Devon Horse Show & Country Fair

Founded in 1896 and held every May at 23 Dorset Road, it is the oldest and largest outdoor multi-breed horse competition in the United States, plus a country fair the whole town turns out for.

Wilson Farm Park

Ninety acres in Chesterbrook with ball fields, sand volleyball, an all-abilities playground, a putting green, and three pavilions. It doubles as the township's community-day grounds.

Getting Around

Commute times from Tredyffrin/Easttown.

US Route 30, Lancaster Avenue, runs the length of the district and links every village center. US Route 202 carries the north to south traffic toward King of Prussia and West Chester, the Pennsylvania Turnpike picks up at the Valley Forge interchange, and I-476, the Blue Route, connects south to I-95 and the airport. Swedesford Road and Paoli Pike handle the local runs. The real advantage here is rail: SEPTA's Paoli/Thorndale Line stops at Strafford, Devon, Berwyn, Daylesford, and Paoli, and Amtrak Keystone Service also stops at Paoli.

Local Roots

Little-known Tredyffrin and Easttown history.

Before it was one of the country's most sought-after school districts, this ground was a Welsh land grant, a farming valley, a Revolutionary War campground, and a string of railroad stops with borrowed names. The street names on your title work are the families who farmed it.

1682The Welsh Tract

A barony that was promised in Welsh

Welsh Quakers struck a bargain with William Penn for a block of land where governing would be conducted in Welsh, since many settlers did not speak English. Both townships were settled in 1682 as part of that Welsh Tract. A county boundary drawn in 1685 split the tract politically, and the Welsh-speaking local government was never realized.

1704Incorporation

The name means town in the wide valley

Easttown Township was incorporated in 1704 and Tredyffrin in 1707. Tredyffrin combines the Welsh words tref, meaning town, and dyffryn, meaning wide cultivated valley, a description of the limestone Great Valley the townships sit in. Easttown's name is not Welsh, though village names inside it are.

1777The Revolution

A massacre, then an encampment

On the night of September 20, 1777, British troops struck General Anthony Wayne's camp near the Paoli Tavern with bayonets, killing 53 and wounding more than 100. Three months later Washington marched roughly 12,000 troops into Valley Forge, on the northern edge of Tredyffrin, for a winter that ran from December 19, 1777 to June 19, 1778.

1830sThe Main Line

The railroad drew the map you drive today

The Philadelphia and Lancaster Turnpike opened in 1792, and the Pennsylvania Railroad's Main Line came through in the 1830s. Both townships stayed farming country for most of their history, but the stations created the village centers, and every one of them still anchors a walkable commercial strip on Lancaster Avenue.

1877Berwyn gets a name

Four names before the fifth one stuck

The village now called Berwyn was known as Cocheltown, then Reeseville, then Glassley, then Gaysville. In 1877 a Welsh settler proposed Berwyn, after the Berwyn range overlooking the River Dee in Denbighshire, Wales. That name held. Berwyn station itself opened in 1884 and was electrified in 1915.

1896Devon Horse Show

An invitation to the Devon Inn, and 130 years later

An invitation went out for eight o'clock on May 22, 1896, at the Devon Inn. The first show ran 26 classes for harness horses, saddle horses, roadsters, stallions, brood mares with foals, and yearlings. It has grown into the oldest and largest outdoor multi-breed horse competition in the United States, still held every May off Lancaster Avenue.

There is no single downtown here, and that is the point. Lancaster Avenue strings five village centers together, from Wayne through Strafford, Devon, Berwyn, and Daylesford to Paoli, and each one carries its own cluster of restaurants and retail. Swedesford Road picks up the rest on the north side of the valley.

Valley Forge National Historical Park

The site of the Continental Army's winter encampment from December 19, 1777 to June 19, 1778, now about 3,500 acres of meadow, woodland, and monument on the northern edge of Tredyffrin Township. More than 30 miles of hiking and biking trail run through it, connected to the regional trail system, and the park draws close to two million visitors a year. It marks 50 years as a national park on July 4, 2026.

Flood risk, honestly

Redfin and First Street data put about 11% of properties in ZIP 19312 at risk of severe flooding over the next 30 years, which is a moderate rating. The Great Valley drains through Valley Creek and Darby Creek headwaters, and older stone houses on low ground near those runs are the ones to look at closely. Tredyffrin Public Works maintains roughly 133.6 miles of sewer line, 3,840 manholes, and nine pump stations. Easttown runs 13 pump stations that feed into Tredyffrin's mains. Both convey to the Valley Forge Sewer Authority or Trout Run for treatment. Homes on larger lots may be on septic, which needs its own inspection.

Private haulers

Residential trash and recycling here run through private hauler contracts rather than a single municipal pickup, and the servicing company has changed more than once in recent years. Ask the seller who currently collects and on which day, since it varies street by street.

Police & Fire
Township departments · volunteer fire

Tredyffrin Township and Easttown Township each run their own police department. Fire and rescue come from the volunteer companies, including Berwyn Fire Company, Paoli Fire Company, and Radnor Fire Company depending on the address. Internet is served by Verizon Fios and Comcast, with availability varying block by block.

Dogs stay leashed whenever league athletic activity is running on the fields. Open Land Conservancy preserves require leashes throughout, and the Brandywine Conservancy's Waterloo Mills Preserve in Easttown does not permit dogs at all. Larger fenced parks sit west in Exton and West Chester.

Four sit inside the district or right on its edge. Valley Forge National Historical Park anchors the north with about 3,500 acres and more than 30 miles of trail, including the Joseph Plumb Martin Trail. Wilson Farm Park covers roughly 90 acres in Chesterbrook with fields, courts, and an all-abilities playground, and Teegarden Park adds tennis and pickleball. Lancaster Avenue carries most of it. La Cabra Brewing at 642 Lancaster Avenue and EmJ's Cafe at 814 East Lancaster Avenue hold Berwyn. Terrain Cafe sits inside Devon Yard at 138 Lancaster Avenue. Rosalie occupies the Wayne Hotel at 139 Lancaster Avenue. Poseidon runs BYOB sushi at 128 Paoli Pike, and Will's & Bill's adds a brewery and oyster bar at 324 Swedesford Road in Berwyn. PHL sits about 25 miles southeast, roughly a 33 minute drive off-peak. The usual route is Route 202 south to I-476, the Blue Route, then I-95 south to the terminals. By rail, take the Paoli/Thorndale Line to Gray 30th Street Station and transfer to the Airport Line, which runs about every 30 minutes. The full trip usually takes around an hour and saves you long-term parking. Amtrak Keystone Service from Paoli reaches 30th Street for the same connection.
