Inside PGA Village Verano.

PGA Village Verano is the Kolter-built, gated, all-ages lifestyle community on the western side of Port St. Lucie in the 34987 ZIP. Set off PGA Boulevard near the PGA Golf Club, it spans roughly 1,200 acres with a 27,000 square foot amenity campus called The Club at Verano. The questions below are the ones buyers and sellers ask me most about Verano specifically.

What are the best phases inside PGA Village Verano for families?

Verano is all-ages with active families across every phase, but the Bella Verde and Bella Verde West sections favor families with school-age kids. They sit closer to The Club at Verano, with parks and the K-8 bus route on Crosstown Parkway. Newer Kolter phases tend to skew slightly older.

Which schools serve PGA Village Verano?

Verano falls inside St. Lucie Public Schools. K-8 zoning typically routes to West Gate K-8 School; high schoolers attend Treasure Coast High School. Several A-rated charters, including Renaissance Charter at Tradition and Somerset College Prep, also serve the surrounding 34987 ZIP. Always verify with St. Lucie Public Schools.

How are commute times from PGA Village Verano?

Off-peak driving from Verano: West Palm Beach about 50 minutes, PBI Airport about 45 minutes, Stuart about 25 minutes, Vero Beach about 30 minutes, Orlando about 2 hours 30 minutes via Florida's Turnpike. I-95 access at Becker Road and Gatlin Boulevard keeps southbound commutes manageable. Source: Google Maps off-peak estimates, 2026.

What HOA dues and amenities should I expect at Verano?

HOA dues in PGA Village Verano typically run in the $450 to $650 per month range depending on phase. The fee covers lawn maintenance, gated security, and full access to The Club at Verano: resort pool, indoor lap pool, fitness center, spa, 21 pickleball courts, 8 Har-Tru tennis courts, bocce, card room, and on-site restaurant. Golf at PGA Golf Club is a separate optional membership. Always pull the current estoppel for a specific home.

What are the current PGA Village Verano market stats?

As of the Verano resale market is showing median single-family sale prices in the $525,000 to $750,000 range depending on floor plan and lot premium. Days on market have lengthened to roughly 55 to 75 days for resales, with new construction by Kolter still moving in 60 to 90 days. Inventory is roughly double 2024 levels. Check current listings for parcel-specific numbers. Source: Realtor.com Port St. Lucie market report, accessed May 2026.

Local Roots

How PGA Village Verano came to be.

Most relocating buyers look at PGA Village Verano and see a new community. The land underneath, the surrounding golf complex, and the city itself have a longer and more specific story. Here is the short version every buyer should know.

1996

PGA of America picks the site

The PGA of America established PGA Village in 1996 as the only PGA-owned and operated public golf complex in the country. The decision anchored the western Port St. Lucie corridor and set the stage for the gated golf communities that followed, including the future PGA Village Verano.

2014

Kolter Homes breaks ground

Kolter Homes began development of PGA Village Verano in 2014, planning roughly 1,200 acres of single-family homes inside the existing PGA Village footprint. Verano was designed as an all-ages lifestyle community, an uncommon format for Kolter on the Treasure Coast, with amenity capacity for the full build-out.

2016

The Club at Verano opens

The 27,000 square foot Club at Verano opened as the amenity anchor of the community. The campus combines a resort pool, indoor lap pool, fitness center, spa, 21 pickleball courts, 8 Har-Tru tennis courts, bocce, card room, and an on-site restaurant. The Club is resident-only and access is bundled with HOA dues.

Name

Why "Verano"

"Verano" is Spanish for "summer," a nod to the year-round outdoor lifestyle the community is built around. The naming convention follows Kolter's pattern of warm-climate, Mediterranean-themed branding across its Florida lifestyle communities.

2004

Hurricanes Frances and Jeanne

In September 2004, Hurricane Frances (Sept 5) and Hurricane Jeanne (Sept 26) made landfall on Hutchinson Island just east of Port St. Lucie within three weeks of each other, the only time in recorded history two hurricanes hit nearly the same spot in one season. Most post-2005 Florida builds, including all of Verano, reflect upgraded wind code as a result.

Land

From citrus to subdivisions

Through most of the 20th century, St. Lucie County was Florida's third-largest citrus producer. Citrus greening disease and the 2004 hurricane season wiped out most groves, and the freed-up acreage west of I-95 was rezoned for residential development. That land became Tradition, PGA Village, and eventually PGA Village Verano.

Client Experience

What working with us actually feels like.

Most of our buyers are relocating from another state. They meet us on Zoom or a FaceTime walkthrough before they ever see Florida. That means we built a process specifically for the remote, high-information buyer: pre-shot video tours of every PGA Village Verano listing we would recommend, builder floor-plan comparison sheets, lot-premium math worksheets, HOA breakdowns, and a no-pressure cadence.

For sellers, the same rigor in reverse: pre-listing prep checklist, professional photo and drone, MLS-optimized copy, and Coldwell Banker Global Luxury distribution that gets your home in front of the qualified out-of-state buyer pool we already work with daily.
