Local Roots

Six things you didn't know about Upper Dublin.

Upper Dublin's story runs back more than three centuries, from a William Penn land grant to a Revolutionary War encampment and a pioneering office park. Six facts every newcomer should have.

1701

Named For A Land Grant, Not A County

William Penn granted this land to Edward Tanner, who named it "Upper and Lower Dublin." Lower Dublin was folded into the City of Philadelphia in 1854, while the upper portion carried on as its own township around the original survey lines for Susquehanna Road.

1745

A Quaker Summer House Turned Headquarters

Quaker George Emlen built the Emlen House as a family summer home. Three decades later it would become the most important address in the township, when a Continental Army general came calling.

1777

Washington's Headquarters Before Valley Forge

After the defeat at Germantown, George Washington and the Continental Army encamped here during the Whitemarsh Encampment, headquartered at the Emlen House. The Battle of White Marsh was fought nearby from December 5 to 8, 1777, just weeks before the march to Valley Forge.

Becoming A First Class Township

Mike was an absolute joy to work with throughout the entire house buying process. We've worked with other realtors in the past, but Mike was by far the best. He was extremely responsive, very knowledgeable and even took the time to walk through the process and potential options/outcomes for each scenario. If you are considering buying or selling your home, I would highly recommend working with Mike.

FAQ

Questions buyers and sellers actually ask.

Straightforward answers about buying and selling real estate in Upper Dublin, Ambler, and Horsham.

The first step is getting pre-approved with a local lender so you know your budget and can move quickly on Upper Dublin homes that fit. From there, we'll talk through your must-haves, your timeline, and the specific 19002, 19044, or 19040 neighborhoods that match your lifestyle. I'll set up an automated MLS feed for you and we'll start touring homes together.

Median days on market in the Upper Dublin area currently sit around 22 days, according to Bright MLS data as of June 2026. Well priced and well prepared homes often go under contract within the first weekend. Overpriced homes can sit much longer, which is why accurate pricing strategy matters more than ever.

For buyers who are financially prepared and planning to stay for at least 5 to 7 years, Upper Dublin is a reasonable market to buy in right now. Inventory has eased slightly compared to a year ago, giving buyers more options than they had in 2024 and 2025. Homes are still moving fast at a median of 22 days on market, so preparation matters. The right time to buy depends on your situation, not the market cycle. When you are ready, I will walk you through the numbers honestly, including what you can realistically expect to pay and how to structure a competitive offer.

Commissions in Pennsylvania are negotiable and not set by law. Following the 2024 NAR settlement, buyer agent commissions are now negotiated separately between buyers and their agents through a written agreement. I'll walk you through every fee transparently before you sign anything, so there are no surprises at closing.

Buyer closing costs in Pennsylvania typically run 2% to 4% of the purchase price, covering items like title insurance, lender fees, the buyer's share of transfer tax (1% in most of PA, split with the seller), and pre paid escrow for taxes and insurance. On a $525,000 Upper Dublin home, that often lands between $10,500 and $21,000. I provide a full estimated breakdown before you write any offer.

Upper Dublin Township is served primarily by the Upper Dublin School District, while Ambler area homes feed the Wissahickon School District and neighboring Horsham homes feed the Hatboro Horsham School District, depending on exact address. Both Upper Dublin and Hatboro Horsham consistently rank among Pennsylvania's strongest public districts. I always confirm the specific school assignment for any property before we tour it.

Absolutely. A meaningful portion of my Upper Dublin buyers relocate from New York, New Jersey, the DC area, and across the country. We do most of the legwork virtually with live FaceTime tours, neighborhood video walkthroughs, and detailed market reports. When you're ready for a focused in person trip, I'll have a curated shortlist ready and we'll tour efficiently.

First time buyers in Pennsylvania have several strong options: conventional loans with as little as 3% down, FHA loans starting at 3.5% down, and Pennsylvania Housing Finance Agency (PHFA) programs offering down payment assistance for qualifying buyers. I work with local lenders who specialize in first time buyer programs and will introduce you to two or three options to compare.

A contingency is a condition in your purchase contract that, if not met, lets you walk away from the deal and keep your deposit. There are three contingencies every Upper Dublin buyer should understand before signing. The inspection contingency lets you renegotiate or exit the contract based on findings from the home inspection. The financing contingency protects you if your mortgage loan falls through before closing. The appraisal contingency protects you if the home appraises below the agreed purchase price, so you are not forced to cover the gap out of pocket. Before you sign anything, I will explain each one in plain English, walk you through what waiving any of them means in this market, and make sure you go into the contract with eyes open.

It depends on your finances and risk tolerance. Selling first gives you certainty on equity and avoids carrying two mortgages, but means you may need temporary housing. Buying first protects you from being homeless but requires bridge financing or strong cash reserves. I'll model both scenarios with real numbers based on your situation so the choice becomes clear.

Zillow's Zestimate is a useful starting point but can be off by tens of thousands of dollars in a specific Upper Dublin micro market, especially for renovated homes, unique lots, or properties with recent comparable sales the algorithm hasn't caught. For a real valuation, I'll run a custom comparative market analysis using recent sold properties within a quarter mile and adjusted for actual condition.

A real estate agent is licensed by the state to help people buy and sell property. A Realtor is an agent who has also joined the National Association of Realtors and pledged to follow its Code of Ethics. I'm both a licensed PA Associate Broker and a Realtor, which means you get state licensed legal authority plus binding ethical standards.

Investors in the Upper Dublin and Ambler market typically focus on three numbers: cash on cash return, gross rent multiplier, and projected appreciation given the area's school-driven demand. I help investor clients analyze single-family rentals, small multi-family properties, and the occasional flip opportunity, and I'll be honest if the numbers don't work.

In Pennsylvania, the typical closing timeline from accepted offer to settlement runs 30 to 45 days for financed purchases. Cash transactions can close in as little as 14 days. Key milestones include the home inspection (usually within 10 days), appraisal (around day 20), and mortgage commitment (around day 30). I'll keep you on track through each one.

Ten plus years licensed, four professional designations (SRS, ABR, SRES, CNE), Licensed Associate Broker status, and a track record of clients who describe the experience as smooth, responsive, and pressure-free. I treat real estate like the major life moment it is, which means I show up, communicate clearly, and protect your interests like they're my own.
