic Places in . Federal conservation land does not get subdivided, so that southern horizon stays as it is.
Weekends here do not need the Strip. There is a championship course inside the gates, a petroglyph canyon behind them, and an open-air district ten minutes down Green Valley Parkway. These are real places, all in Henderson, and all reachable without joining the Interstate 15 traffic.

DragonRidge Country Club
The club at the centre of the community, opened in to a design by Jay Morrish and David Druzisky that works the natural elevation change rather than flattening it. Developer Rich MacDonald repurchased the club in . Membership is separate from buying a home here, so ask about current initiation and dues before you assume either.
The petroglyph site in the McCullough Range was added to the National Register of Historic Places in and sits inside the 48,438-acre conservation area. Access is managed and the canyon has no water and no shade, so treat it as a planned outing rather than a spur-of-the-moment hike.
Henderson's walkable retail and dining block, open since , built as a street rather than a mall. It anchors the everyday version of going out here, and it sits beside the Green Valley Ranch Resort, which opened in December 2001 on Paseo Verde Parkway.
Around three acres of cacti and succulents, several hundred species, planted by Ethel M founder Forrest Mars Sr. beside the chocolate factory on Cactus Garden Drive. Free to walk, lit through December, and the most useful place in Henderson to work out which desert plants you actually want in your own yard.
Where Henderson started, when the town existed to house Basic Magnesium plant workers. The Rainbow Club began as the plant's grocery store and has been a casino since , and Mojave Brewery pours inside a former bank, vault included. Murals through the district carry the history, so the walk doubles as the short version of chapter one.
A 30-acre site on Boulder Highway built around Heritage Street, a row of original houses and buildings relocated from across the county and restored to their own decades, plus a ghost town and a railroad depot. It is the cheapest and clearest introduction to the valley before the casinos.

Supply is deepest above $700,000 across the valley, and that is the entire price band this community trades in. Long days on market are not a warning sign here, they are leverage. Take the inspection period seriously, get a written insurance quote inside it, and negotiate terms as hard as you negotiate price.

The community sits above the Green Valley corridor, which means the trailhead is at the back gate and the grocery run is about ten minutes down the hill. Here is what sits within a short drive of most MacDonald Highlands addresses.

Parks, preserves and outdoor access
The McCullough Hills Trail runs about 8.5 miles one way into Sloan Canyon National Conservation Area, with trailhead parking and restrooms. Out and back, AllTrails logs the full route at 16.1 miles with roughly 1,807 feet of gain. Acacia Park adds sports fields, a dog park and the paved Union Pacific Railroad Trail.
Whole Foods Market on Village Walk Drive anchors the west side of The District, about ten minutes down Valle Verde. Costco on Stephanie Street and the Galleria at Sunset at 1300 W Sunset Road handle the larger runs, and the Green Valley Parkway corridor covers pharmacies and everyday retail.
Dignity Health St. Rose Dominican Hospital, Siena Campus at 3001 St. Rose Parkway is the closest full-service hospital, a 366-bed facility that opened in with a Level III trauma center. Reach it at 702-616-5000. The Rose de Lima campus at 102 E Lake Mead Parkway handles emergency and diagnostic care.
Paseo Verde Library at 280 S Green Valley Parkway is the flagship Henderson Libraries branch. It opened in , runs about 43,000 square feet and holds more than 220,000 titles, including a staffed genealogy room. Phone 702-492-7252.
Inside the gates, DragonRidge Country Club runs clubhouse dining for members. Down the hill, Settebello Pizzeria Napoletana at 140 S Green Valley Parkway has been in Henderson since 2005, and Green Valley Ranch Resort at 2300 Paseo Verde Parkway holds Hank's Fine Steaks and Bottiglia Cucina & Enoteca.
The Acacia Demonstration Gardens show a dozen themed approaches to desert landscaping, useful before you plan a yard here. The Clark County Museum on Boulder Highway keeps Heritage Street, a row of relocated historic Southern Nevada houses.
Henderson is younger than most of its residents assume, and it exists because of a war. The ground under MacDonald Highlands has its own story, and it starts with a family that bought land the city had already written off.

A city built for magnesium
Ground broke on the Basic Magnesium Inc. plant on , and more than 13,000 workers moved into a tent city beside it. The site was chosen for proximity to Hoover Dam power and Lake Mead water. The plant produced magnesium for aircraft bodies and incendiary munitions.
The Basic Townsite was officially renamed Henderson on , in honor of Charles Belknap Henderson, a former United States Senator from Nevada. By then the plant had produced more than 166 million pounds of magnesium ingots for the war effort.
When magnesium demand collapsed after the war, the federal War Assets Administration offered the entire town for sale as surplus property in . Henderson was close to becoming a ghost town, with hundreds of vacant houses and a school district that had lost two thirds of its students.
Nevada authorized the Colorado River Commission to purchase the plant and townsite from the federal government, which allowed the facilities to pass into private hands. Basic Townsite and neighboring Pittman incorporated as the City of Henderson on , with a population of about 7,410.
The MacDonald family had acquired a contiguous 3,200-acre holding running from Eastern Avenue to Gibson, divided into four villages. Village III became MacDonald Highlands. The hillside ground had been considered too rugged to develop, which is exactly why Rich MacDonald saw the view corridor in it.
DragonRidge Country Club opened in as the anchor of the community, with an 18-hole course credited to Jay Morrish and David Druzisky. MacDonald sold the club, then bought it back in and reinvested in the course and clubhouse.
The 215 Beltway runs immediately north of the community and links to I-15 toward the Strip and I-11 toward Boulder City. On the surface streets, Valle Verde Drive, Horizon Ridge Parkway, Green Valley Parkway and St. Rose Parkway do most of the work. Open Space
Henderson parks, trails, and desert.
The open space here works in two registers. The city keeps a set of large, heavily programmed municipal parks down on the flats, and directly behind the community the McCullough Range opens into federal conservation land that runs for miles. Buyers moving from a green suburb are usually surprised by how much of it there is, and by how close the trailhead sits to the gate.

Sloan Canyon covers 48,438 acres of the McCullough Range under Bureau of Land Management protection, and it starts a few minutes from the south end of the community. This is not landscaped parkland. It is unimproved desert with black volcanic rock, washes, and no water, and it wants planning rather than a spontaneous afternoon.
The reason people come is the Sloan Canyon Petroglyph Site, added to the National Register of Historic Places in . Access is controlled and the site has its own rules. The other draw is the McCullough Hills Trail, roughly 8.5 miles one way and about 16.1 miles out and back, climbing near 1,807 feet, with the Anthem East trailhead as the closest entry point from this side.
53 acres at 2256 Reunion Drive in 89052, and the one most families here actually use. It carries multi-purpose fields, a ball field, basketball, covered picnic shelters, playgrounds and the Anthem skate park. The Anthem East trailhead leaves from the park and runs into Sloan Canyon, which is why it works for both a Saturday morning with kids and a serious ride.
103 acres at 1600 Wigwam Parkway, built on a former gravel quarry and opened with a $16.4 million Bureau of Land Management grant. The 31-acre lake is the centrepiece and is not for swimming, but it draws avocets, egrets and stilts, and the walking loops around it are the flattest sustained miles in this part of the city.
Demonstration gardens, a bird preserve, and the 89012 neighbourhood parks
The Henderson Bird Viewing Preserve sits inside the city water reclamation facility on about 140 acres, with nine ponds, roughly five miles of trail and a three-quarter-mile paved loop that is wheelchair accessible. It is free, it is on the Pacific Migratory Flyway, and it is the quietest place in the valley on a weekday morning.
Acacia Park and the Acacia Demonstration Gardens at 50 Casa Del Fuego Street are worth knowing for a practical reason as well as a pleasant one: the gardens show what actually survives a Henderson summer, which matters when you are about to inherit someone else's landscaping. Nearer the fairway villages, Paseo Verde Park at 1851 Paseo Verde Parkway runs about 30 acres, and Discovery Park at 2011 Paseo Verde Parkway is the smaller playground-led option at roughly 15 acres.

The abatement is the part that matters. On a claimed primary residence, the dollar amount of the bill cannot rise more than 3 percent in a year. Everything else sits under a cap of up to 8 percent. You have to file the Tax Cap Claim Form with the Assessor to get the 3 percent rate, or the 8 percent cap applies by default.

Bills are payable in four installments across the fiscal year, July 1 through June 30, and most owners pay through a mortgage escrow account. New construction and a change of ownership are taxed without the abatement benefit in that first year, so expect a supplemental bill after you close. Electricity comes from NV Energy at 702-402-5555. Natural gas comes from Southwest Gas at 702-365-1555. Schedule gas early, because Southwest Gas asks for lead time on the appointment. NV Energy offers an equal payment plan that smooths the summer spike.

Water & Sewer
The City of Henderson Department of Utility Services handles both, from Henderson City Hall at 240 S Water Street. Start service through the Customer Care Center at 702-267-5900. A deposit may be required. Landscape watering is restricted by season and day, and the city enforces it.
Republic Services of Southern Nevada collects refuse and recycling, at 702-735-5151, from offices at 770 E Sahara Avenue in Las Vegas. Under Henderson Municipal Code 5.17.220, solid waste collection is mandatory at any premises connected to city water, so the trash account follows the water account.
Dining here splits into three tiers: the clubhouse inside the gates, the resort restaurants at Green Valley Ranch, and the independent kitchens along Sunset Road and Water Street that locals are quietly proud of. Retail concentrates at The District and the Galleria at Sunset.

Inspections, appraisal, HOA documents and settlement, tracked by a certified transaction coordinator. I stay in touch after closing, because most of my business comes from people I already worked with.
You get pre-approved, we tour, and when you find the home we write an offer with terms suited to the current market. Once it is accepted you open escrow, which is a neutral third party holding funds and documents until the deed records with the Clark County Recorder. Standard contingencies cover inspection, appraisal, financing and the HOA resale package. Most purchases here close in 30 to 45 days, longer when a jumbo loan is involved. Never accept wiring instructions by email; call escrow at a number you looked up yourself.
Budget for lender fees, title and escrow charges, the Clark County real property transfer tax, prorated property taxes and the first year of insurance. Commission is negotiable and always has been. Since the 2024 industry settlement, buyer agent compensation is negotiated separately and written into a buyer agreement before we tour, so you will know the number before you see a single house. I walk you through that document line by line.
Every public campus belongs to the Clark County School District and attendance zones are assigned by street address, not by community. Schools serving this part of Henderson include John C. Vanderburg Elementary at 2040 Desert Shadow Trail, Bob Miller Middle School at 2200 E Robindale Road and Foothill High School at 800 College Drive, which enrolled 2,406 students in 2024 to 2025. Nearby non-zoned options include Henderson International School and Coral Academy of Science on Sandy Ridge Avenue. Always confirm the exact address at ccsd.net.
They are two separate bills and neither is optional to understand. The HOA assessment varies by village, and Nevada requires the seller to deliver a resale package containing the governing documents, the current budget and the reserve study. Read the reserve study, because on hillside communities the shared retaining walls and slope maintenance sit in that document and a thin reserve is a future special assessment. DragonRidge Country Club membership is a separate arrangement with its own initiation and dues. I request current figures in writing during your contingency period.
Yes, and a large share of buyers here do exactly that. I run video walkthroughs on your schedule, attend inspections on your behalf and send you the report the same day, and Nevada allows electronic signing for the contract documents. Most out-of-state buyers make one trip: they come to see the final two or three homes in person. I will also compare Henderson honestly against the market you are leaving, including property tax treatment, insurance and utility cost through a desert summer.
Most purchases inside the gates are jumbo loans or cash. A jumbo loan is any mortgage above the conforming limit, and it carries stricter underwriting: larger reserves, more documentation and a slower appraisal on a home with few comparable sales. For first-time buyers looking at the wider 89012 market, conventional, FHA and VA loans all work, and the Nevada Housing Division runs down payment assistance programs worth asking a lender about. I am not a lender. Get fully underwritten rather than pre-qualified, because in this market that is what makes an offer credible.
Nevada assesses property at 35 percent of taxable value rather than market value, and the combined Henderson rate runs roughly $3.00 to $3.66 per $100 of assessed value depending on your tax district. That puts the effective rate near 0.5 to 0.75 percent of market value. Under NRS 361.4723 the bill on a claimed primary residence cannot rise more than 3 percent a year, with a cap of up to 8 percent on everything else. File the Tax Cap Claim Form with the Clark County Assessor or the higher cap applies by default, and expect a supplemental bill after closing.
About 13 miles and roughly 20 minutes off-peak, taking Valle Verde Drive north to the 215 Beltway and then I-15 into the resort corridor. Downtown Las Vegas and Fremont Street run about 20 miles and 25 to 30 minutes. Those are off-peak numbers measured from the Valle Verde entrance. Convention weeks and event nights change them considerably, so if you commute into the corridor daily, drive it once at your actual hour before you commit to an address.
Yes. Acacia Park at 50 Casa Del Fuego Street in 89012 includes a fenced dog park alongside its sports fields, water play area and the Acacia Demonstration Gardens. Anthem Hills Park on Reunion Drive adds another off-leash area a few minutes south. Dogs are also welcome on the McCullough Hills Trail into Sloan Canyon, on leash. The City of Henderson maintains current park amenity listings, and hours shift seasonally with the heat.
Whole Foods Market on the Green Valley Parkway side of The District is the closest full grocery, about ten minutes down Valle Verde Drive. The Green Valley Parkway and Horizon Ridge corridors cover the rest, and Costco on Stephanie Street handles the bulk run. Most households here shop the District cluster because the pharmacy, the grocery and the home goods stores sit within one parking loop, which matters more than mileage in July.
The McCullough Hills Trail runs roughly 8.5 miles one way from the trailhead into Sloan Canyon National Conservation Area, which protects 48,438 acres of Bureau of Land Management ground immediately south of the community. AllTrails logs the full out-and-back at 16.1 miles with about 1,807 feet of gain, and it is open to hiking, mountain biking and horses. Acacia Park and the paved Union Pacific Railroad Trail sit down the hill for flatter miles.
Inside the gates, DragonRidge Country Club runs clubhouse dining for members. Ten minutes down the hill, Settebello Pizzeria Napoletana at 140 S Green Valley Parkway has been serving Neapolitan pizza since 2005, and Green Valley Ranch Resort at 2300 Paseo Verde Parkway holds Hank's Fine Steaks and Bottiglia Cucina & Enoteca. King's Fish House and Lucille's Smokehouse sit at The District. For a chef-driven dinner, Todd's Unique Dining on East Sunset Road has held its reputation for two decades.
Take Valle Verde Drive north to the 215 Beltway westbound, then exit toward the airport connector, roughly 12 miles and 20 to 25 minutes off-peak. Henderson Executive Airport, which handles private and general aviation, is closer at about 9 miles and 15 minutes. Proximity to Harry Reid is one of the practical reasons this community attracts owners who travel weekly, and it is worth timing yourself during a convention week before assuming the shorter number.
Six things beyond the standard inspection: retaining wall condition and who is responsible for maintaining it, site drainage and how the pad sheds water in a monsoon, roof age and warranty transferability, HVAC age because desert summers are hard on equipment, pool surface and equipment age, and any view easement or design restriction that governs what a neighbor may build. Get a written insurance quote during your contingency period rather than after it, and read the reserve study before you waive anything.
