About Jim
The tri-state Realtor who leads with clarity.
I am a real estate expert licensed in Pennsylvania, Delaware, and Maryland, serving clients throughout Chester, Delaware, and Montgomery Counties, the City of Philadelphia, the State of Delaware, and Cecil County, Maryland. Known for market knowledge, clear communication, and a client-first approach, I deliver an elevated real estate experience from the first showing to the settlement table.
With over 20 years of experience in client service and 8 years in real estate, I bring a relationship-driven mindset to every transaction, so my clients feel informed, confident, and supported at every step. My ability to understand each client's goals lets me provide tailored guidance and build long-term relationships that extend well beyond closing. I hold licenses in Pennsylvania (RS-348119), Delaware (RS-0025567), and Maryland (5001082), and I practice with KW Empower.
As the leader of Next Move Delaware Valley, I have built a real estate team focused on delivering results, local expertise, and a smarter way to move. That footprint matters here. Buyers in this district routinely compare a borough rowhome, a West Goshen colonial, and a Westtown new build in the same week, and many also weigh a Delaware address against a Pennsylvania one.

Buy a Home
Search, tour, and win inside the West Chester Area School District. I track new listings daily, book showings fast, and write offers that hold up in a competitive market, so you move with a clear plan and no surprises.
Defensible pricing, real marketing, and a clean net-sheet estimate. I price from recent comparable sales, stage and photograph the home well, market it across the major portals, then negotiate hard to protect your bottom line.
Underwrite Chester County rentals with real numbers, not a rosy pro forma. I model cash flow, vacancy, and resale honestly, flag the deferred maintenance that eats returns, and help you weigh long-term holds against value-add plays.
Moving in or out of the area? I make a long-distance move feel local. You get video tours, township and school briefings, and electronic signing, and I coordinate inspection, appraisal, and settlement so remote buyers stay in control.
When you list with me, your home is prepared, priced, and presented to reach the buyers already searching the West Chester Area School District. That means professional staging guidance, syndication to Zillow, Realtor.com, Redfin, and Homes.com, and a clear plan for showings and open houses timed to the local market.
Every listing gets a defensible price built from recent comparable sales, not a hunch. You also get honest advice on the small pre-market fixes that matter in a district where well-priced homes still draw multiple offers.
Buyers meet your home online first. I coordinate professional photography that captures the light, the layout, and the details that make Chester County homes stand out. That ranges from the brick-and-shutter character of a Church Street rowhome to the open plans of newer colonials off Route 100.

The West Chester Area School District covers about 75 square miles of central Chester County across eight municipalities. Here is the local knowledge buyers and sellers ask for most, with sources.
01
What are the best areas of West Chester for families?
The district spans eight municipalities. West Chester Borough is the walkable county seat. East Goshen and West Goshen hold established suburbs and most everyday retail, while East Bradford, Westtown, and the two Thornbury townships trade walkability for land.
Strong. The district serves more than 12,000 students across 17 schools, and Niche grades it an overall A, ranking it #3 in Chester County with an average graduation rate near 95 percent.
West Chester sits about 25 miles west of Philadelphia, roughly 17 miles from King of Prussia and 24 miles from Philadelphia International Airport. Route 202, Route 3, and Route 100 carry the traffic, and Exton Station puts a train into the city.
The downtown historic district carries the social life, with independent restaurants along Gay and High Streets. Add Everhart Park, Hoopes Park, the Stroud Preserve, East Goshen Township Park, and Marsh Creek State Park about 15 miles northwest.

Who lives in the West Chester area?
The borough itself reports roughly 19,200 residents, a median household income near $81,500, and a median age around 25, pulled down sharply by West Chester University's student body. The surrounding townships skew considerably older and higher income.

06
Is West Chester a competitive market?
Yes. Redfin rates 19382 very competitive and 19380 most competitive, with homes averaging multiple offers and going pending in under a month. The sale range is enormous, from roughly $85,000 to $10.8 million across the two ZIPs.

Schools
Inside the West Chester Area School District.
The West Chester Area School District serves more than 12,000 students across 17 schools: eleven elementary, three middle, and three high schools. The 2026-27 budget is roughly $345 million, and the district reports the lowest tax rates of any district in Chester and Delaware Counties.

Middle schools, elementary schools, and higher education
Three middle schools serve grades 6 through 8: E.N. Peirce, G.A. Stetson, and J.R. Fugett, each structured into small learning communities. Eleven elementary schools cover kindergarten through grade 5, including East Bradford, East Goshen, Exton, Fern Hill, Glen Acres, Greystone, Hillsdale, Mary C. Howse, Penn Wood, Sarah W. Starkweather, and Westtown-Thornbury. For higher education, West Chester University enrolls roughly 17,000 students on a 388-acre campus in the borough, with Immaculata University, Cheyney University, and Delaware County Community College a short drive away.
The borough carries the social life, and the townships carry the open space. Between them you get a walkable downtown, a big state park, and a museum most people never expect to find here.
01
Downtown West Chester Historic District
The original 1784 grid of Church, High, Gay, Market, Chestnut, and Walnut Streets, anchored by the Chester County Courthouse. It holds most of the borough's independent restaurants, boutiques, and evening life within a few walkable blocks.
A converted National Guard armory at 226 North High Street, seating roughly 320 for theater, live music, and comedy. The intimate room and the lounge bar make it a genuine night out without leaving the borough.
At 1220 American Boulevard beside Brandywine Airport, this museum holds dozens of aircraft, hands-on exhibits, and cockpits kids can climb into. It is one of the few museums in the country devoted entirely to rotary-wing flight.
About 15 miles northwest at 675 Park Road, Marsh Creek surrounds a large lake used for boating, kayaking, and fishing, with trails, picnic areas, and a marina. It is the closest true state park to the district.

One district, a very wide range
Sales run from roughly $199,900 for borough condos and townhomes to well over $2.5 million for township estates. That is why I price to closed comparable sales on your exact street, not to a headline median.

Redfin put the ZIP 19382 median near $630,000 and the 19380 median near $660,000, while the citywide West Chester figure ran $574,656 in May 2026. RealtyTrac reported top sales reaching $10.8 million in 19382. Figures differ by source and methodology.
For buyers
Get fully underwritten before you tour, not just pre-qualified. With homes here averaging four offers, a verified pre-approval and a flexible settlement date often matter as much as price. Move quickly on well-priced listings.
For sellers
Price to the comparable sales, not to a hunch. Prepared, correctly priced homes still draw strong interest here, while an ambitious list price now invites a price cut rather than a bidding war.

Everyday Life
Everyday amenities and services nearby.
These are the things you stop noticing after a month and miss badly when they are gone. Here is what sits within a short drive of most district addresses.
01
Parks, preserves, and trails
Open space is close on every side. Everhart Park and Hoopes Park sit inside the borough, the 571-acre Stroud Preserve is minutes west in East Bradford, and East Goshen Township Park anchors the northeast.
Everyday shopping clusters along Route 3 (West Chester Pike), Paoli Pike, and Route 100, with the heaviest concentration in West Goshen and up toward Exton on Route 30. Carlino's Market on West Market Street covers specialty Italian groceries in the borough.

03
Hospitals, urgent care, and doctors
Chester County Hospital, part of Penn Medicine, sits at 701 East Marshall Street with a full emergency department, effectively inside the borough. Urgent care clinics line the Route 3 and Route 202 corridors, and Paoli Hospital is a short drive northeast.
The Chester County Library System serves the district, and the West Chester Public Library operates in the borough. Add the Chester County History Center on North High Street and a downtown calendar of festivals, markets, and restaurant weeks.
Gay and High Streets carry an unusual density of independent restaurants for a town this size, from Limoncello and Kooma to Roots Cafe, Sedona Taphouse, Kildare's Irish Pub, and Barnaby's. Most of it is walkable from the courthouse.
The Chester County History Center occupies Horticultural Hall, Uptown! Knauer Performing Arts Center programs theater and live music in a converted armory, and the American Helicopter Museum sits beside Brandywine Airport in West Goshen.

Green Space
West Chester parks, preserves, and lakes.
A borough park you can walk to and a 571-acre preserve you can drive to in ten minutes are things you cannot renovate in later. They are worth knowing before you write an offer.

01Walk to it
Everhart Park
Everhart Park is the borough's beloved neighborhood green, tucked between residential blocks on the west side. It blends a stream and two small bridges with a gazebo, mature specimen trees that turn spectacularly in autumn, restrooms, and a playground kids do not want to leave. The park hosts craft shows and the summer Turk's Head Music Festival, and for many borough buyers the ability to walk here in four minutes is the thing that closes the deal.

02Room to move
Hoopes Park
The borough's largest park, at 700 Hoopes Park Lane, holds tennis courts, a basketball court, a full baseball field, a picnic pavilion, restrooms, and a walking trail. It is the recreation workhorse for the west side of town.

03Real countryside
Stroud Preserve
Natural Lands protects 571 acres of grassland, working farmland, and woodland along the East Branch Brandywine at 454 North Creek Road. Admission is free, four marked loops run more than nine miles, and Audubon recognizes it as an Important Bird Area.
East Goshen Township Park at 1661 Paoli Pike is one of the best public facilities in the county. It holds a renovated playground on rubberized surfacing, with separate areas by age, accessible swings, and a large sand play area. Add tennis, pickleball, basketball, baseball, soccer, sand volleyball, pavilions, and a paved loop trail close to a mile long. It also hosts a seasonal farm market and township fireworks. Fifteen miles northwest, Marsh Creek State Park wraps 1,784 acres around a 535-acre lake with two boat launches, 220 seasonal mooring slips, fishing, and trails. If trail access or a park within walking distance matters to you, tell me, and I will point you to the streets that sit closest.
Nobody asks about this until the week they move, and then it is the only thing they ask about. Here is the whole list in one place, with the sources so you can verify current figures.
Property tax
County + municipal + school
Your bill combines three levies: Chester or Delaware County, your borough or township, and the West Chester Area School District. The school district portion is by far the largest. The district reports maintaining the lowest tax rates of any district in Chester and Delaware Counties, but always confirm current millage and assessment for the exact parcel.
Relief programs
Homestead & rebate
Pennsylvania's Homestead and Farmstead Exclusion lowers the assessed value used for the school tax on an owner-occupied home. Owners apply through the county assessment office. The state Property Tax and Rent Rebate adds relief for eligible older residents and residents with disabilities.
Billing schedule
County & school bills
Pennsylvania splits the bills. The county and municipal real estate tax mails early in the year with a discount for prompt payment, and the school district tax mails in summer, usually July. Escrow through your lender is common, but confirm who pays each bill before closing.
Electric & gas
PECO Energy
PECO delivers electricity across the district and natural gas where mains run. Homes on larger rural lots in East Bradford, Thornbury, and parts of Westtown often heat with propane or oil instead. Start service or ask questions at 800-494-4000, and report electric outages to 800-841-4141.
Water & sewer
Aqua PA or on-site
Public water and sewer serve the borough and most developed township neighborhoods, with Aqua Pennsylvania reachable at 877-987-2782. Rural parcels often carry a private well and on-site septic. Budget for periodic septic service, and ask for a water test with your inspection.
Trash & recycling
Municipality or private hauler
Service varies by municipality. Some contract a single hauler and bill residents, while others leave homeowners to hire a licensed private hauler directly. Recycling may be included or separate. Confirm the exact setup for your borough or township before you close.
Getting Around
Commute times from West Chester.
The district is threaded by U.S. Route 202, Route 3 (West Chester Pike), Route 100, Route 30, and Paoli Pike. Route 202 is the spine, carrying traffic north toward King of Prussia and south toward Wilmington. There is no regional rail station in the borough; rail commuters drive or shuttle to Exton Station, which carries SEPTA's Paoli/Thorndale line plus Amtrak Keystone service.

Local Roots
Little-known West Chester history.
From a tavern at a crossroads to the county seat, a Greek Revival courthouse by the architect of the U.S. Capitol dome, and the birthplace of the man who organized the March on Washington.
176101 / 06
The town was named for a tavern
Before it was West Chester, the crossroads was called Turk's Head, after the inn established here in 1761. Settlement had begun in the early 1700s, largely by Quakers, on land then part of Goshen Township.
When the legislature moved the county seat from Chester to Turk's Head, a Chester saloonkeeper led an armed militia with a cannon to destroy the unfinished courthouse in 1785. They were talked down. On November 28, 1786, Turk's Head became the county seat of justice.
John Hannum renamed the village West Chester and mapped Church, High, Gay, Market, Chestnut, and Walnut Streets. The borough incorporated on March 28, 1799, and the 1800 census counted just 374 residents. In the eighteenth century the town was a center of clockmaking.
The cornerstone of the current Chester County Courthouse was laid on July 4, 1846, to a Greek Revival design by Thomas U. Walter. It opened in 1848. Walter went on to become Architect of the Capitol and oversee construction of the dome in Washington.
On September 25, 1871, 100 boarding students and 30 day students arrived for the first day of classes at West Chester Normal School. In 1913 it became the first normal school owned outright by the Commonwealth, and in 1983 it became West Chester University.
Bayard Rustin, born in West Chester on March 17, 1912, became the principal organizer of the 1963 March on Washington and was later awarded the Presidential Medal of Freedom. The district named its third high school for him in 2006.
Almost all of it sits within a few blocks of the courthouse, on Gay, High, Market, and Church Streets. For a borough of under 20,000 residents, the density of independent restaurants and boutiques is unusual. Here is a local sampling.

Roughly 1.8 square miles on the original 1784 grid, anchored by the Chester County Courthouse. Brick rowhomes and twins, detached Victorians on the west side, and newer condo infill. Ask about parking before you fall in love.
The borough's largest neighbor, wrapping it north and west. It holds most of the district's everyday retail plus the connected East High School and Fugett Middle School campuses. Split levels, colonials, and townhome communities.
Northeast of the borough along Paoli Pike and Route 352. The township park is among the best public facilities in the county, and the township holds a large active-adult community alongside 1960s through 1990s single-family homes.
Immediately west of the borough, holding the 571-acre Stroud Preserve and frontage along the East Branch Brandywine. Larger lots, custom homes, converted historic properties, and pockets of 1980s and 1990s development.
South and southeast of the borough toward the Delaware County line, and home to Bayard Rustin High School on its 108-acre Shiloh Road campus. Newer single-family developments, townhome communities, and preserved open space.
The district's northern end, and the best-connected corner of it. Exton Station carries SEPTA regional rail and Amtrak Keystone service, putting Philadelphia about 33 minutes away by train. Townhomes, condos, and newer single-family neighborhoods.

Every move is different, but the path is the same. Here is how we go from a first conversation to the settlement table, with more than 20 years of client service behind every step.

Call, text, or send the form. We talk through your goals, your timeline, and your budget, and I answer every question with no pressure.
2

Buyers get a search plan and lender introductions. Sellers get a pricing and prep plan. Either way, you leave knowing the next move.

Buyers tour homes and write offers that compete. Sellers go live with strong photos and real marketing. I negotiate hard on your side.

Close With Confidence
I coordinate inspection, appraisal, and settlement, track every deadline, and stay in touch after closing so your move actually feels finished.
I have spent eight years learning which West Chester streets hold value, which township taxes surprise people, and which listings are priced to sell. Bring me your budget and your commute, and I will tell you honestly what it buys inside this district right now.
Redfin put the ZIP 19382 median near $630,000 and the 19380 median near $660,000, while the citywide West Chester figure ran $574,656 in May 2026. The range is enormous, from roughly $85,000 for a small condo to $10.8 million for an estate. I can pull closed comps for your exact target street.
It leans to sellers. Redfin rates 19382 very competitive and 19380 most competitive, with homes averaging four offers and going pending in about 26 days. Even so, an overpriced listing invites a price cut rather than a bidding war, so accurate pricing still matters on both sides.
No. West Chester is the mailing address for a wide area of Chester County, including places outside the West Chester Area School District. Confirm the assigned elementary, middle, and high school for the exact property with the district at wcasd.net before you write an offer.
After your offer is accepted, we sign an Agreement of Sale, then you inspect, your lender orders an appraisal and underwrites, and a title company confirms clear ownership. You do a final walkthrough and sign at settlement. Closings usually land 30 to 60 days after the agreement.
A contingency is a condition that must be met before you are fully bound, for example a satisfactory home inspection or final loan approval. Escrow, a related term, is the neutral holding of your deposit until closing. I explain each one as it comes up so nothing is a surprise.
Pennsylvania does not require an attorney at settlement the way some neighboring states do; a title company typically handles closing. Many buyers still choose to have an attorney review the Agreement of Sale, and I can share names of local attorneys who work these transactions regularly.
Conventional, FHA, VA, and USDA loans all work at various price points. Pennsylvania also offers PHFA programs with competitive rates and down payment and closing cost help for eligible first-time buyers, usually paired with a homebuyer education course.
Niche grades the district an overall A, ranks it #3 among Chester County districts, and reports an average graduation rate near 95 percent across more than 12,000 students. Henderson High School ranked #30 among Pennsylvania public high schools for 2026. Always confirm attendance zones with the district first.
It depends on your priorities. The borough is walkable and historic, West Goshen and East Goshen are established suburbs with the most retail, East Bradford and Westtown trade walkability for land, and West Whiteland gives you Exton rail access. Tell me your must-haves and I will point you to the right pockets.
West Chester sits about 25 miles west of Philadelphia, roughly 17 miles from King of Prussia and 24 miles from Philadelphia International Airport. Route 202, Route 3, and Route 100 carry most traffic. There is no rail station in the borough, so train commuters drive or shuttle to Exton Station.
Your bill stacks three levies: county, municipality, and school district, with the school portion the largest. The West Chester Area School District reports the lowest tax rates of any district in Chester and Delaware Counties. Pennsylvania's Homestead exclusion can lower the school portion on an owner-occupied home.
Yes. Relocation is a regular part of my work, including for clients moving hundreds of miles. I handle video tours, township and school briefings, and electronic signing, then coordinate inspection, appraisal, and settlement so you can buy without flying in repeatedly.
Much of the borough's charm sits in nineteenth-century brick. On pre-1978 homes, ask about lead paint. Have your inspector look closely at wiring, the roof and party walls on attached homes, masonry pointing, basement moisture, and the heating system. I will not advise you to waive inspections to win a bid.
Seller costs typically include the commission, the Pennsylvania realty transfer tax, a tax proration, settlement fees, and any agreed repairs. Commissions are negotiable and not set by law. You get a clear net-sheet estimate before we list so there are no surprises at settlement.
It can. Investing is one of my three core services, and I underwrite deals with real capital expenditure, vacancy, and carrying costs rather than a rosy pro forma. West Chester University supports steady rental demand near campus, though the borough regulates rental properties, so verify current licensing rules first.
The 19382 ZIP does not have its own fenced dog park. The closest one sits just outside it inside Robert E. Lambert Park at 1140 Historic Route 100, where the West Goshen Township Dog Park is fenced with double gate entry. Exton Dog Park is the other fenced option, with separate areas for large and small dogs. Inside 19382, Shaw's Bridge Park on South Creek Road and Goose Creek Park off East Street Road are popular leashed walking spots along the creek.
You have several within a short drive. Giant runs three stores here, at 1502 West Chester Pike, 698 Downingtown Pike, and 1375 Boot Road. ShopRite sits at 1115 West Chester Pike, and Acme is at 907 Paoli Pike in the West Goshen Shopping Center next to Target. In the borough, Carlino's Market at 128 West Market Street covers Italian specialty groceries and prepared food, and the West Chester Cooperative at 204 West Market Street stocks local produce and dairy.
Everhart Park anchors the borough, and Hoopes Park sits nearby on Hoopes Park Lane. Stroud Preserve, 571 acres at 454 North Creek Road, holds the best trail network close in. East Goshen Township Park at 1661 Paoli Pike adds a paved loop, courts, and playgrounds. Shaw's Bridge Park on South Creek Road follows the creek with more than a mile of trails. Marsh Creek State Park in Downingtown covers 1,784 acres around a 535-acre lake, about twenty minutes northwest.
Gay Street and High Street carry most of it. Limoncello on North Walnut Street does Italian, Kooma on North Church Street does sushi, and Sedona Taphouse on West Gay Street covers steaks and a long beer list. Kildare's Irish Pub sits at 18 West Gay Street, and Barnaby's is at 15 South High Street. For daytime, Roots Cafe on East Gay Street is the standby, and Éclat Chocolate on South High Street is worth the stop.
The airport sits about 24 miles away and runs close to 35 minutes off-peak. Most drivers take Route 3 east to I-476 south, then I-95 north to the terminals. Route 202 south to US 322 works as an alternative when the Blue Route backs up. There is no direct rail link from the borough, so plan on driving or a car service, and add time during morning and evening rush.
