How PGA Village Verano came to be.
Most relocating buyers look at PGA Village Verano and see a new community. The land underneath, the surrounding golf complex, and the city itself have a longer and more specific story. Here is the short version every buyer should know.
PGA of America picks the site
The PGA of America established PGA Village in 1996 as the only PGA-owned and operated public golf complex in the country. The decision anchored the western Port St. Lucie corridor and set the stage for the gated golf communities that followed, including the future PGA Village Verano.
Kolter Homes breaks ground
Kolter Homes began development of PGA Village Verano in 2014, planning roughly 1,200 acres of single-family homes inside the existing PGA Village footprint. Verano was designed as an all-ages lifestyle community, an uncommon format for Kolter on the Treasure Coast, with amenity capacity for the full build-out.

The Club at Verano opens
The 27,000 square foot Club at Verano opened as the amenity anchor of the community. The campus combines a resort pool, indoor lap pool, fitness center, spa, 21 pickleball courts, 8 Har-Tru tennis courts, bocce, card room, and an on-site restaurant. The Club is resident-only and access is bundled with HOA dues.

Why "Verano"
"Verano" is Spanish for "summer," a nod to the year-round outdoor lifestyle the community is built around. The naming convention follows Kolter's pattern of warm-climate, Mediterranean-themed branding across its Florida lifestyle communities.

Hurricanes Frances and Jeanne
In September 2004, Hurricane Frances (Sept 5) and Hurricane Jeanne (Sept 26) made landfall on Hutchinson Island just east of Port St. Lucie within three weeks of each other, the only time in recorded history two hurricanes hit nearly the same spot in one season. Most post-2005 Florida builds, including all of Verano, reflect upgraded wind code as a result.
From citrus to subdivisions
Through most of the 20th century, St. Lucie County was Florida's third-largest citrus producer. Citrus greening disease and the 2004 hurricane season wiped out most groves, and the freed-up acreage west of I-95 was rezoned for residential development. That land became Tradition, PGA Village, and eventually PGA Village Verano.
Where PGA Village Verano dines and shops.
Most of the dining and retail action closest to PGA Village Verano sits in two clusters. Tradition Square and The Landing at Tradition are minutes away on the west side, and St. Lucie West Centre Boulevard sits just east of I-95. Here is the short list I send Verano buyers before their first visit.

PGA Village Verano is the focus of our practice, but most buyers compare it against a short list of nearby gated, golf, and 55+ communities before they commit. Below is the price-band cheat sheet I share with every relocating buyer on their first call.
What working with us actually feels like.
Most of our buyers are relocating from another state. They meet us on Zoom or a FaceTime walkthrough before they ever see Florida. That means we built a process specifically for the remote, high-information buyer: pre-shot video tours of every PGA Village Verano listing we would recommend, builder floor-plan comparison sheets, lot-premium math worksheets, HOA breakdowns, and a no-pressure cadence.
For sellers, the same rigor in reverse: pre-listing prep checklist, professional photo and drone, MLS-optimized copy, and Coldwell Banker Global Luxury distribution that gets your home in front of the qualified out-of-state buyer pool we already work with daily.

Answers below are the same ones I give on the phone. Short, specific, and sourced where possible. Don't see your question? Ask us directly.
Single-family resale homes in PGA Village Verano typically range from the high $400,000s to over $1.2 million, with new construction by Kolter Homes priced from the mid $500,000s to $1M+ depending on model, lot premium, and finish package. Verano is one of the few Port St. Lucie communities with both new construction inventory and an established resale market, which gives buyers real comparable data to work with.
Most out-of-state buyers we work with complete the purchase remotely. The standard process is: pre-approval (or proof of funds), virtual tour, written FAR/BAR contract with a 10–15 day inspection period, title work through a Florida closing agent, and a remote-notary closing. Florida is a title-state, so attorneys are optional but title insurance is standard. Typical closing timelines are 30–45 days.
Sellers in Florida typically pay 5–6% total in real estate commission (negotiable), plus documentary stamps on the deed at $0.70 per $100 of sale price, title-related charges if seller-paid by local custom, and any HOA estoppel or capital-contribution fees. In St. Lucie County, sellers customarily pay for title insurance on the owner's policy. Closing costs total roughly 7–8% of sale price including commission.
No. PGA Village Verano is all-ages, which is unusual for a Kolter-built lifestyle community on the Treasure Coast. Many neighboring communities such as Valencia Riverland and parts of Astor Creek are 55+. Verano's all-ages status, combined with its resort-style amenities, is one of the main reasons families and younger retirees compare it directly against age-restricted alternatives.
HOA dues in PGA Village Verano are bundled with the community's amenity package and generally run in the $400–$650/month range depending on neighborhood and phase. The fee covers basic lawn maintenance, gated security, the Club at Verano (fitness, pools, tennis, pickleball, bocce), and reserves. Golf at PGA Golf Club is a separate, optional membership. Always pull the current estoppel for the exact figure on any specific home.
As of 2026, the Port St. Lucie market has rebalanced after the 2021–2022 surge. Months of inventory has risen versus the prior cycle, days on market have lengthened, and price reductions are more common, particularly in newer construction segments. Well-priced resale homes in established golf and gated communities continue to move at competitive prices. Source: Realtor.com market data.
The right answer depends on timing, finish preferences, and how much builder incentive is on the table. New construction gives you a warranty and the latest floor plans, but you will pay separately for landscaping, window treatments, and pool, and you will wait 9 to 14 months. Resales are move-in ready, often include upgrades worth tens of thousands, and sometimes come in below replacement cost. We run both options side-by-side on every Verano buyer.
PGA Village Verano falls within the St. Lucie Public Schools district. Elementary-age students are typically zoned to West Gate K-8, with middle and high school students attending Treasure Coast High School. Several A-rated charter schools, including Renaissance Charter at Tradition and Somerset College Preparatory Academy, also serve the surrounding Tradition area. Confirm zoning with the district before purchase.
From PGA Village Verano, the drive south on I-95 to downtown West Palm Beach is roughly 45–55 minutes off-peak (about 50 miles). To Palm Beach International Airport (PBI), expect about 45 minutes. Northbound, Vero Beach is approximately 30 minutes, and Orlando is roughly two and a half hours via Florida's Turnpike. Source: Google Maps off-peak estimates.
The Club at Verano includes a 27,000-square-foot clubhouse, resort-style outdoor pool, indoor lap pool, fitness center, full-service spa, eight Har-Tru tennis courts, pickleball courts, bocce courts, a card room, art studio, and on-site restaurant. Golf at the adjacent PGA Golf Club (three courses, including the Wanamaker, Ryder, and Dye courses) is by separate membership.
Yes. PGA Golf Club memberships are independent of HOA dues. Residents of Verano have a separate, optional path to membership that includes initiation costs and annual dues. Pay-as-you-play public access is also available. We walk every golfer through current pricing tiers, transferability, and resale value impact before they make an offer.
PGA Verano is all-ages, amenity-heavy, near PGA Golf Club, and includes both new construction and resale. Astor Creek is a smaller, gated golf community with a more intimate feel and an 18-hole course on-site. Valencia Riverland is GL Homes' 55+ active-adult community along the C-23 corridor with the largest resident-only amenity center of the three. Lot sizes, HOA structures, and resale velocity all differ. That is the comparison we run for clients deciding between them.
Yes. Port St. Lucie offers some of the most affordable single-family inventory on Florida's east coast, with entry-level homes still available under $300,000 in established neighborhoods. First-time buyer programs include FHA, VA, and Florida Hometown Heroes for qualifying buyers. Property taxes are moderate; there's no state income tax. We routinely guide first-time buyers through financing comparisons.
A lot premium is the extra amount a builder charges for a more desirable homesite, such as a water view, preserve view, cul-de-sac, oversized lot, or southern exposure. In PGA Village Verano, lot premiums range from a few thousand dollars to $80,000+ for water-and-preserve combinations. Premiums generally hold their value at resale, but the original premium is not always fully recoverable. We model the math case by case.
Yes, and most of our buyers do. We handle FaceTime/Zoom tours, neighborhood drive-throughs, inspection coordination, vendor introductions, and remote online notary closings. Florida allows fully remote closings, and earnest money is wired to escrow. Our concierge process handles utility setup, insurance shopping, contractor referrals, and key delivery so out-of-state buyers can close without flying down.
Let's talk about your move.
Six months out or ready to write an offer next week, the conversation starts the same way: 20 minutes on the phone, your questions, my honest read on the current market. No pressure, no script.

PGA Village Verano is in a buyer-leaning market for the first time since 2019. Resale inventory is up roughly 35 percent year over year, median prices have softened about 3 to 4 percent from the 2024 peak, and days on market have nearly doubled. That said, well-priced and fully prepped Verano homes are still closing in under 45 days.
Three factors are driving the shift. A wave of 2021 to 2023 Kolter new-construction resales are hitting the market at the same time. Northeast buyer migration has slowed as Florida insurance premiums and HOA costs have risen. And mortgage rates stayed above 6.5 percent through Q1 2026, keeping some buyers on the sideline. The flip side is real. Buyers now have negotiating power they have not had in five years. Motivated Verano sellers are accepting concessions, rate buydowns, and inspection repairs again.
