I am Jill DiGrazio, a Broker Associate with Keller Williams Towne Square Realty, licensed in New Jersey under license #1649436 and working north-central New Jersey for ten years. Long Hill is not a territory I picked off a map. It is where my husband and I are raising our twin daughters. Three villages, three train stations and three ZIP codes sit inside twelve square miles, and the housing stock changes character street by street. A 1920s Homestead Park cottage, a Meyersville acre lot and a new build off Long Hill Road are three different purchases with three different tax bills. I hold the ABR, MRP and SRES designations, and I price from closed sales rather than from what a seller hoped for.

A Long Hill Township Licensed realtor who lives on the school calendar, not just the MLS.
I am a full-time Broker Sales Associate serving buyers, sellers and investors throughout north-central New Jersey. I hold New Jersey real estate license #1649436 and work with Keller Williams Towne Square Realty out of the office at 180 Mount Airy Road, Suite 201, in Basking Ridge. Long Hill Township is home. My husband Jamey and I are raising our twin daughters here, and our children are enrolled in the Long Hill Township school system.
Before real estate I built a career as an award-winning marketing executive, and that background still shapes how I represent clients. I combine proven marketing practice with newer tools, including AI-assisted workflows, digital advertising and social distribution, to put listings in front of the buyers who are actually shopping this market. I hold three National Association of Realtors designations. ABR is the Accredited Buyer's Representative credential for buyer-side work. MRP is the Military Relocation Professional designation for active-duty members, veterans and their families. SRES is the Seniors Real Estate Specialist designation, covering the financial, lifestyle and housing questions that come with a later-life move. Jamey, a Marine Corps veteran and retired police officer, works with me as a buyer's agent.
My involvement here goes past the transaction. I serve at the board level with the Long Hill Township PTO and I am a multi-year GOLD-level sponsor of the Long Hill Education Foundation. I also created Long Hill NJ Living, a community-focused Instagram and Facebook presence covering the people, places, businesses and events across Gillette, Stirling, Millington and Meyersville. That perspective matters when a buyer asks which side of Valley Road they will actually be walking to the train from. At home the family is rounded out by our very pampered dog, Pepper.

Four services, one standard. I tell you what a number is, where it came from, and what it does not cover. If a house is wrong for you, I would rather say so on the driveway than watch you find out at the inspection.
My Services Include
Buyer Representation
I hold the ABR designation, which is the Accredited Buyer's Representative credential from the National Association of Realtors. Before we tour anything I want you talking to a lender, because a pre-approval sets the range and surfaces credit issues early. On every showing I pull the property tax card, the flood map and the sewer status, because in Long Hill those three things move the monthly number more than the finishes do.
Pricing comes from closed sales on comparable streets, not from a portal estimate that cannot see your addition. Then the marketing background goes to work: professional photography, floor plans, targeted digital advertising and syndication to Zillow, Realtor.com, Redfin and Homes.com. I also walk the house with you first and tell you which three repairs are worth doing and which ones are not.
Long Hill has a modest supply of two-family and small multifamily property, most of it near the Stirling and Millington stations where walk-to-train demand is real. I underwrite purchase price, repairs, vacancy and carrying cost before we talk about upside. New Jersey rents and New Jersey landlord obligations are both specific, so bring your assumptions and we will test them against local numbers.
I hold both the MRP designation for military families and the SRES designation for older adults and their families. Relocating buyers get video walkthroughs, inspection attendance on your behalf and electronic signing. Downsizing sellers get a longer runway, a plan for the contents of the house and an honest comparison of staying, renting or selling, in that order.
Marketing built by someone who did this for a living.
Before real estate I spent years as an award-winning marketing and public relations executive. That is not a line on a bio for me, it is the reason your listing gets a plan instead of a checklist. Every Long Hill listing gets professional photography, a written positioning angle, targeted paid distribution and syndication across the major portals.
I also run Long Hill NJ Living, a community page covering the township's people, places and events. When a Stirling or Gillette listing goes live, it reaches an audience that already cares about this specific town, not a generic county-wide feed.
Most buyers meet your house as a thumbnail. Every listing I take gets professional photography with proper lighting and lens choice, plus floor plans so buyers understand flow before they book a showing. Where the property warrants it, we add aerial views and twilight exterior shots.
Professional interior and exterior photography on every listing
Floor plans so buyers can read the layout before touring

Long Hill Township sits in the southernmost corner of Morris County, bounded by the Passaic River on the south and west and by the Great Swamp National Wildlife Refuge on the north. Twelve square miles hold three villages, three train stations and three ZIP codes. Here are the six questions I answer most often, with the source and the date attached to every number.
01
What are the best areas of Long Hill Township?
The township is one municipality made of distinct villages. Stirling holds the densest walk-to-train grid along Main Avenue and Central Avenue. Gillette covers the eastern third and holds the municipal building, library and Matthew G. Kantor Memorial Park. Millington sits at the western end near the Passaic River. Meyersville and Homestead Park are quieter pockets, Homestead Park first subdivided in the 1920s.
Total area is 12.05 square miles, of which 11.80 square miles is land. It borders Chatham Township and Harding Township in Morris County, Bernards Township and Warren Township in Somerset County, and Berkeley Heights in Union County. To the north sits the Great Swamp National Wildlife Refuge, 7,455 acres managed by the U.S. Fish and Wildlife Service.
The census counted 8,629 residents in 3,021 households, with a estimate of 8,613. Population density runs about 731 people per square mile. Median age is roughly 41.6 and median household income is about $169,079 in the 2020 to 2024 American Community Survey five-year estimates.
It depends heavily on the ZIP. In 07946 Millington, Redfin put the median sale price at $917,293 for the three months ending , up 7.3% year over year, with homes going pending in a median of 12 days. Redfin's Stirling-area figure over the same period sat nearer $780,000. Active inventory across the township has run from roughly $525,000 to $1,750,000.
New Jersey Treasury's average residential tax report put the Long Hill Township average bill at $13,370 for tax year . That sits above the Morris County average of $11,757 and the statewide average of $9,898. Your actual bill depends on your assessment, not the average, so always pull the specific property record before you set a maximum.
Three NJ Transit stations sit inside the township: Gillette, Stirling and Millington, all on the Gladstone Branch of the Morris & Essex Lines, running to Newark Broad Street and Hoboken with connections at Summit. No Interstate or state highway crosses the township. The main roads are county routes 512 and 531, with Interstate 78 and Interstate 287 both in adjacent municipalities.
Buyers ask what there is to do here. The honest answer is that Long Hill runs on trains, fields, trails and a short row of independents. Six things residents do most weeks, each one tied to a real place you can drive to today.
Weekday Mornings
The 6 a.m. platform routine
Three NJ Transit stations sit inside twelve square miles: Gillette, Stirling and Millington, all on the Gladstone Branch to Newark Broad Street and Hoboken. Stirling & Co at 184 Central Avenue opens at 6 a.m. on weekdays, which is why the queue there is the closest thing the township has to a morning ritual.

Weekends Outdoors
A federal refuge at the top of the street
The Great Swamp National Wildlife Refuge covers 7,455 acres along the township's northern edge, with boardwalk and woodland trails open free of charge. Most residents treat it as a back garden rather than a day trip, because for many Meyersville and Gillette addresses it is a five minute drive.
Matthew G. Kantor Memorial Park on Valley Road carries the lighted multi-purpose field, playgrounds and tennis courts. Long Hill SPORT, the parent-run organisation, supports interscholastic soccer, cross country, basketball, cheerleading, baseball, softball, fencing and track at Central Middle School.
The Long Hill Township Library at 917 Valley Road, Gillette sits directly beside Kantor Park and stays open until 8 p.m. Monday through Thursday. It runs programmes for children and adults and has meeting space, which matters in a township without a commercial centre.
There is no chain restaurant row here. Dinner means The Stirling Hotel on Main Avenue, Biagio's for Italian, 12 Islands for Greek on Valley Road, Oyaz by the Millington station, or Black Bull on Meyersville Road. Oakflower Brewing pours across from the Millington platform.

Public students in pre-kindergarten through eighth grade attend the Long Hill Township School District, headquartered at 759 Valley Road in Gillette. The district runs three schools serving Gillette, Homestead Park, Meyersville, Millington and Stirling, with roughly 871 students district-wide. Students in grades nine through twelve attend Watchung Hills Regional High School in Warren Township, about a mile south of the township line. My own children are enrolled in this district, which is a different kind of familiarity than a boundary map.

One township, two very different ZIP codes
The numbers above describe 07946 Millington, the township's upper end. They are not the whole story. Redfin's Stirling-area data put the median sale price nearer $780,000 over the same period, and active Long Hill listings have started around $525,000. Twelve square miles hold a 1,300 square foot Stirling ranch and a five-bedroom Millington house on an acre, so a single township median would flatter one village and mislead the other. Price your specific block, not the town.

Local Roots
Little-known Long Hill Township history.
The township is younger as a name than it is as a place. Villages here were settled before the Revolution, the municipality was incorporated during Reconstruction, and the name on the sign only changed in 1992. Six documented moments, all verifiable.
01 / 06
Stirling was settled before the Revolution
The village of Stirling was settled in 1740, well before there was a township to belong to. The manufacturing and residential community that buyers walk through today grew up around the railroad in the decades after the line arrived, which is why the oldest housing stock clusters near the tracks.
On March 23, 1866, the municipality was created out of Morris Township and named Passaic Township for the river along its southern and western edge. The 1870 census counted 1,624 residents. That is roughly a fifth of today's population spread across the same twelve square miles.
Garden State Fireworks, based in Millington, has called New Jersey home since 1890. The family firm has produced the annual Fourth of July display on the National Mall in Washington, D.C. It is the most nationally visible thing this township makes, and most residents drive past it without noticing.
On September 1, 1922, a portion of what was then Passaic Township was taken to form Harding Township. That boundary change is why Long Hill's northern edge runs along the Great Swamp National Wildlife Refuge rather than through it. It still shapes which addresses fall in which school and tax district.
Long Hill's legacy telephone exchange, 908-647, was known as Millington 7. It was one of the last manual switchboard offices in New Jersey to be converted to dial operation, which did not happen until the early 1960s. Plenty of long-tenured 647 numbers are still in service across the township.
On November 3, 1992, residents voted 1,901 to 1,821 to rename Passaic Township as Long Hill Township. The driver was mail, deliveries and directions that kept confusing the township with the City of Passaic, roughly 22 miles away. Eighty votes decided the name on every deed written since.
The township is bounded by a river on two sides and a federal wildlife refuge on a third. That geography limited how much could ever be built here, and it is the reason the open space is measured in thousands of acres rather than in playgrounds.
7,455Acres of federal refuge on the northern boundary
1 mileWhite Oak Trail loop at the Fenske Visitor Center
24 hoursKantor Memorial Park is open around the clock
01Federal Refuge
Great Swamp National Wildlife Refuge
The refuge covers 7,455 acres under the U.S. Fish and Wildlife Service and forms the township's entire northern edge. It is not uniformly open: areas east of New Vernon Road are unmanaged and accessible to visitors, while areas to the west are intensively managed and closed to the public.
Public access centres on the Helen C. Fenske Visitor Center at 32 Pleasant Plains Road in Basking Ridge, where the White Oak Trail runs a flat one mile loop of boardwalk and woodland path with benches and interpretive signage. There is a shorter half mile loop and a covered picnic area on the visitor centre side. Admission and parking are free.
For buyers this cuts both ways. It is permanent open space that cannot be developed, and it is also wetland, so flood zone status and a written insurance quote belong inside your contingency period for any address near it.
At 917 Valley Road, Gillette, next to the library. A lighted multi-purpose field, playgrounds, tennis courts and restrooms, plus a wooded walking trail running down to the Passaic River. Listed as open 24 hours, and it is where most township events land.
1390 White Bridge Road, Millington. A wild bird rehabilitation centre with outdoor aviaries, a short trail and a gift shop, open daily from 9 a.m. to 6 p.m. Admission is by suggested donation. It pairs naturally with a walk in the refuge next door.
The Passaic River forms the southern and western boundary of Long Hill Township. That is how the municipality got its original name of Passaic Township in 1866. Paddlers put in along the river corridor, and the wooded trail at Kantor Park follows it. Clover Hill Swimming Club surrounds a lake in Millington for anyone who would rather swim than paddle.
The practical note for buyers is the same one that applies to the refuge. River frontage and low-lying ground mean you should pull the flood map for the specific parcel and price insurance before your contingency period ends, not after.
There is no mall here and no chain strip. What Long Hill has is a short row of independents along Main Avenue and Central Avenue in Stirling, a cluster by the Millington station, and a supermarket on Valley Road that everyone ends up in. Every business below is real, currently operating and located in or immediately beside the township.

A small Millington room beside the train station serving Turkish grills, mezze and house baklava. Four tables inside and a few outside, so most of the business is takeout. Open daily.
A Valley Road taverna with a menu drawn from the Dodecanese islands: grilled meats, seafood, handmade spanakopitakia and a full bar. Dinner only on weekdays, lunch and dinner Friday through Sunday.
Opens at 6 a.m. on weekdays, which makes it the stop before the Stirling train. Scratch breakfast sandwiches on house-made rolls, espresso drinks and a rotating lunch menu. Open seven days.

"We recently worked with Jill to list and sell our home, the same home she helped us navigate the buying process for 5 years ago."We knew the market was competitive so we relied on Jill's knowledge and professionalism to list our home at the right price and manage the offer process effectively for us to get the best price. While the transaction was bittersweet for us to sell our first home, Jill made the process seamless and less stressful by continually guiding us from preparation, to staging, and selling. Walk to trainVillage gridOlder stock
The densest and most walkable part of the township, laid out around the railroad on Main Avenue and Central Avenue. Smaller lots, the widest price spread in Long Hill, and the shortest walk to coffee, the tavern and the platform.
The eastern third of the township and its civic center: municipal offices at 915 Valley Road, the library and Matthew G. Kantor Memorial Park at 917. Gillette Station sits on the same Gladstone Branch line. Lot sizes vary block to block.
The western end of the township near the Passaic River, with the station, the brewery and Oyaz clustered on Long Hill Road. This is where Long Hill's larger and newer houses tend to trade, including recent sales on Old Forge Road well above the township median.
The northern corner running toward the Great Swamp, built around Meyersville Road. Larger parcels, wooded frontage and no village grid. Buyers here trade walkability for land, and more properties sit on well or septic than elsewhere in the township.
A subdivision first laid out in the 1920s and still one of the township's more compact street patterns. Housing here skews older and smaller, which historically makes it one of the more accessible ways into Long Hill for a first purchase.
The northern boundary running along the Great Swamp National Wildlife Refuge, with Great Swamp Greenhouses on New Vernon Road. Trail access is the appeal. Wetlands proximity means flood zone status and insurance quotes belong in your contingency period, not after.

Client Experience
What working together actually feels like.
You will hear from me directly, not from an assistant and not from an automated drip sequence. I answer the phone, I tell you when a number does not work, and I put the source next to every figure I hand you. Clients describe the experience as hard-working and hands-on, which is the standard I am aiming for.
Selling means a real pricing conversation before a list price, a walkthrough where I tell you which repairs pay for themselves, and a marketing plan you can actually read. Buying means a lender conversation first, then honest commentary on every house we walk, including the ones I think you should skip. Either way, the goal is that you understand the decision before you make it.
Four stages from the first conversation to the closing table. No stage starts until you are ready for it, and none of them involve a pressure call from me on a Sunday night.

Attorney review, inspection, appraisal and settlement, with me tracking dates so nothing lapses. After closing I am still the person you text about a contractor, a tax appeal deadline or a school registration question.
Twelve questions I get asked in real conversations, answered the way I would answer them on the phone.
The New Jersey Division of Taxation reported an average Long Hill residential bill of $13,370 for tax year , against a Morris County average of $11,757. Your bill is your assessment multiplied by the general tax rate, so the average tells you very little about a specific house. Always pull the actual tax record before you set your maximum.
The Long Hill Township School District runs three schools. Gillette School covers pre-K through first grade at 759 Valley Road. Millington School covers grades two through five at 91 Northfield Road. Central Middle School covers grades six through eight at 90 Central Avenue. Grades nine through twelve attend Watchung Hills Regional High School in Warren.
Conventional, FHA and VA loans all work in Long Hill, and jumbo comes up on the upper end because plenty of inventory sits above the conforming limit. The New Jersey Housing and Mortgage Finance Agency runs down payment assistance for eligible first-time buyers. I am not a lender, but I will tell you to get fully underwritten rather than pre-qualified, because the two are not the same document.
Yes, and it is a regular part of my practice. I hold the Military Relocation Professional designation, and my husband Jamey, a Marine Corps veteran and retired police officer, works with me as a buyer's agent. Remote clients get video walkthroughs, inspection attendance on their behalf and electronic signing. I will also compare Long Hill honestly against Berkeley Heights, Warren and Bernards on price and taxes.
Six things, in this order. Sewer or septic. Public water or a private well. Flood zone status, given the Passaic River and the Great Swamp. Heating system age and fuel type. Oil tank history on anything pre-1970. Electrical panel condition. Stirling and Homestead Park hold the oldest stock, so these come up most often there.
By rail you board at Stirling Station on the Gladstone Branch and either ride through to Hoboken or transfer at Summit for Midtown Direct service into New York Penn Station. Driving is roughly 32 miles and about 44 minutes off-peak, considerably longer at rush hour. Check exact trains and connections on the NJ Transit trip planner.
Matthew G. Kantor Memorial Park at 917 Valley Road in Gillette has fields, playgrounds, tennis courts, restrooms and a wooded walking trail along the Passaic River, and dog walkers use it constantly. For longer walks, the Great Swamp National Wildlife Refuge maintains boardwalk and woodland trails on the township's northern edge. Confirm current leash and pet rules with the township before you go.
ShopRite of Stirling at 1153 Valley Road is the township's full-size supermarket, open seven days with an in-store pharmacy and bakery counter. Beyond that, Biagio's at 239 Main Avenue runs a proper Italian deli and bakery. Larger format options sit ten to fifteen minutes out in Berkeley Heights, Warren and Bernards Township.
All independents, no chains. The Stirling Hotel on Main Avenue is the tavern everyone knows. Biagio's covers Italian, 12 Islands Greek Taverna on Valley Road covers Greek, Oyaz Turkish Cuisine sits by the Millington station, and Black Bull Steakhouse on Meyersville Road is the upscale room. Stirling & Co opens at 6 a.m. for coffee before the train.
Driving is roughly 24 miles and about 32 minutes off-peak, generally out through Berkeley Heights to Interstate 78 eastbound. Peak-hour trips run longer. By rail you can take the Gladstone Branch to Newark Broad Street and connect onward, though most residents drive or use a car service for early flights.
No. I am licensed across New Jersey and work throughout north-central New Jersey from my Keller Williams Towne Square Realty office in Basking Ridge, including Bernards, Warren, Watchung, Berkeley Heights, Chatham and the Morristown area. Long Hill is where I live and where I know the streets best, so it gets the deepest coverage on this page.
