What is a SID assessment, and does my Inspirada home have one?

A special improvement district assessment is bond debt that paid for the master plan's roads, sewers, and parks, repaid through a line on your property tax bill rather than your HOA statement. Henderson issued $102 million in improvement district bonds for this project. Life around Inspirada.

This is a plan organized around gathering places rather than a gate. Six parks, resident pools, a trail network that connects every village, and federal conservation land at the southern edge. These are real places my clients use every week.

Aventura Park

Twenty-one acres at 2525 Via Firenze with lighted multi-use and soccer fields, basketball, tennis and volleyball courts, a dog park, splash pad, and a resident pool. The theme the designers used was exploration and elevation.

Montagna Park

Twenty-six acres at 3495 Via Altimire, opened in May 2024 as Henderson's 73rd park. Two professional-size baseball fields, pickleball courts, dog parks, a splash pad, and a desert revegetation area.

Sloan Canyon NCA

Roughly 48,000 acres of Bureau of Land Management conservation land on the community's southern border, protecting Petroglyph Canyon and more than 1,600 rock art panels. Permanently undevelopable, which matters for south-facing lots.

The Shops at Inspirada

Nearly 40,000 square feet of retail at Via Inspirada and Bicentennial Parkway, the only shopping center within a mile. Jersey Mike's, Marco's Pizza, Stacks and Yolks, a UPS Store, and Inspirada Dental among the tenants.

Here is what the last year of data actually says. ZIP 89044 has been a liquid, family-driven market: roughly 55 closings a month, about 670 over twelve months, with a median list price near $549,950 and a median sold price of $530,000 as of June 2026. Inventory clusters hard in the family core, with 170 of the 316 active listings priced between $400,000 and $600,000. That is why a well-presented three or four bedroom home in that band still draws showings in the first two weekends, while listings above $800,000 negotiate more patiently.

The valley context matters. Las Vegas Realtors reported the July 2026 median price for existing single-family homes at $480,000, down 1.0% from July 2025 and 2% below the all-time high of $490,000 set in May and June 2026. Inventory has loosened slightly, with 7,442 single-family homes listed without offers at the end of July, up 4.1% year over year. Inspirada is not detached from that. It sits close to the Henderson citywide median rather than at a luxury premium, which is unusual for a plan with this much amenity behind it.

One honest note on the numbers. Redfin and Las Vegas Realtors publish very different days-on-market figures for this ZIP, 89 days versus 29, because they measure different property mixes and different clocks. Neither is wrong. Use the direction of travel, not any single figure, and ask me for the closed comps inside your specific village before you price anything.

If you are buying in Inspirada

You are competing with builder inventory as well as resale. Toll Brothers, Lennar, Century Communities, and Beazer all still release phases here, and their incentives change monthly. Bring your own representation to the first sales office visit, budget the master association dues at $100 to $250 monthly, and get the SID payoff balance in writing before you remove contingencies.

If you are selling in Inspirada

Price to the last 90 days of closed sales inside your village, not the ZIP median, because 89044 blends Inspirada with the Anthem-side corridors. Your real competition is often a model home two streets away with a rate buydown attached. Professional photography and accurate week-one pricing remain the two biggest levers; homes that reduce twice net meaningfully less than homes priced right from the start.

Lighted multi-use and soccer fields, basketball, tennis, and volleyball courts, a playground, a dog park, a splash pad, and picnic areas. Aventura was built around the theme of exploration and elevation, and it carries one of the three resident-only pools in the plan.

Trailheads are five to ten minutes from most villages, and the land is permanently protected, so nothing gets built behind the southern edge of the plan.

The effective rate on market value lands near 0.5% to 0.7%, so a $530,000 Inspirada home typically runs roughly $2,900 to $3,900 a year before any special assessment. Annual increases are capped at 3% for primary residences under Nevada law.

This is the Inspirada-specific one. Getting around

Commute times from Inspirada.

Two roads do most of the work here. The CC-215 beltway wraps the southern edge of the valley and connects Inspirada west toward I-15 and east toward downtown Henderson. St. Rose Parkway, signed as Nevada State Route 146, is the retail and medical spine and the fastest surface route to the freeway. Inside the plan, Via Inspirada and Bicentennial Parkway carry the local traffic, and the community entry sits at Bicentennial Parkway and Via Firenze. Figures below are off-peak driving estimates; add fifteen to twenty-five minutes in weekday rush hour, particularly northbound on I-15.

Inspirada is one of the youngest addresses in Henderson, and it has a more dramatic backstory than any other master plan in the valley. It was bought at a record land auction, stalled completely, went through one of the largest homebuilder bankruptcies of the recession, and came back. Six facts worth knowing before you buy here.

2004

A record price for raw desert

A consortium led by Focus Property Group bought 1,953 acres from the Bureau of Land Management at auction in 2004 for $557 million, about $290,000 an acre. At the time it was considered a record price for raw land in Southern Nevada. Eight homebuilders were partners in the venture.

It was called South Edge first

The Henderson City Council approved the original development agreement in May 2005, when the project was still known as South Edge. The approved concept was a neo-traditional village of roughly 13,500 homes across seven villages, plus a 350-acre town center that was governed by its own separate agreement two years later.

KB Home delivered the first Inspirada home in 2007 and went on to become the majority landowner in the plan. The design brief was walkability: seven villages of 200 to 250 acres, each holding at least four smaller neighborhoods, or pods, of 20 to 60 acres, all organized around parks and village squares rather than around a gate.

2008

Everything stopped in March

Development ceased in March 2008 as the recession hit, with much of the bond-financed infrastructure unbuilt. By early 2011, only about 700 attached and single-family homes had been completed against a plan for thousands. Streets were graded and named years before anyone lived on them.

2010

The bankruptcy that nearly ended it

In December 2010, lenders led by JPMorgan Chase filed an involuntary Chapter 11 petition against South Edge LLC, citing defaults under a $585 million credit agreement held by a syndicate of 39 lenders. The court approved a reorganization plan under which four of the original eight builders bought the project for about $335 million.

2024

Why the streets are Italian

Read a street sign here and you are reading the design language: Via Firenze, Via Contessa, Via Altimire. The parks follow the same naming, and each was given its own theme, from Capriola for discovery to Potenza for movement and music. Montagna Park, at 26 acres, opened on 22 May 2024 as Henderson's 73rd park.

Where Inspirada dines and shops.

Everyday dining here clusters into three pockets: The Shops at Inspirada inside the plan, the Anthem Village and South Eastern Avenue corridor to the east, and the St. Rose Parkway run west toward I-15 where the big-box stores and the M Resort sit. For a dressed-up evening, The District at Green Valley Ranch is about fifteen minutes north.
