About Alex Yu

A Green Valley broker who treats your deal like his own.

I am Alex Yu, a licensed Orange County real estate broker with First Team Real Estate and over a decade of full-time experience. I serve buyers, sellers, and investors across Green Valley and the wider Orange County market, and I have been personally endorsed by Shark Tank's Barbara Corcoran.

Before real estate, I advised JPMorgan Chase as an REO manager, working closely with bank-owned property and complex transactions. That background shaped how I protect a client's interests, with sharp negotiation and a clear, data-backed read on value. I treat every deal as if the money were my own.

I stay active in causes I care about, supporting animal rescue, child welfare, and cancer advocacy. Whether you are buying your first Green Valley ranch home, selling a remodeled single-story near Mile Square Park, or building an investment portfolio in Orange County, my goal is a process you understand and control at every step.

Listing Marketing

Your Green Valley home, marketed like a campaign, not a yard sign.

Green Valley sells on the details, not just a sign in the yard. I price each home against recent sales on its own street, because a remodeled ranch can trade far apart from an original one two blocks over. Then I prep it, shoot it, and launch it across Zillow, Redfin, Realtor.com, and Homes.com on day one.

Most Green Valley buyers tour several homes in one weekend and compare them side by side. With low turnover and quick closings, the homes that price right and show best are the ones that win. My team handles staging guidance, professional media, and timing built around your goals.

Property Presentation

Photos that turn a quick scroll into a showing.

Buyers judge a Green Valley home in the first few photos, usually on a phone before they ever call. These single-story ranch homes photograph well when the light, the open layout, and the wide lot are captured right, so I commission clean, professional images for every listing.

Sharper photos pull more online views, more showings, and stronger offers. For a Green Valley ranch that often means featuring the remodeled kitchen, the natural light, and the backyard an ADU could use. Buyers remember the home shown with care.

Local Roots

The story behind Green Valley.

Green Valley grew out of Fountain Valley's postwar building boom, a planned community wrapped around a central greenbelt in the 1960s and 1970s. Here is how this corner of the Santa Ana River plain went from farmland to one of the city's most loved neighborhoods.

1880s

Farm Country Roots

Long before the subdivisions, this stretch of the Santa Ana River plain was sheep range and open farmland. Roch Courreges ranched sheep nearby from 1878, a name the neighborhood's Courreges Elementary still carries today.

1930s

Fields and Orchards

For decades the area was farm country. Sugar beets, lima beans, chili peppers, and strawberries were worked in part by Japanese American farming families before the war, leaving the open land that later filled with homes.

1957

A City Is Born

Fountain Valley incorporated on June 13, 1957, as Orange County's 21st city. With about 2,000 residents in 1960, a tract-home boom pushed it past 31,000 by 1970, and Green Valley rose in that wave.

A Greenbelt Community

Green Valley was laid out as a planned community, wrapping homes around a central greenbelt instead of packing lots edge to edge. Wide, tree-lined streets and shared open space were part of the design from the start.

Homes Take Shape

Parks & Green Space

A 607-acre park a mile from your front door.

Fountain Valley was farmland until the postwar boom, and the city held onto the open ground as it built. A full square mile of it became Mile Square Regional Park. The Santa Ana River runs the length of one edge with a paved trail on top. The city keeps more than 150 acres of neighborhood parks, and Green Valley wraps its own homes around a 22-acre greenbelt. That green shapes what daily life here feels like.

Mile Square Regional Park

The park takes its name from its shape. Edinger, Warner, Brookhurst, and Euclid box in a near perfect square mile at 16801 Euclid Street. The Navy bought the 640 acres in 1942 for Mile Square Naval Outer Landing Field, an auxiliary to Naval Air Station Los Alamitos. Pilots practiced carrier deck landings on three runways cut into the farmland. Orange County leased the land in 1967, and the first phase of the park opened in 1970.

Today the 607 acres hold two fishing lakes, three golf courses, an archery range, soccer, baseball, and softball fields, and a nature area planted with California natives. Wheel Fun Rentals runs bikes and paddle boats near the lakes, a renovated universally accessible playground sits on the Brookhurst side, and a parking fee applies at the gates.

Sixty-five acres along Brookhurst are leased from the county and built out by the city into a high-activity community park at 16400 Brookhurst Street. Leagues, camps, and rentals all run through the city Recreation Division.

Flood risk, honestly

Redfin and First Street data put about 32 percent of properties in ZIP 92708 at some risk of severe flooding over the next 30 years, which they rate as minor overall. The same data flags about 7 percent for wildfire risk and minimal risk of severe wind. This is a flat coastal plain next to a flood control channel. Pull the FEMA map for the address, read the seller disclosure, and quote flood insurance during your inspection period rather than at the end.

Taxes, Utilities & Civic Data

Who bills you, and who to call.

The practical questions buyers ask on the drive home, answered with a link to the agency that actually sets the rate. Fountain Valley is a general law city, so the city itself handles water, sewer collection, police, and fire, while the county assesses your property and the state fixes the transfer tax. Rates and boundaries change, so confirm against a specific address before you budget.

Property Taxes
OC Assessor · Treasurer-Tax Collector

Proposition 13 fixes the base rate at 1 percent of assessed value, and voter-approved bonds push most Orange County bills to roughly 1.1 to 1.3 percent. Your assessed value resets to the purchase price when you buy, then rises no more than 2 percent a year. Bills arrive in two installments, due November 1 and February 1.

Transfer Tax
OC Clerk-Recorder

California sets the documentary transfer tax at $0.55 per $500 of consideration, which works out to $1.10 per $1,000 of the sale price. Fountain Valley is a general law city and adds no separate city transfer tax. Southern California custom puts the cost on the seller, though the purchase contract decides.

Mello-Roos & HOA
Green Valley HOA (GVHRA)

Most Green Valley homes carry no Mello-Roos special tax, which is a real advantage against newer Orange County tracts. They do carry GVHRA dues that fund the greenbelt, three pools, four playgrounds, and two clubhouses. Ask for current dues, the reserve study, and the CC&Rs before you write an offer.

Electricity
Southern California Edison

SCE delivers power across Fountain Valley and sends the bill. Start service before your closing date. Most Green Valley homes date to the late 1960s and early 1970s, so ask the seller when the electrical panel and the HVAC system were last replaced.

Natural Gas
SoCalGas

Southern California Gas Company supplies natural gas across Orange County and bills separately from electricity. Transfer service into your name before move-in, since some accounts need a short lead time and an appointment to relight appliances.

Water
City of Fountain Valley

The city has run its own Water Division since 1962 and bills residents directly, with an online portal for payments and usage monitoring. Call the Water Division at (714) 593-4420 to start or stop service, and note that the city took its name from the artesian wells and high water table found here.

Sewer & Wastewater
City of Fountain Valley · OC San

The city maintains the sewer collection lines, and the Orange County Sanitation District treats wastewater for roughly 2.6 million people across central and northwest Orange County. Its main treatment plant sits on Ellis Avenue inside the city, which is why some buyers spot it on the map.

Trash & Recycling
Republic Services

Republic collects under a city franchise agreement, using 95-gallon carts emptied once a week. Smaller carts come on request, extra recycling and green waste containers cost nothing, and residents get four free bulky item collections a year. Set carts out by 6:30 a.m. and call (714) 847-3581 for a missed pickup.

Internet & Phone
Spectrum · Frontier · AT&T

The city lists Spectrum and Frontier for home internet and television, with phone service coming from either Frontier or AT&T depending on where you live. Availability still changes block by block, so check the exact address before you count on a plan or a speed tier.

Police & Fire
Fountain Valley PD · FVFD

Fountain Valley runs both its own police department and its own fire department, which is worth noting in a county where the Orange County Fire Authority covers 23 cities. Fire dispatch runs through a joint powers authority shared with six other Orange County agencies.

FAQ

Green Valley real estate questions, answered.

Start by getting pre-approved so you know your budget, then tell Alex your must-haves. Green Valley moves fast, with low inventory and ranch homes that often draw multiple offers. Alex sets up tailored searches, tours homes with you, and guides you through offers, inspections, and closing.

Selling well starts with accurate pricing and strong presentation, then real marketing exposure. Alex prices using current comparable sales, prepares the home to show its best, and promotes it across Zillow, Realtor.com, Redfin, and Homes.com. In a market this active, a sharp launch protects your final price.

As of 2026, the median sale price in ZIP 92708 was about $1.4 million, near $716 per square foot, with homes selling in a median of about 33 days. Green Valley holds its value through very low turnover, top schools, and a central Orange County location, so block-by-block comps matter most.

Buyer closing costs typically run about 2% to 4% of the price, covering lender fees, title work, and taxes. Seller costs include agent compensation plus prep and any concessions. Commission is negotiable and agreed in writing up front. Alex walks you through a clear estimate before you commit.

Green Valley does have a homeowners association, the GVHRA, with mandatory membership and dues that maintain the 22-acre greenbelt, three pools, four playgrounds, and two clubhouses. Most homes carry no Mello-Roos special tax, though a few parcels show a small bond. Alex confirms the exact dues and any Mello-Roos for a specific property before you write an offer.

Most of Green Valley is served by the highly rated Fountain Valley School District for grades K-8, founded in 1876 and ranked among the top districts in California. Students then attend the Huntington Beach Union High School District, anchored by Fountain Valley High School. Always verify zones for a specific address.

Yes. Alex works with relocating and remote buyers often, using video tours, neighborhood briefings, and digital signing so you can move forward from anywhere. He helps you understand commute times to John Wayne Airport, school options, and which Green Valley neighborhoods fit your lifestyle and budget.

First-time buyers usually need steady income, a credit profile a lender can work with, and funds for a down payment and closing. Many programs allow lower down payments, including FHA and conventional loans. The first step is a lender pre-approval, then you shop within a budget you are comfortable with.

A contingency is a condition that must be met for the sale to proceed. Common ones cover inspection, financing, and appraisal. They protect you by giving an exit if a problem appears, like a failed inspection or a low appraisal. Alex structures contingencies that protect you without weakening your offer.

Escrow is a neutral third party that holds funds and documents during the transaction. Your deposit sits in escrow until closing, then is applied to your purchase. The escrow officer makes sure money and the deed change hands correctly. Alex coordinates with them so nothing slips through the cracks.

Green Valley can work well for the right investor. Established homes, no Mello-Roos, shared GVHRA amenities, and strong ADU potential under California law support multi-generational living and rental income near the coast. As a former bank REO manager, Alex brings an investor's eye to the numbers and helps you run them first.

Huntington Beach Pier is about 14 minutes away, and John Wayne Airport is roughly 15 minutes by car. South Coast Plaza sits about 12 minutes east, and Downtown Los Angeles is roughly 55 minutes off-peak. The 405, 22, and 73 freeways are all close.

Green Valley is too specific for a one-size-fits-all model. Each neighborhood prices and sells differently, and lot size, zoning, and ADU potential vary street to street. A local agent who knows the neighborhoods, schools, and recent sales gives you sharper pricing and stronger negotiation.

Downtown Santa Ana, the county seat, sits about 6 miles northeast and takes roughly 15 minutes off-peak. Downtown Los Angeles is about 35 miles up the 405 and runs near 55 minutes off-peak, longer at rush hour. Green Valley sits close to the 405, 22, and 73, so most Orange County job centers stay within a half hour.

ZIP 92708 has no fenced off-leash dog park of its own, though leashed dogs are welcome across Mile Square Regional Park and along the Santa Ana River Trail. For off-leash time, three fenced parks sit within about 15 minutes. Try the Bark Park on Arlington Drive in Costa Mesa, Huntington Central Park Dog Park on Edwards Street, or the Garden Grove dog park on Deodara Drive. Huntington Dog Beach adds off-leash sand near Goldenwest Street.

Brookhurst Street carries most of the everyday shopping. Albertsons sits at 16061 Brookhurst and Ralphs at 18405 Brookhurst, with Grocery Outlet further south and Stater Bros over on Warner Avenue. Costco anchors Newhope Street. For specialty groceries, Green Farm Market on Magnolia and Mekong Supermarket on Warner cover Vietnamese and Southeast Asian staples, and Hamle handles Mediterranean.

Green Valley wraps its own homes around a private 22-acre greenbelt with three pools and four playgrounds, all maintained by the GVHRA. Just outside, Mile Square Regional Park covers 607 acres at 16801 Euclid Street, and the Recreation Center and Sports Park sits at 16400 Brookhurst. The Santa Ana River Trail runs about 30 miles along the city edge. Smaller city parks include Los Alamos, Plavan, Ellis, Harper, and Monroe.

Brookhurst Street holds most of the dining. The Kei Concepts group runs VOX Kitchen, INI Ristorante, and the brunch favorite Nep Cafe within a few blocks of each other. Stonefire Grill, Chicken Maison, and California Fish Grill cover casual weeknights. Little Saigon in neighboring Westminster sits about eight minutes away and offers some of the best Vietnamese food in the country.

John Wayne Airport is the closest, about 8 miles out and roughly 15 minutes off-peak. Take Brookhurst or Euclid to the 405 south, then exit MacArthur Boulevard. Long Beach Airport sits about 20 miles north up the 405, near 30 minutes. LAX runs about 35 miles and takes 50 to 70 minutes depending on traffic, so allow extra time on weekday afternoons.
