One market, a very wide range

Redfin put the ZIP 19317 median near $661,000. RealtyTrac's trailing-twelve-month median ran near $708,948, and Movoto's broader Chadds Ford figure, which includes luxury sales, ran higher still. Figures differ by source and methodology.
For buyers
Get fully underwritten before you tour, not just pre-qualified. In this district a clean, verified pre-approval and a flexible closing timeline often matter as much as price. Move quickly on well-priced listings.
For sellers
Price to the comparable sales, not to a hunch. Homes that are prepared and priced correctly still draw strong interest here, while an ambitious list price now invites a price cut rather than a bidding war.

Hospitals, urgent care, and doctors
Chester County Hospital, part of Penn Medicine, anchors care at 701 East Marshall Street in West Chester with a full emergency department. ChristianaCare hospitals sit a short drive south across the Delaware line, and urgent care clinics line the Route 1 corridor.
The Chester County Library System serves the area, and the new Kennett Library in nearby Kennett Square offers programs, meeting rooms, and events. Longwood Gardens and the Brandywine museums add a full calendar of festivals, concerts, and seasonal displays.
Hank's Place, the diner once loved by Andrew Wyeth, sits at the crossroads, and Brandywine Prime pours steaks and wine in a restored stone building. Chaddsford Winery and downtown Kennett Square round out the options.

Green Space
Brandywine Valley parks, gardens, and preserves.
Much of this valley's best land is protected and open to the public. Mature canopy, creek frontage, and preserved farmland are things you cannot renovate in later, so they are worth knowing before you write an offer.

01The big one
Longwood Gardens
Longwood ranks among the great gardens of the world. Pierre S. du Pont built it on roughly 1,100 acres near Kennett Square, and today it draws well over a million visitors a year. Expect a heated conservatory, illuminated fountain shows, meadows, and a full calendar that turns over with the seasons. Members visit free all year, which makes it a genuine backyard amenity for many local families rather than a once-a-year trip.
The state historic site at 1491 Baltimore Pike preserves the ground of the September 11, 1777 battle. The grounds hold the restored Washington and Lafayette headquarters houses, a visitor center, and open lawns for events.
ChesLen is one of the largest public nature preserves in Chester County, protecting roughly 1,263 acres of meadow, woodland, and stream. Natural Lands keeps miles of trails open free of charge, seven days a week.
The Brandywine Creek runs the length of this landscape, and much of the region's identity follows it. The same water that powered colonial mills and drew the Wyeth painters now carries canoes and kayaks past the battlefield, the museums, and the gardens. Preserved farmland and public trails string along its banks, so the valley reads as one connected green corridor rather than scattered parcels. If creek frontage, trail access, or a protected view matters to you, tell me, and I will point you to the streets that sit closest.
Nobody asks about this until the week they move, and then it is the only thing they ask about. Here is the whole list in one place, with the sources so you can verify the current figures.
Property tax
County + township + school
Your bill combines three levies: Chester or Delaware County, your township, and the Unionville-Chadds Ford School District. The school district portion is by far the largest. Effective rates in this part of Chester County commonly land near 1.5 to 2 percent of market value, so always confirm the current millage for the exact parcel.
Relief programs
Homestead & rebate
Pennsylvania's Homestead and Farmstead Exclusion lowers the assessed value used for the school tax on an owner-occupied home. Owners apply through the county assessment office. The state Property Tax and Rent Rebate adds relief for eligible seniors and residents with disabilities.
Billing schedule
County & school bills
Pennsylvania splits the bills. The county and township real estate tax mails early in the year with a discount for prompt payment, and the school district tax mails in summer, usually July. Escrow through your lender is common, but confirm who pays each bill before closing.
Electric & gas
PECO Energy
PECO delivers electricity across the area, and natural gas where mains run. Many homes on larger rural lots heat with propane or oil instead. Start service or ask questions at 800-494-4000, and report electric outages to 800-841-4141.
Water & sewer
Aqua PA or on-site
Public water comes from Aqua Pennsylvania where mains reach, at 877-987-2782. Many Brandywine Valley homes sit on larger lots with a private well and on-site septic. Budget for periodic septic service, and ask for a water test with your inspection.
Trash & recycling
Township or private hauler
Trash service varies by township. Some townships contract a single hauler and bill residents, while others leave homeowners to hire a licensed private hauler directly. Recycling may be included or separate. Confirm the exact setup for your township before you close.
Getting Around

Local Roots
Little-known Chadds Ford history.
From a colonial ferry crossing on the Brandywine to the birthplace of an American art dynasty, the Chadds Ford story runs far deeper than its quiet country roads suggest.
168501 / 06
The Chadsey land patent
Francis Chadsey came to Pennsylvania in 1685 and bought 500 acres from land William Penn had granted, later building a grist mill on the Brandywine. His son John inherited the property and started the ferry.
John Chads ran a ferry across the Brandywine on the main road to Nottingham, now U.S. Route 1. The crossing became known as Chadds Ford, and the ferry ran until a bridge replaced it around 1828.
On September 11, 1777, Washington's army met General Howe's British force near Chadds Ford. More troops fought here than at any other single day of the Revolution, and the defeat left Philadelphia open to capture.
Water-powered mills drove the local economy through the 1800s, producing gunpowder, paper, grain, and timber. Two railroads reached town by the late 1850s, and kaolin clay mining later drew industry to the valley.
Illustrator Howard Pyle ran a summer art school here, drawing students like N.C. Wyeth, who stayed. Three generations of Wyeths, including Andrew and Jamie, made this one of America's most painted landscapes.
The building now known as Unionville Elementary opened in September 1923 as a consolidated K-12 school. The Unionville-Chadds Ford School District marked its 100th anniversary in 2023.
The area's commercial life clusters along Baltimore Pike (U.S. Route 1) and in nearby Kennett Square and Glen Mills, from historic stone-cottage restaurants to beloved local diners. Here is a local sampling.

Every move is different, but the path is the same. Here is how we go from a first conversation to the closing table, with more than 20 years of client service behind every step.
1
Reach Out
Call, text, or send the form. We talk through your goals, your timeline, and your budget, and I answer every question with no pressure.
2
Build the Plan
Buyers get a search plan and lender introductions. Sellers get a pricing and prep plan. Either way, you leave knowing the next move.
3
Tour or List
Buyers tour homes and write offers that compete. Sellers go live with strong photos and real marketing. I negotiate hard on your side.
4
Close With Confidence
I coordinate inspection, appraisal, and settlement, track every deadline, and stay in touch after closing so your move actually feels finished.
Median sale prices in ZIP 19317 ran around $661,000 per Redfin, with RealtyTrac's trailing-twelve-month median near $709,000. The range is wide, from roughly $157,000 for condos and townhomes to over $4.5 million for estates. I can pull closed comps for your exact target street.
It leans to sellers. Redfin scores the 19317 market as very competitive, with well-priced homes drawing multiple offers and selling in roughly 25 to 37 days. That said, an overpriced listing invites a price cut, so accurate pricing still matters on both sides.
After your offer is accepted, we sign an Agreement of Sale, then you inspect, your lender orders an appraisal and underwrites, and a title company confirms clear ownership. You do a final walkthrough and sign at settlement. Closings usually land 30 to 60 days after the agreement.
A contingency is a condition that must be met before you are fully bound, for example a satisfactory home inspection or final loan approval. Escrow, a related term, is the neutral holding of your deposit until closing. I explain each one as it comes up so nothing is a surprise.
Pennsylvania does not require an attorney at closing the way some neighboring states do; a title company typically handles settlement. Many buyers still choose to have an attorney review the Agreement of Sale, and I can share names of local attorneys who work these transactions regularly.
Conventional, FHA, VA, and USDA loans all work at various price points. Pennsylvania also offers PHFA programs with competitive rates and down payment and closing cost help for eligible first-time buyers, usually paired with a homebuyer education course.
The district has been ranked the #1 public district in Pennsylvania by U.S. News and the Pittsburgh Business Times, and students regularly test in the top 1 percent statewide. Always confirm current attendance zones with the district at ucfsd.org before you write an offer.
Often, yes. The district borders the Delaware line, where there is no sales tax and property taxes differ. Because I am licensed in both Pennsylvania and Delaware, I can run an honest side-by-side comparison of homes, taxes, and commute so you see the full picture.
It depends on your priorities. Chadds Ford Township is historic and central, East Marlborough and West Marlborough are horse country, Pennsbury and Birmingham are scenic and historic, and Pocopson is rural and preserved. Tell me your must-haves and I will point you to the right pockets.
Chadds Ford is about 8 miles from West Chester, 12 miles from Wilmington, and roughly 22 miles from Philadelphia International Airport. U.S. Route 1, Route 202, and I-95 connect the area, with Amtrak service in Wilmington and Philadelphia.
Yes. Relocation is a regular part of my work, including for clients moving hundreds of miles. I handle video tours, neighborhood briefings, and electronic signing, then coordinate inspection, appraisal, and settlement so you can buy without flying in repeatedly.
Much of the area's charm is in its historic stone and older housing stock. On pre-1978 homes, ask about lead paint. On older systems, have your inspector look closely at wiring, the roof, well and septic where present, and the heating system, and budget for updates. I will not let you waive inspections to win a bid.
Seller costs typically include the commission, the Pennsylvania realty transfer tax, a tax proration, settlement fees, and any agreed repairs. Commissions are negotiable and not set by law. You get a clear net-sheet estimate before we list so there are no surprises at closing.
It can. Investing is one of my three core services, and I underwrite deals with real capital expenditure, vacancy, and carrying costs rather than a rosy pro forma. Strong schools and proximity to Wilmington and West Chester support steady rental demand across the area.
The Brandywine Valley is packed with landmarks. Longwood Gardens, the Brandywine River Museum of Art, Brandywine Battlefield Park, Sandy Hollow Heritage Park, Chaddsford Winery, and Barnard's Orchard all sit within minutes of most district addresses.
